Set in a residential area of beautiful St Andrews; street features its own post box and sits by a scenic Mill Lade walk to the town centre. Bus stops with regular services to town centre, Bus Station, Leuchars Railway Station and Dundee Bus and Railway Stations are located in the adjoining street. Double room features USB sockets, ceiling fan, trouser press and complimentary tea & coffee; bathroom features shaver socket. Room is suitable for couples, solo adventurers and business travellers.

Bedroom / bathroom lights and ceiling fan must be switched off before guests leave the house and laptops, etc., must not be left plugged in when not in use. Any devices left plugged in will be unplugged.
Guests must *ensure* that the house is locked when they leave the building.
For your comfort, your host operates a system of "quiet hours" between 10.00pm and 09:00am. During these hours your host will wear headphones when watching TV, listening to music and any computerised audio; he will take particular care to close doors quietly, lower his voice and switch mobiles/laptops to "silent." Your host does this for you and he expects the same politeness and courtesy in return.
Antisocial behaviour, such as aggression, swearing, shouting, slamming doors, will not be tolerated.
Extreme views, religious proselytising, bigoted comments and/or attitudes of a racist, sexist, or homophobic nature will not be tolerated.
All breakages and damage must be paid for.
If house rules are breached, your host will inform you via the airbnb messaging system. An additional breach will generate a termination of the booking. Aggression and other severe breaches will generate an immediate termination of the booking. Police Scotland will be called via their emergency number in the event that a guest becomes aggressive or threatening.
Airbnb is a means of obtaining inexpensive accommodation, in most cases via domestic home-share. My guests obtain a peaceful, comfortable and inexpensive place to stay in a top global visitor destination where even "budget" accommodation comes at a premium. If a potential guest considers the nightly price too high (in spite of the fact that it is known prior to booking), does not like the location (in spite of the fact that it is shown on a footprint map prior to booking) and/or cannot cope with sharing someone's home (of which there are abundant photographs prior to booking), he/she or they should consider booking a hotel.
These additional rules are a reflection of some guests, not of your host- your host is a genuine, nice, considerate and caring person. He welcomes all like-minded kindred spirits and the overwhelming majority of my guests are an absolute pleasure, several of whom have gone on to become friends :)
