first of all I am sorry if you did not feel good at my place and thanks for all your suggestions. I am just sorry that you did not tell me thinks before when I was texting you asking if everything was fine, an host is always ready to fix problems... Regarding your specific notes:
1) extreme heat... Unfortunately it does not depend on me, Rome was very hot in the last days and it is clear that I don't have air conditioning at my place, all my guests knew it and they never complained, next time please consider it in advance because It is not nice complaining for something you already knew.
2) Distance from Termini Station... I think it depends on how far you walk and wich road you take, it is not easy to calculate, when somebosy speaks about 10 minutes you should not take it literally. In winter are 10 minutes, maybe in summer 15, hardly can be 19... Anyway, is this an issue to complain about? Unfortunately I can't take responsibility on the bus timetables, this is Rome... :(
3) You check-in time... Here you are not honest, please. My check-in time clearly written on the web site is 4pm. You asked if you could drop the luggage before and I told you that it was possible to leave it at 2:30pm (the time cleaning lady was supposed to be arrived), so 1 hours in advance from the check-in, but you said . Then it happened that the cleaning lady had a family issue and told me she was going to arrive late at the flat so I wrote you asking if it was fine to check-in at 5pm, but anyway with the possibility of dropping the luggage at 2:30pm (the time of my arrival in the flat together the cleaning lady). You replied with: "We’ll be there at 5!". At 5pm when you arrived the cleaning was almost done, and you had available most of the house, we had the sofa and two rooms, and I offered you a drink, apologizing for the little delay. what should I be doing more? Then yes, I asked you to come back later for taking a couple of bags that I couldn't take before. Thanks for allowing me. But it was not an "in an out", I just came once two hours later for only 5/10 minutes, and I needed to take photos because as I explained I changed the condition of my house and now for the same price I offer two rooms instead of one, needed to take a photo of the renovated space and the second room. So...
4) yes the photos were not updated, since the flat is now much better than before and it's strange to complain if the place is better then expected. Don't you think so? But now this problem is solved because next customers can see the flat as it is after these little changes and I had to do it before your stay since I have other reservations coming.
Anyway, I understand your points and again apologize but I never had such problems with guests before. All my reviews are good and positive, this should make you ask yourself if maybe you were a little too severe...
