Four-season getaway with retreat-like feel on 11 acres of woodland. 2 hours from NYC. Perfect for reunions, families, and weekend getaways with friends. Enjoy the fireplace, playing pool or volleyball, cooking, or skiing nearby.


Our home and its surrounding area feel like a self-contained retreat. With 4,000 sq ft, the house is spacious and open - perfect for entertaining and relaxing with friends and family. Some guests have enjoyed the place so much they never left the premises all the time they were there! There is bed capacity for 12 guests (1 king bed, 4 queen beds, 3 twin beds) and additional air mattresses and sofa space as well.

Our guests enjoy all the amenities on site: Pool table, air hockey, wet bar, movie area with Sonos surround sound system, basketball / tennis / volleyball court, fire pit, 11 acres of woodland, propane grill, fireplace, wood stove, brand new kitchen with German appliances.

Bed linen, blankets, and towels are provided for guests.


Our guests enjoy all the amenities on site: Pool table, air hockey, wet bar, movie area with Sonos surround sound system, basketball / tennis / volleyball court, fire pit, 11 acres of woodland, propane grill, fireplace, wood stove, brand new kitchen with German appliances.

PREMISES: As listed in referred reservation.

OWNERS: As listed in referred reservation.

GUEST (including Rental Party): As listed in referred reservation.

CHECK IN and CHECK OUT DATES: As listed in referred reservation.

CHECK IN and CHECK OUT TIMES: Guest shall check in after 3 PM on check in date and check out by 11 AM on check out date. No earlier check in and/or later check out without prior written consent of Owner.

RENTAL COSTS: Rent, fees, and damage protection as listed in referred reservation, handled through AIRBNB.

This Short Term Rental Agreement (the “Agreement”) is made by and between above referenced "Owner" and “Guest” (including Rental Party) for the time period as referenced above, after which date this agreement is terminated. Once the reservation has been made Guest agrees to this Agreement. Guest, in consideration of Owner's permitting them to occupy the above premises, hereby agree(s) to the following terms:

1. HOUSE RULES: Guest agrees to abide by any and all house rules, whether promulgated before or after the execution hereof, including but not limited to rules with respect to noise, odors, disposal of refuse, pets, parking and use of common areas.
1.1. This is a NON SMOKING BUILDING (A fee of $100.00 for odor removal will be charged for non-compliance)
1.2. Outdoor shoes shall be removed and left at the front door upon entering Premises.
1.3. Fireplace and woodstove to be used ONLY AFTER CAREFULLY READING INSTRUCTIONS.
1.4. NO PETS are allowed without prior written consent of Owner.
1.5. NO NOISE OUTSIDE AFTER DARK. Complaints from neighbors about noise or rowdy behavior will result in forfeit of entire deposit.
1.6. NO PARTIES allowed in the house or on the premises. Evidence of a party on the premises will result in forfeit of entire deposit.
1.7. No firewood to be stored inside the Premises to prevent pest problems.
1.8. Only septic safe toilet paper to be flushed down toilets. NO FEMININE PRODUCTS nor any other products other than septic safe toilet paper to be flushed at any time as they will block septic system and result in forfeit of deposit.
1.9. Trash and recycling to be removed by Guest and left in bins at end of driveway for collection (see 'House Manual' available at the premises).
1.10. Used sheets and pillow cases to be left in the laundry room. Used towels to be left hanging in the bathrooms. Used duvet covers to be left on beds.
1.11. Premises to be left clean and tidy and in a “ready to rent” condition.
1.12. Kindly respect owner's personal belongings and report any damages to Owner immediately.
1.13. Guests shall abide by additional house rules and instructions listed in the ‘House Manual’ available at the Premises.

2. ASSIGNMENT AND SUBLETTING: Guest shall not assign this agreement or sublet any portion of the premises.

3. INDEMNIFICATION: Owner shall not be liable for any damage or injury to the Guest, or any other person or to any property, occurring on the premises or any part thereof, or in common areas thereof. Guest agrees to hold Owner harmless from any claims from damages or injuries, no matter how caused.

4. RIGHT OF ENTRY FOR PERIODIC INSPECTION: The Owner or Owner's Agent may enter the premises at any time during reasonable hours and for the purpose of inspecting the premises, making necessary or agreed repairs, decorations, alterations or improvements, supplying necessary or agreed services, or exhibiting the dwelling unit to prospective or actual purchasers, mortgages, prospective tenants, workmen, contractors, or insurance inspectors.

5. WAIVER: No failure of Owner to enforce any term hereof shall be deemed a waiver, nor shall any acceptance of partial payment be deemed a waiver of Owner's right to the full amount thereof. This agreement supersedes any other agreement or lease on the premises during the term stated herein. No terms in this agreement shall be deemed waived, regardless of any conflicting terms or rules in any governmental rent assistance programs.

6. ILLEGALITY: If any part of this agreement is not legal or enforceable, the rest of the agreement will be unaffected. Breach of any term of this agreement or illegal activity of Tenant(s), invitees or guests on premises constitutes a breach of this (website hidden)'S FEES In any legal action to enforce the terms hereof or relating to the premises, regardless of the outcome, the Owner or agent shall be entitled to all costs incurred in connection with such action, including a reasonable attorney's fee from Guest. Guest acknowledges all attorneys’ fees shall be classified and billed to tenant as “added fee.”

7. EXTENDED STAY: Any extended stay, with the written consent of the Owner, shall be construed as a day-to-day tenancy in accordance with the terms hereof. The terms and conditions of this agreement will continue to apply. Any holdover beyond terms of this agreement and without express written consent of Owner shall be a trespass. No landlord tenant relationship shall exist hereunder or after term under which landlord shall incur any liability to tenant. The nature of this occupancy during the term is no more than a temporary license to occupy the premises which shall expire at the end of the stated term and automatically be revoked at that time. Upon revocation, the premises shall immediately be returned to the owner in the same condition as when occupancy commenced. Notwithstanding the above, if occupancy is not so returned the Owner shall have the right to seek all remedies under law including a proceeding for removal and NYSRPAPL section 713. Guest/occupant shall also be liable for the value of the continuous use of occupancy of the premises in the sum of $500 per day for each day they remain in occupancy beyond the stated term.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by this booking reservation.

Jonathan's home is the perfect escape. I cannot recommend his house to stay in enough and hope to return next season!!

Wonderful, very well-maintained home that will serve as a great base for a family reunion or for exploring the local area. Cooks will love the modern open kitchen & well-supplied cabinets. There's a huge deck for gatherings and admiring the local forests. We found the lack of any window coverings at all, particularly in the bedrooms, a bit odd. So definitely bring your own eye shades if you're easily awakened by morning light. Just one bedroom on the 2nd floor, which is great for keeping your gang together & avoiding stairs for folks w/ any mobility issues. All in all a great stay for us!

Great place to crash. Solid four bedrooms and 3.5 baths make it big and a sweet deal between four couples. Basketball court is a unique perk. Excellent AC in the master bedroom.

Great place. There is plenty of room, the place is clean, has everything you need, the house and grounds are well kept. Our family enjoyed their stay!

Everyone was impressed with this house. My only protip is to bring an eye mask if you like to sleep in bc there are no blonds.
