The villas casual living room captures the essence of coastal beach vibe and features high ceilings and beautiful decor. A large HD Smart TV with Netflix and Foxtel are provided for your entertainment. Aitutaki has complimentary Wifi and a Bluetooth sound system. The living room has reverse cycle air conditioning.
Large sliding doors open to extend your living area outside and allow sea breezes to flow through. The beautiful gardens contain heliconias frangipanis and palms. Enjoy the relaxing sound from the water feature, a focal point of the garden. The outdoor shower is great for washing off after a trip to the beach. Our yard is secure and fenced.
The compact kitchen features granite bench tops, dishwasher and a Nespresso machine and supply some capsules to get you started but you may want to bring your own for the rest of your stay. There is also a smart timber lined powder room downstairs.
Accessed via a timber staircase are the two bedrooms. The master bedroom is amongst the trees and features a beautiful antique timber bedhead. Our resident native animals, Kookaburras and Water Dragons are often perched amongst the tree tops! A television and blue ray player are located in the bedroom. There is also reverse cycle air-conditioning on the upper level. We can accommodate 4-5 people when the 5th guest is a child.
The second bedroom comprises of 2 single beds which can come together to form a king if required. We welcome families at the villa and also supply complimentary, a portacot, stair guard and high chair. The villa comes with all house linen supplied including complimentary beach towels. Should guests wish to hire a second set of towels and linen this is available on request.
A beautiful brand new bathroom features double basins, rain shower and smart black tapware.
Enjoy tranquil time lazing by the resorts refreshing pool which is also heated in winter for your enjoyment. The resort pool is fantastic for families as it features a large swim out area where young children can play with confidence. The villa supplies complimentary beach towels. Within the pool area are BBQ facilities.

As much as guests would like. We are available to recommend activities restaurants etc however our local knowledge can help you!
Check in/out times
Unless prior arrangements have been made check- in is after 3PM and check-out is 10AM AEST sharp as cleaners will be arriving. Please note cleaners are on busy schedules and will not commence the clean until you have vacated.
On checkout please ensure that all rubbish has been placed in the council garbage bins and the dishwasher has been run and unpacked. Cleaners charge $30 fees for dirty BBQs so please clean after use. Please leave the property as you found it extra charges will apply where a property requires more than usual cleaning.
What does the property supply?
One complete set of bed and bath linen is supplied in accordance with the number of guests your property sleeps. All beds are made for your arrival. A basic starter supply of toilet paper (1 per toilet) guest soap and kitchen cleaning products are supplied.

BOOKING CONDITION(URL HIDDEN)Damage breakages
You are responsible for any damage to the property and its contents. Damages and breakages are not covered by the individual owners insurance policies. Damage in excess of your security deposit is your responsibility and shall be paid for in full. You will be supplied with a copy of invoices and an itemized list of any deductions made against your security deposit. Should the following booking be unable to proceed due to damage caused during your stay, then loss of rent will be deducted from your bond.
Please ensure the property is secure at all times, theft of your personal items is not covered by individual property insurance policies. Please ensure the property is locked and all windows closed on departure.
We ask guests to be conscious of noise disturbance to neighboring properties. It is a condition of this booking that your group respect our zero tolerance policy for excessive noise, parties/functions or antisocial behavior in any of our properties.
Should our security company receive a complaint a $250 call out fee will be charged and your group will be asked to vacate without refund of the remaining tariff. We strictly adhere to this policy as we do not want large partying groups occupying our properties. If there is a chance your group may fall into this category, please do not proceed with your booking.
Absolutely no parties, gatherings or functions of any nature are permitted in our properties. This rule is strictly adhered to and no exceptions are made. Excessive noise or any gathering/parties in properties will result in eviction and loss of tariff and security deposit. We do not allow functions at any of our properties.
Number of persons
The number of guests specified on your booking confirmation is to be the maximum number staying. Any breach of this rule, may cause eviction/ loss of bond without
refund. Any increase in numbers must be agreed in advance. No pitching of tents or sleeping in the yards allowed. Please take note of signage if staying in a complex.
We do not accept groups of young people under the age of 21 years in our properties except for the designated schoolies weeks.
Unless specified as pet friendly our properties do not permit pets.
It is expected that guests will leave the property tidy with dishes washed and placed back to the cupboards. Please place garbage in bins and ensure BBQs are clean. Excess rubbish that will not fit into council bins will be removed by our Waste
Management contractor and the cost of dumping deducted from the bond. Dirty BBQS attract a $60 fee.
Port a cots & high chairs
Some properties supply complimentary port a cots and high chairs. Please check if your property has one. We do not provide cot linen or cot blankets you will need to bring along your own.
Some of our properties provide free Wi-Fi for guests. If your rental supplies free Wi-Fi it is provided for checking emails and light internet browsing ONLY throughout your stay. The speed of the service can vary, if you require internet for business purposes throughout your stay, we suggest making alternative Wi-Fi arrangements. If your property does not supply Wi-Fi, it is available to customers of many cafés in town.
Cancel up to 7 days before your trip and get a 50% refund. Cancel within 7 days of your trip and the reservation is non-refundable.
