This 240 square ft "studio apt" has a private bath & kitchenette that are all yours. However, it's inside my top floor flat so you walk through my kitchen/living room to enter. Very close to hwy 24, Berkeley & Rockridge! No animals.
If your stay is 30 days or more, our relationship becomes a standard landlord/tenant relationship under California law.
So at Airbnb's suggestion, I will send you a signed 1-page lease once your booking request is approved, and ask for your signature. This will confirm the start and end dates of your lease term. So please only send a booking request if this works for you.
In the past when I had long term roommates, they didn't always do the things below. That's how this list of house rules came to be...
Please don't smoke anything inside, or on the premises, whether tobacco or anything else.
Please keep music and TV at a soft or medium volume.
Please reduce noise that might wake up host or downstairs neighbor between 10pm and 9am.
(Your entrance is on the opposite side of the house from my room. So you can come and go anytime of day, 24/7, and it won't disturb me... just be sure to close the back door gently.)
Please remove your shoes when you enter the kitchen (before walking on the hardwood floors). And when it's rainy outside, please remove your shoes while on the deck, just before you step into the house.
Please close the heating vent in your suite when opening your window
Please clean up any food/drink you accidentally splatter on walls
Please come and go through the back door
Please keep deadbolts locked at all times. Likewise, please don't leave the back door open (ajar) when you're not in the kitchen or on the back deck.
Please only park on the street (not our driveway) unless we've made an exception for you beforehand.
Please take necessary steps to prevent fruit flies from showing up (i.e. during the warm months, keep fruit in sealed containers or your fridge... put fruit scraps in compost bucket on back deck)
Please cooperate with letting host show your studio (with 24 hours notice) between 9am-7pm. This is rare, but it's possible prospective future guests may want to take a quick look.
