Our guests tell us that our downtown location, peaceful home environment and welcoming hospitality make this a perfect place for their NYC visit (as you can see from the reviews). As home base for your activities we're steps from the newly built One World Trade Center (Freedom Tower) with access to almost every subway line in NYC right at our corner! Ease of travel to ANY other part of NYC via the subway lines on our street and nearby will save you time and make your tourist activities so much easier and enjoyable. Less than 10 minutes to 42nd Street either on the East (Times Square) or West (Grand Central), or downtown Brooklyn, via the express trains on this block! We're in north FiDi at the crossroads of the Financial District, Tribeca and Chinatown, and this being the oldest part of Manhattan it's a neighborhood built on a more human scale (smaller city blocks) and also steeped in history. And very safe.
You'll be sharing our home with us, which is a peaceful sanctuary in contrast to the high energy of the city. We adhere to the traditional form of Feng Shui and if you're familiar with the concepts you'll recognize this throughout our home. Because we've traveled so much both for business and leisure we know what our guests need. Providing all the necessary comforts, we want you to feel like this is your home away from home while you're here, and you don't have to pack as much so you can save room to bring back purchases for yourself, family and friends.
Our neighborhood provides a striking contrast of the very old and the very new. Besides the new World Trade Center with its 102nd Floor Observatory and 9/11 Memorial and Museum, this area is home to the New York Stock Exchange, Federal Hall, the Federal Reserve Bank of New York, the famous Wall Street "Charging Bull", the ferry to the Statue of Liberty, the beautiful art-sculpture-filled City Hall Park with Delacorte Fountain, the newly renovated South Street Seaport, the Museum of Jewish Heritage, the historical Woolworth Building, the Brooklyn Bridge (which is a great walk with amazing city views), plus many more attractions...all within a few minutes' walk from our front door. We're also just a short walk from Battery Park City, which is a lovely enclave with river esplanade and marina, but lacking many transportation options to other parts of the city. Just west and north of us is TriBeCa (an acronym that stands for Triangle Beneath Canal denoting its geographic area), a residential neighborhood Robert De Niro calls home with its numerous restaurants, cafes and shops. Just north and to the east are the busy streets of Chinatown, and vibrant Brooklyn is just across the East River easily crossed by water taxi or you can get there by subway or in good weather by walking the Brooklyn Bridge.
We are flexible for guests who arrive earlier than check in or want to depart later than check out (see House Rules below).
For planning activities we provide guests with a multitude of brochures and maps. Also we recommend looking online at Time Out New York, IN New York and WHERE New York magazines for a slew of ideas on what to do and see.
We share our home with two calm and loving Pembroke Welsh Corgis. If you've never interacted with this breed be warned, they are so wonderful you will probably want one by the time you leave! Also we are pet friendly hosts and would be open to hosting you AND your four legged companions as our guests. We know how hard it is to find accommodations that welcome pets as well, which is surprising since we know many four-legged friends that behave as good if not better than the two-legged ones! Also if you should need dog-walking or dog-sitting while you're out exploring the city this can be provided as well for a small fee.

You'll arrive here as a stranger, but our hope is that you'll leave here as a friend, one that has experienced this great city of New York much like someone who has lived here for years.
You will be our only guest during your stay. On your arrival we provide a carafe of ice cold water, a bowl of snacks in your guest room, and a tour of the apartment to familiarize you with everything. We welcome guests to make themselves at home in the living area and kitchen, as well as outdoor terrace which has an amazing view of the World Trade Center just down the street.
YOUR HOME AWAY FROM HOME
This is how we want our guests to feel, as comfortable as if they're in their own home. You can act as though you're visiting family, because that's how we like to treat our guests (to be more clear, family members that we like!). We know it's difficult for the first day to learn where the cups and utensils are kept, how to work the TV, and so on. After we provide a tour of the space we welcome guests to look around on their own and familiarize themselves with everything, and of course ask us for help if and when needed.
YOUR PRIVATE SPACE
You have a bedroom and bathroom that are solely for your use. Both have locked doors for your privacy.
YOUR BEDROOM: The guest bedroom includes a bed with linens, pillows, blanket and Queen-sized (60" x 80") firm mattress without springs (so if you move your sleeping partner doesn't feel it), and topped with 3" of memory foam so you'll feel like you're sleeping on a cloud. Our guests love this bed, but the best part is that it can be adjusted: the memory foam layer can be flipped for a firmer feeling, or removed completely for a very firm sleeping surface, depending on the guest's preference. We believe that our guests deserve a good night’s sleep to awaken feeling refreshed and ready to start their new day in this busy city!
There is a 40" high definition television monitor to which guests can hookup their laptop, or watch videos on the DVD player...or view on the large screen the fabulous photos they took while exploring NYC!
The guest bedroom has a large closet with hanging and shelving spaces and plenty of hangers. The windows have black-out curtains (because we get a lot of sunlight...not always good when you want to sleep after a long night out!). The bedroom also has a movable desk and plenty of electrical outlets.
We provide guests with a "do not disturb" sign to place on their door to let us know they're in their room and want peace and quiet, so that we know to keep our conversation and any noise to a minimum, especially since many of our guests travel from far away and may find the adjustment to a new time zone takes a few days. Or that touring this large city can be exhausting and a mid-day nap is a necessity!
YOUR PRIVATE BATHROOM: The guest bathroom is a few steps down the hall from the guest bedroom and solely reserved for guest use. It has a deep soaking bathtub, perfect after a long day traversing the city, and a rain shower head.
