We wish you a warm welcome and a pleasant stay in Villa Maria. Our aim is for you to feel at home during your stay; do not hesitate to take full advantage of the amenities at your disposal. Of course, we also ask you to use our accommodation as you would your own home and to treat the equipment provided with care and respect. In order to avoid any misunderstandings , we recommend you follow a few simple rules to ensure that the house stays in good order. We invite you to read carefully the house rules established by the owners of the property Villa Maria.

YOUR CONTACTS
We are here to help you and to make your stay as enjoyable as possible. If we can do anything to make your stay more pleasant, feel free to contact us anytime.

If you have the opportunity to meet our staff such as our gardener or our housekeeper, please do not hesitate to request their assistance if needed.

In case of emergency or serious injuries, phone the emergency number 112 who will assist you. We also strongly recommend each guest to get a European Health Insurance Card or EHIC to access health care services when travelling.

YOUR RENTAL CONTRACT
In requesting the booking, the signatory is acknowledged that he has read and agreed to the terms of the general conditions. It is also his responsibility to ensure that the other people taking part in the holiday abide by these conditions.

SECURITY DEPOSITS
The entry to the property is subject to the payment of a security deposit to cover the cost of any damage to the property or breakage of its contents.

ARRIVAL AND DEPARTURE
On your arrival, you will be asked to show the proofs of identity of all the people older than 16 years old and you will also be required to pay the local tourist tax of € 0.45 per person.

You should arrive between 6pm and 8pm on the first day of the rental period, and should vacate the accommodation before 11am on the last day, unless stated to the contrary on the booking form. For the week-end bookings, the check-in is from 6 pm till 8 pm on Friday and the check-out is at 5pm on Sunday.

If these timings cause you difficulties, please inform us when you book and we will try to find a solution.

If your arrival is delayed, please make sure to inform the owners so that they can take the necessary steps to provide you with access to the rental property. Indeed, we have sometimes to contract a caretaker/concierge to welcome our guests. Therefore in case of delay, you will have to pay the agent € 15 per hour additional.


NUMBER OF PEOPLE USING THE HOLIDAY RENTAL PROPERTY
The number of people staying in the property should not exceed the number stated on the booking form and the maximum capacity of 15 people. If any additional guests, the owners should be made aware.

Similarly, you may not put up tents on the property. Please be aware there is no possibility to park caravans or motor homes on the grounds ; the size of the entrance portal does not permit it.

If the number of people staying in the property exceeds the number stated on the booking form, an extra fee may be charged .

If you exceed the maximum capacity of 15 people, the owners reserve the right to refuse or cancel the booking as seen fit.

CLEANING
The property is cleaned throughout before the start of the rental period. On your departure, you should leave it in a reasonable state of cleanliness. The normal cleaning service is included in the price and should be sufficient to return the property to its original state.

If the property is left in such a poor state of cleanliness that the normal cleaning service proves to be insufficient, the owners may take the necessary steps to remedy the problem and deduct the corresponding costs from the security deposit.

STAFF
Additional services such as cleaning, cooking, baby-sitting or massage may be available at extra cost. Please advise us as soon as possible so that we can do our maximum to meet your needs. In such cases, our liability is limited to the service described on the booking form.

LINEN
Bed Linen, towels and kitchen linen are included in the price of the booking and are normally changed once a week. However, we recommend that you provide beach towels and bed linen for babies.

Some cleaning products, such as dish soap, are also provided during your staying.

SWIMMING POOL
In the garden of Villa Maria, there is a swimming pool with a safety system and a guardrail that meets the European safety standards. The existence of safety systems does not dispense the client from taking the precautions required to ensure the safety of occupants, especially children. The owners of Villa Maria may in no circumstances be held liable for accidents or physical or other injury relating to the swimming pool.
If you are renting a property outside the period 1st June to 30 September, please contact us to check whether the pool is in use.

BARBECUE
There is a designated barbecue area on the property, including a gas barbecue. Please note that firewood barbecues are strictly forbidden in the property.

