Let our house be your house! Located in Washington Park, our 4 bedroom completely remodeled Victorian with central A/C is ideal for a family traveling to Denver. Tons of bars, restaurants, and parks within walking distance!
The bedroom situation is as follows:
Master -- king size bed w/ attached bath
Front bedroom -- queen size bed with small room sitting room and TV.
North bedroom -- queen size bed (not yet pictured)
South bedroom -- two twins (not yet pictured)
We are in the transition of moving from this house to a new one. The North and South bedrooms are not completed as my sons are still using them.
You will have access to almost everything in our house. The kitchen is fully equipped to make any meal you want. The backyard is awesome for enjoying a glass of wine at night. We have a dog door if you bring your dog.
We will provide a 4 digit code to access the property. No keys needed!
This house is extremely pet and kid friendly!
Please treat our home like your own home! We love our house and want our guests to respect our belongs and treat them as they would their own! We will have signs posted around the house with specific requests.

Contacting the property manager
The comfort and safety of our guests is our highest priority. This is our family business and we are here to help with anything that arises during your stay.

This agreement describes a four bedroom, 2.5 bath property in the Washington Park neighborhood of Denver, CO.
The house is set up with:
-A King size bed in the master bedroom
-A Queen size bed in the front bedroom
-Two twin-size beds in the south bedroom
-A Queen size bed in the north bedroom
A pack n’ play will be provided without linens.
The home is in an AS-IS condition. We do our best to provide pictures of the property to reflect what is provided. We reserve the right to change furniture or room arrangements without notification. Beyond the bedroom and bed descriptions provided above, any furniture pieces may be replaced or changed as needed. If anything is changed that materially affects the use of the property, guests will be notified.
Accessing the property
A few days before your stay, you will receive email with information on how to access the property including the property address. You will be given a 4-digit code for the electronic keypad on the front door. The code will also work on the backdoor. You will not need keys during your stay. It is not the responsibility of the property manager to provide information to other members in the party. Any and all emails will be sent to the person who booked the reservation through the (SENSITIVE CONTENTS HIDDEN) website. For security and safety reasons of all guests, the property manger may only discuss information related to the property with the person who booked the stay.
The cancelation policy is as follows (modified only by the specifics of any preceding paragraph above):
If you cancel your stay 60 days before the arrival date, the amount collected at that point will be returned minus a $100 processing fee. The funds will be credited within 15 days of cancelation.
If you cancel your stay less than 60 days before the arrival date, we reserve the right to keep any monies collected minus the refundable security deposit. If we are able to rebook the property for some or all of your dates, we will credit back the amount collected for the new booking minus a $100 processing fee.
Regardless of when a reservation is canceled, your refundable security deposit (if applicable) will be returned within 15 days of the cancelation. No credit will be given for shortened stays due to late arrival or early departure for any reason including health, event and weather or travel complications.
Our cancellation policy is strict; we don't allow last minute cancellations. When you purchase the stay through (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN), cancellation insurance is offered that you can purchase. We suggest reading the fine print if you decide to buy this insurance since we have no control over their regulations.
Accessing the property
A few days before your stay, you will receive a PDF welcome sheet via email with information on how to access the property. This will include a four-digit code for the electronic keypad on the door. You will not need any keys during your stay.
We require a $99 payment for damage protection, which covers up to $5000 in damages. This is non-refundable.
There is also a one-time fee of $50 for approved pets.
We collect a $350 refundable deposit to ensure all policies and rules of the property are followed by our guests. This is different from the $99 damage protection policy. The damage protection policy ($99) covers accidental damage to the property. The refundable deposit ($350) covers deliberate abuse of policies. For example: If we find evidence of smoking inside the property (even if it smells like smoke), unauthorized pets or unauthorized guests or unauthorized gatherings of people beyond the guests approved to stay in the property, we will withhold the refundable deposit.
We have these charges to ensure all guests have the same great experience at our property. Our number one goal is to provide a home away from home experience. If our rules are not followed, future guests may be adversely affected.
A fee of $150 is due with the first payment to cover cleaning costs associated with your stay in the property. This fee covers a reasonable amount of cleaning. If the cleaning crew finds the house in such a state as to require additional cleaning, you will be responsible for the additional costs. This would include: failure to take out trash, failure to strip the beds, excessive amount of trash around the house, and any sort of cleaning required beyond normal use.