Guests are provided with fresh towels and wash cloths, as well as shower soap, shampoo, conditioner, hair finishing products, body moisturizer, toothpaste, and more. We provide plenty of toiletries of various premium brands including Molton Brown, C.O. Bigelow, L'Occitane, Ferragamo, Kerastase, Redken and others for our guests to use in case they forget these items, or maybe just want to try something new. Please read in the "Extra Details" section about all of the amenities we provide our guests for their use.
WASHER & DRYER: Guests can do laundry as needed, which especially helps if traveling for a longer time.
REFRIGERATOR: We provide separate space in the fridge for our guests' food and drink items, and of course space in the freezer as well.
ENTERTAINMENT IN THE HOME
Some guests enjoy cooking more than eating out, and we have everything you would need for creating memorable meals.
We have a large eclectic music collection, and usually have music playing at a reasonable level. Guests are welcome to listen to music from our collection or their own.
There is a 52" high definition television with an extensive channel selection, as well as movies on the DVD player, or you can use our Netflix account for streaming movies.
Guests will arrive to freshly laundered bedding and towels and a clean bedroom and bath. A detailed cleaning is done at the departure of each guest and before the next guest arrives. In addition if a guest is staying longer than one week their bedroom and bathroom will be cleaned by our housekeeper at least on a weekly basis. We turnover bedding once a week and towels every three or four days, but if guests want fresh towels more frequently that can be provided .
Upon arrival guests are greeted by at least one of us at our apartment. We provide a quick tour to familiarize our guests and make their stay more comfortable. After that point we will interact with guests as much or as little as they desire, and we are always available to answer any questions and provide assistance. We're conscious that not all guests want to interact very much and so while we're very social, we're also easygoing about our guests' preferences.
We love making new friends and helping those new to the city find the best discoveries during their travels. We provide a wealth of information to our guests prior to their arrival, so they can plan the best use of their time in our city. (There are also some great go-to websites to help with plans: Traveling with kids? check out MommyPoppins. Are you a foodie? check TheInfatuation for their great reviews.) We can also help guests if they'd like to visit nearby places such as Philadelphia (a quick 2 hours away) or surrounding beaches or mountains of the area.
When guests are touring the city we're always immediately available via the Airbnb messaging system which sends us text and email to answer any questions our guests have.
Available for our guests in addition to the items previously mentioned are all of the items you'd find at a hotel PLUS MORE: hair dryer, flat iron, curling iron, hair clippers, clothes iron and board, clothes steamer, towels and washcloths, robe, ear plugs, umbrellas and rain ponchos.
In addition guests are welcome to make themselves coffee or tea (we usually have several types available), and there is reserved space in the refrigerator for guests to store their food and drinks.
For the terrace we have new seating that can recline flat for relaxing in the sun or under the night sky.
In addition, we have a massage table and can arrange for a masseuse to come to the apartment should you wish to pamper yourself after a long day in the city!
Finally, you may be aware of some of the issues Airbnb is having in New York City. We own our home, and do not have a landlord that could cause problems with Airbnb hosting as many renters experience. Also rest assured that because we are offering a private room instead of the entire apartment, we are not running afoul of current New York City laws and thus there is no risk of us cancelling your reservation due to these types of issues as has happened to Airbnb guests of other hosts.
To be specific, the New York State Multiple Dwelling Law prohibits short-term rentals of property in Class A multiple dwellings used for permanent residence purposes (which includes most apartment buildings) unless a permanent occupant of the apartment is present during the stay. Since we are present during our guest's stay, our listing operates well within the law so you have nothing to worry about regarding an abrupt cancellation of your reservation due to legal issues!
Even though guest check in time is 3pm and check out is 12pm noon, you are welcome to arrive earlier or depart later and keep your luggage in our lounge area so you can make the most of every minute you have in this city (a definite advantage of staying in a room instead of entire apartment!). The guest bedroom will not be available before 3pm on your arrival date, or after 12pm on your departure date, but we welcome you to use the lounge, kitchen and terrace in the meantime.
We urge potential guests to read ALL details provided in this listing and asking us any questions before booking. If you are new to Airbnb please consider your comfort level with sharing a space or whether you'd be more suited to having an entire apartment to yourself. Also if you have a travel partner please share this listing with him or her to ensure their full understanding of the accommodation and hosting provided.
Our house rules are as follows:
1. Guests are required to remove their shoes upon entry to apartment.
2. Smoking is allowed only on the terrace (no matter the weather) or additional fee will be incurred for smoking inside.
3. Common courtesy should be practiced with regard to noise during the evening hours (10pm-8am) no matter the week day; noise violations are not treated lightly given we live in close proximity to neighbors.
4. Violation of any of the house rules will result in forfeit of the security deposit at a minimum.
5. A lost key will incur a charge to replace it, and if lockout occurs after business hours or on weekends and hosts are not around the guest will be responsible for locksmith fees to gain entry.
7. We allow a maximum of two overnight guests due to space. A single guest may host one overnight visitor, however if two guests reserve the room then no overnight visitors will be allowed. Any overnight visitor must sleep in guest's bedroom and not the living area: no "sofa-surfing" allowed.
8. Final and most important rule: have fun!

Hi, we're your hosts Candace, and Callie the lovable and comedic Pembroke Welsh Corgi who will give you a warm welcome every time you walk in our door. We love this city and introducing people to the numerous fantastic experiences in it. We want our guests to feel like this is their home away from home, with the benefits of information from insiders who have lived here for decades.
We love music, enjoy live acts and seeing the many international performers that visit NYC. The modern art museums of the city are favorite spots as are the many fantastic restaurants to try. We love to travel internationally and have visited many foreign lands. And because we've traveled so extensively we've paid special attention to making things as easy and comfortable for our guests as possible.
