No smoking, please!

Check-in is at 4pm and check-out is at 10am. This can be flexible with advance notice.

Take off your shoes and relax. Please leave shoes in entryway closet and respect the No Shoes policy in the house. Slippers/socks are easier on the floors.

Always secure doors and windows upon leaving. The neighborhood is extremely safe, but please always be aware of your surroundings and protect our property as well as yours.

No red wine or other stainable drinks/food on the sofas please!

This unit is not recommended for children under the age of 10.

No cats (I'm allergic) Well behaved dogs okay if pre-approved by host. No pets on the furniture.

Please no sleeping on sectional sofa. Sleeping in art/3rd bedroom okay on pull-out sleeper sofa.

Prior to vacating the in the House, guest is responsible for removing all trash and placing it in the receptacle in the driveway. Recyclables may be disposed of in blue dumpsters located at the Jackson Hole Fairgrounds.

Please ensure all dishes and cookware are clean, and return any furniture that was moved to its original position.

Please ensure the rolling chair in the living room stays on the hardwood floor. Rolling it across the cow-hide rug causes permanent damage.


Beds should not be “stripped”, and towels should not be “piled” when you vacate the house.

While linens and bath towels are included in the house, daily maid service is not included in the rental rate however is available at an additional rate upon request. Removing towels or linens from the house is prohibited.

Occupancy of RV campers and /or tents on the premises, in the driveway is forbidden. RV parking is permitted in the driveway only with written permission from the Owner upon booking. No more than 2 cars may be parked in the driveway without prior permission from the Owner. Parking in or blocking the neighbor’s driveway is prohibited.

No loud or large parties in the house or on the premise. Guests and visitors will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.

Guests and visitors agree that any drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordnance or commit waste or nuisance on or about the premises will immediately terminate our occupancy and rental agreement of these premises.

Owner’s Agent may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours notice, for normal maintenance.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment and/or rental money, and the party will not be permitted to check­-in.

Owner shall not be liable to Guests or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Guest shall hold Owner harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, driveway or community and from or against any omission, neglect, or default of Guest or his or her guests or invitees.

Guest will not use premises as a location for professional film/video or commercial events without prior consent and arrangement with the owner.

Thank you for your hospitality Kim, we only hope our future airbnb stays live up to your house. That said, we'll be back to your place again. This was a great introduction to living in a very nice, modern designed home in Jackson, which is exactly what we were looking for. The house is warm, comfortable, with some playful artwork and a very useful layout. Kim had a nicely organized binder with all you need to know about the house and the town, we referred to it more than once. The proximity to town and hiking was excellent, we bicycled everywhere and took a very short walk to the JH Rodeo, which I highly recommend...though only a couple guys managed 8 seconds the whole night, lol! Thanks again, look forward to seeing you in the future. Ps. Remember everyone...feed the fish.

The house was great. It is located very close to the trails at snow king and a short walk to the downtown shops and restaurants. The house is very modern, has a view of the mountain from the living room, and looks just like the pictures. Kim was great.

We had 5 adults stay here for an entire week and we'd definitely recommend Kim's place! She was an excellent host. She's extremely organized had an awesome welcome packet waiting for us. The place actually looked even better in person than it did in the pictures. The appliances are all state of the art. We cooked a lot to save money eating out and we had plenty of space to rest and relax within the home after our long hikes. The neighborhood was quaint, and we felt very safe and cozy. It's walking distance to downtown and was a perfect location to everything Jackson Hole. We would definitely stay here again!

We had a terrific time at Kim's. She has a very cool house that was well suited for the 4 of us who stayed there (my wife and our two grown sons). I would highly recommend this location for anyone staying the Jackson Hole are.

Kim, the owner/host of the home is great. She was very friendly and accommodating, she met us at the house at the designated time to welcome us and showed us around so could familiarize ourselves and to show us how to use her great new built in media station, etc. Kim made us feel at home right away and has the type of personality that makes you feel like reconnecting with an old friend. She also created a great binder which included useful information about the house and how to connect to the WiFi as well as restaurant recommendations, grocery stores, emergency contact and other local attractions in the area. The house is everything that her website and her pictures portray plus many more amenities. It was sparkling clean with beautiful modern decor, artwork and furnishings and with new appliances. The home is very spacious with 3 bedrooms (2 on the upper main level and 1 in the lower level). The master bedroom with a comfortable king sized bed was spacious with plenty of closet and dresser space connected to a very nice on-suite bathroom. The 2nd bedroom on the upper level also connected to the master bath making it convenient for both bedrooms to have access to bathroom facilities. The 3 bedroom located on the lower bedroom spacious a very nice full bathroom. We were a party of 2 couples, it was great that we both had our own bedrooms with bathroom space. We thoroughly enjoyed the open concept kitchen/dining/living room and outdoor deck for relaxing after a long day of site seeing, hiking, shopping and traveling around the area. We loved having the bedrooms on both levels. It is great for us early risers who could get up make our coffee and catch the local news and read without disturbing anyone who wanted to sleep in or retire early. The location was perfect, very close to the Downtown Jackson Hole restaurants, shopping and activities plus right of the main roads leading out of town. The off street parking was also a plus. We had a wonderful experience overall, the next time we are in the Jackson Hole area, Kim's beautiful home-away-from-home will be the first place we will book. This was our first time renting a house and using Airbnb and I know it won't be our last. This is the only way to go when you are on extended vacations or traveling. Kim's beautiful home gets a 5 STAR +++ rating from us! Thank you for opening up your beautiful home to vacationing strangers who now feel like we've made a new friend.

Kimberly met us at her house when we arrived. She gave us a tour, and showed us how to use the media room. The house is a great modern space, and is located in a great place to launch your many Wyoming adventures! It is within walking distance of downtown Jackson. The house was as expected, very modern, clean, with a well-equipped kitchen. There is a grill on the deck, and we made good use of it, although there was no outdoor living space. Kimberly was quick to answer our calls when we had questions, and acted as our personal concierge. The house was beautiful, and we enjoyed our stay.