Guests are responsible for the appropriate use of these equipments. It is also forbidden to move the barbecue and the barbecue grill and to use non-authorized barbecue equipment without the approval of the owners.

PETS
Pets (cats and dogs) are allowed in the Villa Maria. However, we invite our guests to ensure the cleanliness of their pets.

Exotic animals are not authorised in the whole property.

VISITORS
Your visitors are welcome during the day and during your stay in Villa Maria.
However, we consider that tenants are liable for any damage or loss occurring to the property or its contents, which may be incurred by their visitors. The owners of the Villa Maria request also to be informed of the number of visitors and date/s of arrival.
If one of your visitor stay during the night, we will need to be informed of their identity (name and ID card) in order to record these details in the national tourism register. An extra cost of 20€ per night and per person will be charged.
As a reminder, the number of people staying in the property must not exceed the maximum number of 15 people.

PROHIBITED AREAS
Some areas in the Villa Maria such as the second floor, the stairs and the bell tower are prohibited because they are currently being refurbished. These out-of-bounds areas are fenced-off and signposted with a no entry sign.

Be aware that the owners do not assume any liability or responsibility of any accidents, injuries or damages, which may occur in these prohibited areas.

THE NEIGHBOURHOOD
Speakers or sound amplifiers are prohibited in the property (villa and garden) from 23 pm until a reasonable hour in the morning.

TENANT'S RESPONSIBILITIES
As a tenant, we trust you to be a considerate house guest: do use the property in a reasonable manner. We appreciate your cooperation, please keep the furniture, installations, equipment and facilities neat and tidy, please leave the property in the same state of cleanliness, condition and general order in which it was found at the start of your stay.
In the event of damage or loss, the refundable breach/damage/behaviour bond will be retained if the property is left in a filthy condition and where there is clear evidence that the property has been abused.

INSURANCE
Each individual taking part in your holiday must be duly covered by personal liability insurance, against the risk of theft, fire and flood damage, tenant risks relating to the property you are renting and claims from neighbours.

By booking the villa, you attest to the fact that you are covered by such insurance. Remember to bring your certificate with you; this is compulsory and you may be asked to produce it during your holiday.

ACCESS

Be aware that the owners, their representative, the gardener or the housekeeper are authorised to enter into the Villa Maria at any reasonable time during your rental period for the purposes of inspection and maintenance. You will be informed of the coming or intervention of these individuals in advance.

OWNERS LIABILITY
The owners may not be held liable for any death or physical injury that may occur to yourself or anyone else on the holiday property, unless they are the result of proven negligence on the part of the owners.

We may not be held liable for any loss, breakage or delays, the causes of which are beyond our control, including (though this list is not exhaustive) natural catastrophes, explosions, floods, storms, fires or accidents, wars or threats of war, civil disturbance, laws, restrictions, regulations, council orders or other measures emanating from local or government authorities, strikes, lockouts or other industrial actions or conflicts, or bad weather. In any of the above cases, we will have the right to consider the contract null and void. In the event of such a performance of contractual obligations, our liability will be limited to the reimbursement of the sums that you have paid, which correspond to the (unused) portion of the holiday calculated on a daily pro rata basis.

The owners may not be held liable for any noise or disturbance coming from outside the holiday rental property, or for which the causes are beyond our control.

Children are most welcome in Villa Maria ; however there may be conditions in and around the property that may pose hazards to them, as well as to adults. The owners does not assume any liability or responsability for any injuries occurring in the property. Children must be supervised at all times. The guest hereby acknowledges that they are aware that the pool and sorrounding
outdoors can be dangerous, that the garden can be slippery when wet, and that injury is likely to occur to anyone who is not careful. The guest agrees to observe and adhere to all warnings posted at the property. The undersignated guest accepts and assumes all risks involved in or related to the use of the house, pool, amenities and patio areas.

The owners are totally responsible for making the rented property available. They must ensure that it meets the construction, health and safety standards in force with the Spanish laws.