We require 50% of the total amount of the booking at this time the reservation is made. The remaining balance is due 60 days before the date of arrival.
Your deposit will be credited to the credit card on file within 15 days of your departure based on the following
•No damage is done to the home or its contents
•No linens or household items are missing or damaged
•No early check-in or late checkout (without permission)
•No smoking of any kind inside the home. A charge of $250 will be assessed if there is any indication of smoke inside the home.
•No pets without prior permission. If there is a pet without permission there will be a charge of $350 and a charge for any costs associated for cleaning up after the pet.
•Every door and window to the property is locked/closed upon checkout. Failure to do so will result in forfeiture of the security deposit.
Gatherings at the House
We want our guests to enjoy their stay at this house. It is a great house for gatherings and visiting with friends and family. We also love our neighbors and neighborhood. Respecting our neighbors is very important to us and we don’t ever want them to feel negatively towards our short-term rental. This is something we take very seriously and are very strict about when follows rules and restrictions.
If you want to have a gathering at the house beyond the approved guests on the reservation, you must notify the manager in writing before the gathering is to take place. Please be prepared to provide the following details: date and time, number of people including general ages and relation to the person who made the reservation. The manager will either approve or deny the gathering. If the gathering is approved, you will receive the approval in writing.
Rules and restrictions for gatherings: Any activity must be moved indoors at 10pm, regardless of week night. There may be no mass consumption of marijuana or alcohol meaning no kegs allowed.
Please be respectful when parking for gatherings.
The refundable deposit will be forfeited if any of the rules are broken. If we receive a complaint from our neighbors or the police department for noise violations or disorderly conduct, the deposit will be forfeited. If the gathering is found to be not accurate of the details originally provided, the deposit will be forfeited.
While we normally do not charge for accidental damage to plates/glasses, we will charge fees for damage done during a gathering.
Rental Agreement Confirmation
Upon receiving your online payment, a signed copy of the rental agreement and a copy of your driver’s license a rental confirmation will be e-mailed to you.
When you arrive, the home will be clean and the following provided:
•Bath towels, hand towels, and wash cloths for 8 people
•Dishwasher soap, hand soap, and laundry soap
•Toilet paper and paper towels
•Linens for each bed including a minimum of two pillows per king and queen bed and one pillow per twin bed. Extra linens will be provided in the closet in the upstairs hallway.
Paper goods will be provided for stays of 20 days or less. If a booking is longer than 20 days, restocking toilet paper and paper towels will be the responsibility of the guest.
The linens will not be cleaned or replaced during your stay. If you so desire, there is a washer and dryer for these items and any personal items or linens you might need to wash.
Please do not allow any pets on the furniture. If you allow your dog(s) to use the dog run, please pick up and dispose of any waste in the garbage cans in the alley. Failure to clean up after your pet (inside and outside) will result in additional charges for cleaning.
No unauthorized pets allowed. Guests who bring a pet or pets without approval will forfeit their security deposit and may be evicted from the property.
Owner entering the premises
There may be, during your stay, the need for restocking supplies, repair and maintenance, and general decorating and upgrading issues. Therefore, the landlord or its designees have the right and your permission to enter the premises during your stay for any good reason, whether you are there or not. We would knock and announce ourselves before entering the premises or any room. This is not unlike any hotel situation where there are housekeeping needs and issues. However, we respect your privacy and will not casually enter the premises.
Guests will not be given access to the garage for any reason. Parking is available on the street. Please beware of the street sweeping schedule. Signs are posted on both sides of the street. Property manager is not responsible for any tickets guests receive for parking on the street during street sweeping.
Guests will not have access to the garage.
Guests are welcome to use the hot tub on the property at their own risk. We assume no responsibility for injury associated with using the hot tub.
The cover should be handled with care and secured after each use.
The hot tub will be cleaned by a professional service. They have the right to enter the backyard and service the hot tub. Guests are asked to give way to the crew during the cleaning.
Hot tubs, like any other appliance, are subject to their fair share of issues. If the hot tub is not usable during your stay, we will send an email prior to your arrival. We will do our best to get the hot tub back in working order but do not promise its use during your stay.
