This is 1 of 3 units on the property that is located at Holmes Beach on popular Anna Maria Island, Florida.
About 1000 sf unit on first floor, fully stocked kitchen.
2 bedrooms 2 with showers.
Beds are one queen and two twin/can be pushed together as a king, very comfortable medium firm mattresses. Extra bedding and lots of towels for shower and the beach.
Laundry room is located outside the extra door in second bedroom.

MINIMUM STAY REQUIREMENTS:

Booking 30 days or less in advance, 3 night minimum will be accepted anytime.
One week minimum reservation required during Holidays, peak season Jan-March and summer months
June- August. 5 night minimum reservation required during all other periods.

Smoking
This unit is a non smoking unit. It is allowed to smoke outside with doors closed. If any evidence of smoking or any illegal substances, a penalty will be deducted from your deposit.

Children
Guests are responsible for their children. The back door has a lock to avoid them to go out without permission, but it is up to the parents to supervise children.

Liability :
This property is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

The guest is also responsible for any damages he or his family, friends and guests do to the house and its surrounding.


A/C
Tenant agrees that air conditioning shall not be set below 73 degrees and heat shall not be set above 78 degrees, and that the fan setting shall be "Auto". Doors and windows shall be closed when either heat or air conditioning is in operation.

Neighborhood and other guests
In order to respect the quality of the neighborhood, we ask our guest to refrain from listening to loud music or to party outside after 10 o'clock at night.
We want this location to be well accepted by the neighbors and guests on the long run and we will intervene in case of complains.

Pets
Pets are welcome. The guest are requested to clean pet's poo and any other dejection they may do, inside as well as outside the unit.
The Guest shall be solely responsible for the pet while on the property.
$65 non refundable pet fee is collected before guest arrives.

Storms and Red Tide
If there is a storm, hurricane or red tide, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Wifi
You have access throughout the house to a free wifi.
The host declines all responsibility and any liability for the surfing of the guest. Among others he is not responsible for the content downloaded, nor the virus and other malwares downloaded by the users. The guest is responsible for his surfing and knows the risks linked with it. It is precised that the network is not protected more than with the password. In case of breach of confidentiality, the host cannot be held responsible.

We loved this place. The location is ideal, close to stores, across from the beach. It was very clean, with an updated kitchen, new appliances. We'll be back, and we usually never repeat a vacation when there is such a big world to explore!

When we arrived we were met by the property manager who welcomed us to the island. I hesitate to say too many positive things about the Nest for fear that it will be in such high demand we might not be able to find an open date.

Awesome location & great beach access. We stayed in 104, which was a 2-bedroom, 2-bath. It was super roomy. The decor was great, beds & furniture comfortable, and the unit had everything we needed and more.

Perfect location. This property isn't right on the beach but sure feels like it. No crossing major roads to get there. It's located on a dead end road. The decor is so cute in the unit.

When we arrived, the place was just like the pictures. It was very clean, we loved it, very close to the beach, you have everything you need for the beach right there. I was lucky enough to meet Louise, very nice lady. We will come back someday, next time we will take second floor. We don't have kids, the bottom one is best for them