USE OF THE PREMISES
Villa Maria is a property intended only for use as tourist accommodation and private holiday-making. Any commercial or professional activity is strictly forbidden on the premises, especially filming and photography sessions without the approval of the owners. Our policy prohibits festivities on the property (e.g. weddings, receptions, large cocktail parties), without prior agreement with the owners. In case you want to organise one of these special events in Villa Maria, we recommend you inform the owners. Failure to follow this rule may result in the termination of the contract.

Noise considerations – Quiter hours are from 11pm till 8am and must be strictly followed. The noise violations are grounds for a home losing its vacation rental permit. If neighbours or police report excessive noise repetedly at any time, guests will be asked to depart without a refund.

Smoking – Smoking is totally prohibited indoors. It will be allowed to smoke outdoors only on safe cemented areas due to high fire danger.

Recycling – All guests are required to dispose of recyclables (glass, plastic, paper and cardboard) on time as specified in the kitchen manual.

SECURITY AND OBJECTS OF VALUE
Any object of value left at the property is left at your own risk. The owners may in no circumstances and in no respect be held liable for any theft or damage to property, any criminal act or physical assault of which the tenant may be the perpetrator or the victim at the rental property. We therefore recommend that you take the appropriate steps to prevent theft and criminal offences.

PHOTOGRAPHS
The photographs taken in the Villa Maria may not be used or sold for the purpose of profit without the authorisation of the ownerss.

COMPLAINTS
If you are disappointed by your holiday rental property, you should contact the owners, who will make every effort to solve the problem.

If you continue to be dissatisfied and wish to make a complaint about the substantial qualities of the property, you should inform us within 72 hours of your arrival, and you must confirm your complaint by registered letter with proof of receipt within four days of entering the premises. We will not consider any complaints beyond this deadline.

APPLICABLE LAWS
These house rules and the completed rental contracts are subject to the Spanish law. In the event of a dispute, an amicable should be sought first and foremost. If the dispute persists, the Spanish courts have sole competence to rule on the matter.

We had a wonderful time at Villa Maria. Also the host was very flexibel as we had a very late check in. I would surely recommend it to all families who are visiting Costa Brava. It has a big garden which is ideal for children to play in. A nice swimming pool and the area itself is great to.

Très belle maison de caractère Le jardin est superbe et nous y avons déjeuné à l'ombre de la tonnelle. La maison est très spacieuse Je recommande la cuisine de rosa : un régal !

House is absolutely fantastic. A period house from the early 1900's. Great for large families or a couple of families. The house is in an awesome location close to hiking trails, beaches and day trips to Barcelona or Girona. Small farm where you can get your vegetables, fruits and eggs practically next door. Village with cafes is easy walking distance. Maria can put you in contact with a local cook which I highly recommend. Rosa cooked some awesome local cuisine and it was great to be able to spend time with family and friends instead of cooking. Overall, highly recommend!

Una casa espectacular, muy carismática, al mismo tiempo que con todas las comodidades imaginables. Fue perfecto para nuestro grupo, (10 adultos + dos bebés + un perrito). El trato con la propiedad ha sido muy cercano, amigable y correctísimo. La casa permite quedarte en tranquilidad (Es espaciosa y agradable, y sus jardines maravillosos) o salir a hacer excursiones, ya que está muy cerca del mar y la montaña. Muy recomendable!!

Maria gave is an exceptional warm welcome, and offered to help us get settled. We arrived very late at night so we are especially grateful for her staying up and making sure we had something to eat when we reached the house The house is even more grandiose and impressive than the pictures show, and for our family, the garden and the generous swimming pool was our favorite place to stay. The bedrooms were very nice and we managed very well with the temperature due to the massive walls and shutters. It was very comfortable. The garden is beautiful and we had all our meals under beautiful pine- trees and lanterns during night time. Every morning a perfectly cleaned pool area welcomed us to start the day with a swim. Right next to the house, we were able to buy eggs and vegetables from the neighbor - farm and the shops and the little village is just a short walk away.
