Rental Rules Agreement
1. CHECK-IN/CHECK-OUT - CHECK-IN TIME/AFTER 3pm EST on day of arrival. CHECK-OUT TIME/BEFORE 11am EST on day of departure. Early Check-in or late check-out may be arranged with PRIOR WRITTEN APPROVAL from BVHR, LLC.
2. SMOKING - This is a NON SMOKING home. Smoking is NOT PERMITTED inside the unit. In the event that smoking inside the unit occurs a $200.00 fee will be charged to the credit card provided by the renter.
3. CLEANING - There is a $70.00 house cleaning fee.
4. SECURITY DEPOSIT – Upon arrival, you will be required to provide an active credit card to be kept on file on the event of damages on property, loss of parking and/or amenity cards.
5. MISCELLANEOUS - Neither the owner of the property, his/her representatives nor the building association are responsible or liable for accidents or injuries by the renter(s) and any of his/her guests while renting the property. In the event that the property has a pool, hot tub, sauna or is on the water and/or beach the guests are responsible for their safety and the safety of their guests while using these property features.
There will be no additional charges as long as none of the following occur.
a. No Party’s (unless previously agreed to and an additional $500 deposit is given). No parties or overnight guests unless previously agreed to by the owner or his/her representative and no loud music after sundown.
b. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
c. All keys are left in the lockbox or with the owner or his/her representative.
d. All charges accrued during the stay are paid prior to departure.
e. No linens, towels or any of the items in the apartment are lost or damaged.
f. NO Early check-in or late check-out unless agreed to, in advance, by the owner or his/her representative.
6. CANCELLATIONS POLICY –Penalties for cancellations are as follows: Full deposit, less a $150 administration fee, returned if cancelled 120 days or more prior to stay. 50% of deposit returned if cancelled less than 120 days but more than 60 days prior to stay. Full deposit lost if cancelled less than 60 days prior to stay. Early departure does not warrant any refund of rent or deposit. BVHR, LLC will work with tenants on date changes if property is available at the desired dates you would like to change your stay to, predicated on that change occurring no less than 60 days prior to the original dates of stay. If BVHR, LLC are able to re-sell the unused dates, then the guest will be refunded their money for the unused dates.
7. MAXIMUM OCCUPANCY- The maximum number of guests for this unit is limited to 4 persons.
8. MINIMUM STAYS – This property requires a minimum stay of three (3) nights. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate.
9. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, we do not permit towels (except beach towels) or linens to be taken from the units. Loss of any towels or linens will be charged against security deposit.
10. RATE CHANGES – Rates are secured as outlined in this agreement but are subject to change without notice on all future rentals.
11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing, in advance.
13. PARKING – One parking spot in the building attached parking garage. Separate entry placard is given for use of the garage. If the entry placard is lost there will be a replacement fee of $50 accessed and charged to the credit card on file.
14. PETS – Sonesta condo regulations do not permit guest to include pets at this unit during their stay. Any guest that has a pet in the unit during their stay will be removed from the unit and forfeit the total rental fee paid.
