You'll think you've left Texas & found paradise when you arrive at this lush location right on the lake. This beautiful log home is in a secluded area with no neighbors across the street, just more trees! As you enter the 1.5 gated acres, you'll be amazed by 130 oak trees that reach upwards of 60' in the air. Enjoy the breezes off the lake while rocking or swinging on the 46' porch, or take a walk down to the waterfront gazebo swing or covered dock.
So close to Ft Worth & Dallas & yet so far!

We have rented this property for short term vacation rental for the past 9 years & our guests say it is the cleanest property they have been to & it looks like we took the pictures yesterday!

In an effort to comply with the new social distancing mores of our times, we have decided to LIMIT OUR RENTALS TO SINGLE FAMILIES OF THE SAME HOUSEHOLD with @ least 4 days between bookings.

Our guests will have access to the entire lakefront 1400 sq' log house house that sits on a 1.5 acre forested lot, as well as a 500 sq' covered dock that is 120' out over the water. There are 3 porch swings (1 on the cabin 40' front porch, as well as 6 rockers/ 1 is under a gazebo facing the water/ 1 is on the dock as well as a "park bench"). There is a 4-5 person canoe, 1 person kayak, horseshoe pit, croquet, ladder ball, washers game as well as child's wading pool & several inflatable water toys on the property. We provide a gas & charcoal grill as well as a fire pit, with the "fuel" lighter fluid for each. Inside the home there is a wood burning stove (wood provided) as well as a fully stocked kitchen with coffee, creamer, sweetener & sugar, as well as some spices. The kitchen is equipped with aluminum foil, storage bags & trash bags.

SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between Lakefront Log Home Lodging LLC (“Owner”) and ___________________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property: The property is located at: 12944 Gantt Rd E., Azle, TX 76020.
The property is furnished and includes linens, towels, alarm clocks, extra pillows, iron and ironing board, hair dryer, soap, shampoo, conditioner, dishes, flatware, stemware, glassware, utensils, pots/pans, microwave, blender, toaster, coffee maker, coffee, creamer, sweetener, salt/pepper, small George Foreman grill, refrigerator, dishwasher, washer/dryer, dish tv, dvd player, stereo, dvds/cds, games, lounge chairs, water floats, kayak, canoe, horseshoe pit, gas grill, and charcoal grill.

2. Rental Party: The rental party shall consist of no one other than Guest and_________________________________ ____________________________________________________________________________________________

3. Maximum Occupancy: The total number of people allowed on property (without the express written consent of the “Owner”) is limited to those persons noted on this contract.

4. Term of the Lease. The lease begins at 3 pm on __________________________, 20__ and ends at noon on ____________________________________________________________________.

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2 night rate.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Guest acknowledges that Guest has read the Rental Rules and fully understands them.

7. Access: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees

A. $250 of your total booking is for the security deposit and shall be refunded within 30 days after the Checkout Date provided no deductions are made due to:

i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning; or
iii. any other cost incurred by Owner due to Guest’s stay
iv. any violations of the Short Term Rental Agreement or Rental Rules

If the premises appear dirty or damaged upon Check-in, Guest shall inform Owner immediately.

B. 50% of your total lodging is due at booking to hold your reservation.

C. Rental Rate. Payment in full of the following fees shall be due 30 days prior to Check-in:




For up to the four guests noted on this contract (extra guests up to the maximum total of eight are to be charged at the rate of $35/person/night).

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the amount tendered at the time of
cancellation will be refunded as follows:
100% if cancelled 60 days prior to the Check-in Date
0% if cancelled less than 60 days prior to the Check-in Date

10. Reservation Change Fee- All reservations that need date changes (if available) are subject to a non-refundable $35.00 fee. All changes must be made no less than 30 days prior to your arrival date.

11. Insurance: We encourage all renters to purchase traveler insurance.

RENTAL RULES
1. Smoking is NOT allowed in the house or on the porch, please dispose of any smoking materials properly.
2. People other than those in the Guest party set forth above may not visit the property without the express written permission of the owner. People other than those in the Guest party set forth above may not stay overnight in the property. Any person on the property is the sole responsibility of Guest.
3. BY ACCEPTING THIS RESERVATION, IT IS AGREED THAT ALL GUESTS ARE EXPRESSLY ASSUMING THE RISK OF ANY HARM ARISING FROM THEIR USE OF THE PREMISES OR OTHERS WHOM THEY INVITE TO USE THE PREMISE. OWNER IS NOT LIABLE AND GUEST WAIVES ALL CLAIMS FOR INJURY TO OR DEATH OF PERSONS OR DAMAGE TO OR LOSS OF PROPERTY SUSTAINED BY GUEST OR GUEST’S INVITEES OR GUESTS RESULTING FROM THE PROPERTY (INCLUDING THE IMPROVEMENTS THEREON) OR ANY PART OF IT, OR RESULTING FROM ANY EQUIPMENT OR APPURTENANCES BEING OUT OF REPAIR, OR RESULTING DIRECTLY OR INDIRECTLY FROM ANY ACT OR NEGLECT OF GUEST OR ANY OF GUEST’S INVITEES OR GUESTS OR OF ANY OTHER PERSON, OR FROM ANY OTHER CAUSE, INCLUDING THE NEGLIGENCE OF OWNER.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Do not leave the doors or windows open with the air conditioning or heat on
7. Pets are NOT allowed.
8. Fish cleaning is permitted only on the dock. No fish cleaning in the cabin, on the porches, or on the picnic table
9. Parking: Parking is limited to guest vehicle(s). Vehicles are to be parked between the house and the shed.
Parking on the road is permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.
11. Fireplace: The indoor fireplace is not available for use unless the nighttime temperature is less than 50 degrees.
10. Water and Septic: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. Do not put grease down any drains, a container is provided for grease disposal. If it is found that feminine products or grease have been put down any drains and clog the septic system, you could be charged damages of up to $250.
11. No refunds will be given for inclement weather
12. No outdoor sound systems or boom boxes are allowed
13. All outdoor activities should cease by midnight
14. GUEST AGREES TO INDEMNIFY AND HOLD OWNER HARMLESS AGAINST ANY AND ALL CLAIMS, DEMANDS, LIABILITIES, DAMAGES AND EXPENSES (INCLUDING REASONABLE ATTORNEY FEES AND EXPENSES) ARISING BY REASON OF INJURY TO OR DEATH OF ANY PERSON OR DAMAGE TO OR LOSS OF PROPERTY OCCURRING ON, IN, OR ABOUT THE PROPERTY, FROM THE USE OF THE PROPERTY BY GUEST OR ANY OF ITS INVITEES OR GUESTS, OR FROM ANY BREACH BY GUEST OF ANY CONDITIONS OF THIS AGREEMENT, OR FROM ANY ACT OR NEGLIGENCE OF GUEST, OR ITS INVITEES OR GUESTS, IN OR ABOUT THE PROPERTY, EVEN IF CAUSED IN WHOLE OR IN PART BY THE NEGLIGENCE OF OWNER.
15. Owner is not responsible for: The failing of any other company due to said company’s error or service interruption (i.e. electricity, water, etc.). Acts of neighbors such as: Construction, road repair, and maintenance or act of god (weather). Owner reserves the right to enter property at any time to investigate disturbances, check occupancy, check damages, make repairs, alterations and improvement.
16. The total number of people allowed on the property (whether they are spending the night or not) is limited to eight. The number of overnight guests is limited to those persons noted on the attached contract.
17. Failure to comply with any of the Rental Rules or the Short Term Rental Agreement without the express written permission from the owner may result in partial or complete forfeiture of the deposit.
