This beautiful period property, dating from 1850 and formerly a cottage for workers at the Edinburgh meat market, has been thoroughly modernised and tastefully decorated. With state of the art central heating and instant hot water to keep it cosy in winter and an enchanting, sunny, private garden which is not overlooked containing flowers, butterflies, birds, bees, a chiminea, firepit , barbecue and cute shed for long summer days and nights , it has something to offer guests year round. The flat has been charmingly decorated by the designer host, banishing boring beige and is a beautiful space with each room having its own retro chic theme. There are two bedrooms, the Tolie de Jouy room is the regular guest bedroom, but if preferred the Baroque room can be made available (please note I only ever rent out one room at a time-I occupy the other-unless the flat is specially requested to be let out in its entirety to accommodate a group of friends) and guests can choose from either one. There is also a sofa bed in the lounge with the possibility to rent out the entire flat providing accomodation for up to 6 people The flat has unlimited superfast broadband and comes fully equipped with everything guests will need for a fabulous relaxing visit. Breakfast is included- I ask guests in advance what they would like and provide ingredients for them to create their own breakfast at a time they choose.
Choice of two double guest bedrooms: the Toile de Jouy-French style boudoir, or the Baroque- ornate, with 4 poster bed. Both bedrooms have bedlinen, cotton towels and a hairdryer (with power adaptor), robe and slippers, plus useful items like tissues, cotton buds and make up remover pads . I have two Edinburgh guide books for guests to use, there is also an Edinburgh street atlas and airport bus timetable..I'm happy to help with any bus info-there are several stops, all within a minute or so's walk outside the door which will take you to any part of the city. There is a separate shared living/dining room..with cool 50s decor, flatscreen tv, cocktail cabinet, games and extensive library, hifi and dansette! Also a small but perfectly formed retro styled kitchen with washer/dryer, dishwasher, fridgefreezer,microwave, toaster etc. A selection of breakfast items, tea/coffee etc will be provided for guests to help themselves to. There is access to an iron/ironing board. The tastefully decorated shared bathroom has power shower over the bath, described by one guest as 'like a gentle waterfall', and 3 piece suite. There are also a selection of complimentary shower/bath products for guests to choose from. Last but not least there is a delightful beautiful private garden, which guests are welcome to use for relaxing with al fresco drinks or dining/bbq.
I am happy to provide as much help and advice about Edinburgh, local amenities, entertainments etc as guests require. There are maps in the room and I have compiled an email with suggestions of things to do and see in Edinburgh, plus recommendations for restaurants/bars which can be provided on arrival or emailed in advance. I will normally be present if only one room is rented out but with notice can organise for the whole flat to be made available for several guests to enjoy privacy.
I am not running air bnb as a business, I work from home as a designer maker and also have a wee part time job from 3-7 pm weekdays when I am not available to welcome guests, although I usually try to get a friend to be there, when I cannot, instead. If it is not possible for anyone to be home, I have a system where I leave keys and provide info for guests to let themselves in and make themselves at home, as such there are no limitations on arrival and departure times.
I try to be as flexible and accommodating as possible as a host and as such do not have official check in and check out times.
The only time I would ask a guest for the room back is if I have someone else arriving that same day and need to clean and prepare it, and in such a case I try to agree a time that suits everyone, there have never been any issues with this system and I am always happy for guests to leave their luggage in the flat if they have a late departure time.
Just to reiterate there is a choice of double bedrooms, or the flat can be rented in its entirety and can then accomodate up to six people though they will need to share a single bathroom.
The neighbourhood is very central, but tucked away off a main street, so can be a little tricky to find, despite the detailed directions I provide on booking. Guests can look at the listing pictures which will help them orientate themselves and recognise the street entrance upon arrival.
It also helps if guests have downloaded the air bnb app for messaging when travel plans unfortunately go awry or there are serious delays with transport
Prefer no smoking indoors though there is an entire garden which makes a great fumidor.
I dont have pets but would actively welcome house trained ones!

Ive travelled abroad widely , for many years with an organisation called Servas which enabled travellers to stay with hosts in their home and get a true insiders view of a place..like a precusor to air bnb. I had so many wonderful experiences with servas..i hope i can give the same sort of experience to my guests
