Ok, so this is only my second AirBnb, and I don't have much to compare this to, so take this all with a grain of salt. I liked the place! For the price, you get exactly what you need, plus a few extras (like the pool and a generous amount of toiletries, etc.). I stayed in room 305, and paid $25/night. Around my home town, that's ludicrously low, so I don't have any complaints. However, there are some things you may want to consider. One thing that was kind of irritating was that the toilet only partially worked. When you flushed, the flower wouldn't descend to refill the tank, so you'd have to lift the lid and give it a quick tap to collapse. No big deal, but it might get on other's nerves. The distance from the night market and pub street also seemed a bit misrepresented. I noticed there were very few young people at the hotel with me, and MANY people staying in hostels/guest houses/hotels right in the hotbed of the party scene. It worked for me, because I don't party. I would be real concerned about stumbling that distance back, though, especially with late night tuk tuk and car traffic. There were always a few tuk Turks posted right outside, so you'll always have transportation readily available. If you can, ask for "Smey" (pronounced "Smee") as your driver. The guy knows his stuff and got me to Kulen Mountain (awesome waterfalls!!) before any other tourists.
Tldr; Overall, it's a kick ass experience for the price, but might have some issues that some would find less appealing.