A basic amount of kitchen wares will be provided including but not limited to:
Pots and Pans
Basic bakeware (glass baking dish and mixing bowls)
Measuring Cups and Spoons
Basic set of utensils
A minimum of 8 place settings will be provided.
Repairs and Maintenance
If something comes up during your stay that needs attention, please let the property manager know as soon as possible. We will make a determination of the severity of the issue and address accordingly.
Guests are not to attempt to fix or repair anything unless agreed to by the property manager.
This is a non-smoking home. You are permitted to smoke outdoors on the deck (please close the doors to the house so as to prevent the smoke from drifting in). Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $350.00 charge against your deposit and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be charged to your credit card.
We will provide a minimum amount of childproofing items. Some of the drawers and cabinets in the kitchen and bathrooms have locking devices. At no time should anything permanent be added to any thing in the house unless agreed to by the property manager. If any furniture is put away or rearranged, it needs to be put back as it was found upon check-in.
It is the sole responsibility of the renter to provide for the safety of any child on the premises.
There may be some basic cooking supplies and some spices in the kitchen and refrigerator. It is up to you to ascertain the freshness and edibility of those items. Since these will be often in opened packages, the owner will take no responsibility for your choice to use such items. If there is any question in your mind as to an item’s freshness, please throw it away and purchase what you need at your expense.
Internet, TV, Stereo and Telephone Service
Free Wi-Fi is provided; the ID and password are in the welcome package upon your arrival.
Cable is provided for the TV in the living room. The TVs in the front bedroom and master bedroom have HD antenna service.
Telephone service is not provided.
Check In Time
Check in is no earlier than 4 pm MST. There is only a 5 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early. You can request an early check in if there is no current cleaning required.
Check Out Time
Check out is no later than 11 a.m. MST the day you are scheduled to leave. Our cleaning crew will enter the property at 11am, regardless if you are still in the property, unless otherwise changed by the landlord/property manager. If you do not vacate the premises on time, you will be charged one (1) additional nights stay. You can request a late check out if there is no immediate cleaning required that day.
Prior to checkout, we ask for the following:
•All dishes be washed and put away
•Strip any bed used during the stay of sheets and pillowcases and place linens at the foot of each bed.
•Lock all doors and make sure all windows are closed and locked.
•Heat is turned to 65 in the winter months and the Air Conditioning is turned to 75 in the summer months.
•All trash taken to the bins in the alley.
If our cleaning crew finds the property in a state beyond normal wear and use, you will be charged for the extra time required to clean.
We will not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible. Our cleaning crew enters the premises immediately after each stay and will throw anything away which is not part of the house or its original contents. If we are able to find your item, we will arrange for shipment. We will inform you of the shipping cost and with your approval, deduct it from your deposit refund to cover the expense.
You must be 30 years of age to rent this home and provide proof of age, if requested. Exceptions can be made with approval of owner.
The home has maximum occupancy of 8 distinct adult and kids. The pricing for nightly occupancy is based on 8 guests. No more than 8 guests to occupy the property without prior approval. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction or an additional $100 per night per person.
This is a home and the number of people using it for any reason (assembly, eating, meeting, etc.) shall not exceed the agreed upon occupancy above or modified occupancy agreed upon on in this agreement.
If you wish to have a gathering of more than 8 individuals, you must obtain written permission from the property manager before the gathering. Failure to do so will result in the forfeiture of the security deposit and possible additional charges.
Additional Terms and Conditions
Owner shall not be liable to Tenant, Tenant’s guests, invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, and from or against any omission, neglect, or default of Tenant, his guest, licensees or invitees.
Illegal substances are strictly prohibited and grounds for immediate eviction. In November 2012 a law was passed in Colorado allowing for the legal possession and use of marijuana. We however, prohibit the smoking of such inside our property and will access a penalty of $250 against your deposit if such use is discovered.
Any exceptions to the rules and regulations as written here, must be approved in writing in advance.
Rates, terms and conditions are subject to change without notice.
There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
You agree to hold harmless the owner from the responsibility for any liability or damage that might arise out of the transaction involved.
I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS AND CONTENTS OF THIS RENTAL AGREEMENT. I CERTIFY THAT I AM AT LEAST 21 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
