If you wish to experience the real Montenegro, away from the noisy and crowded coastal towns, traffic jams, hustling and bustling of usual tourist hot spots, then village Kuljace is ideal for you. Be above it. Quite literally.


My house is a typical Montenegrin coastal stone house and it's my family’s legacy for more then 150 years.
House has 3 levels: at upper floor there are 2 bedrooms, full bathroom, AC for hot summer nights, and huge terrace with exits from both bedrooms. All doors and windows in entire house are equipped with mosquito nets.
At middle level there is a living room with very comfortable sofa bed, open-plan fully equipped kitchen, second bathroom, AC, and another terrace for dining or just admiring a view.
At ground level used to be a wine cellar, and now, after the latest renovation in 2014, it's a third bedroom with en-suite bathroom (No.3) and a fire place. This is the only room in the house without AC because 1 meter thick stone walls provide cool temperature even in the hottest of summer nights.
As you can see in photos, all areas of house gives amazing sea view. Entire house is facing south, overlooking St.Nicolas island and old town of Budva, so you can enjoy both sunrise and sunset from our two terraces.

Outside property consists of huge stone-paved courtyard, with our beloved 200 years old mulberry tree, and other various sorts of trees such as fig, linden and quince. All trees are fruitful, so you can pick for example figs right from the branch and have a delicious snack or dry some linden flowers to make your own home grown tea. Special feature of entire property is 15 meters wide stone paved circle called "guvno" which was very important for the village back in the old days, because the crops were processed in it. Our "guvno" is one of very few remaining in surrounding area and certainly one of the best preserved objects of Montenegro cultural identity and heritage. Also, there is a grill made of bricks which is in the shade of a linden tree, ideal for barbeque parties.

To complement rustic feel of our house, we equipped it with all modern amenities one can ask for perfect holiday such as 2 AC, cable TV with more then 100 local and international channels, free of charge WiFi, refrigerator with freezer, bread maker, ice maker, coffee maker, cattle, toaster, dish washer, washing machine, iron, hair dryer, bed linen, towels, cooking utilities etc.


I rent my entire house and all of its property as described, only to one group. So no sharing of anything or with anyone.


I try to be as helpful to my guest as I can, but not imposing. For any troubles that may occurs, I'm doing my best to fix it. Also for any "local knowledge" that may be useful to my guest, I'm more then glad to share it. The rest of time, I'm just leave my dear guests to enjoy their holiday.
One thing I always do is I give my guests a very precise driving instructions of how to reach our village or meet them down on the coast and then I lead the way to the village. Sometimes people get lost in Montenegro and thus far I managed to avoid this situation with 100% accuracy.

I spent six days in the old house with five friends. From the very first moment we initiated contact Vladimir proved to be a magnificent host. He provided us with all the necessary details, answered very quickly to all our inquiries and was overall very helpful and kind. Upon arrival he showed us everything and greeted us with ham, cheese, tomatoes, beer and a bottle of wine that he prepared for us. Because we drove for 4 hours from my parents' home to his village and were very hungry, this was exactly what we needed. :) Just like the other guests wrote, there is an approximately 3 km long serpentine and steep road from the highway to the house, which is however safe and wide enough for two cars. The house itself is very beautiful and exactly like in the description. It has a basement that is at the same altitude as the garden/terrace in front of the house, as well as two floors. The basement was broad and cozy. There was a double bed in it, a single bed, a bathroom, a sofa, and a fireplace, which was however not needed since we had approx. 30 degrees outside. Outside stairs lead to the first floor, which has a large terrace at the entrance with a beautiful sea view. The first floor has a living room, a big kitchenette and a bathroom and is overall very equipped. There is a comfy sofa that can be transformed into a double bed, a TV with 300+ channels, a DVD player, an air conditioner, a refrigerator, a dishwasher, an oven with four cooking plates, an ice machine, a bread baking machine, more than enough dishes for cooking, dining and drinking, as well as a washing machine in the bathroom. There was also enough dishwasher tabs and detergent for the washing machine. Inside stairs lead to the second floor that has a little hall, two nice bedrooms, a bathroom and a large terrace with sea view. In the little hall in front of the bedrooms there is a chest that stores a lot of towel and bed linen. One of the bedrooms has a double bed and a single bed, and the other bedroom has a bunk bed and a single bed. The terrace is accessible from both rooms. In sum, the house can easily accommodate 10+ people. There are also closets in all rooms of the house that provide enough storage space and there was hot water for showering at all times in the bathrooms. Around the house there are fig trees and shrubs with delicious grapes and figs that we could pluck and eat. Overall, we were satisfied and enjoyed our trip very much. I would highly recommend this accommodation.

Nous avons passé un très agréable séjour chez Vladimir! Sa maison se situe dans un petit village, on y accède par une route de montagne. Nous avons apprécié le calme de ce village, la terrasse couverte pour les repas avec une vue magnifique sur la mer. Les photos correspondent bien à la maison. Une petite épicerie est bien appréciable en bas de la route. La grande plage de Buljarica qui se situe après Petrovac est familiale et on peut se garer facilement. Nous garderons un très bon souvenir de l'accueil très chaleureux de Vladimir, boisson fraîche, fromage, jambon, figues nous attendaient! Merci beaucoup Vladimir!

Un havre de paix bien loin de l'agitation de Budva ; une vue à couper de souffle du matin jusqu'au coucher du soleil dans un village très calme. La maison est très bien équipée et rien ne manque. L'accueil de Vladimir était à la hauteur avec une collation Monténégrine prête pour notre premier repas. En saison, les nombreux figuiers permettent de faire une cure de figues. La communication est très facile avec Vladimir qui est aux petits soins avec ses hôtes.

"Once upon a day there was a beutiful small village almost on the top of a hill with cosy, nice stone houses and stoned streets" -and it is not a tale:), it is the reality:) Vladimir house is really great, we (4 adult, 2 children) had a super week in Montenegro and in Vladimir house. You need a car to get the house from the main street to the house ont the serpentine, but the view from the 2 terraces in the house made us always forget the curves :) Vladimir is a good host-he's given all the infos we needed. The big amount of cheese, ham and tomato he left us int the fridge ont our arrivel evening was delicious! Thank you Vladimir

Дом для тех кто хочет найти тишину не уезжая далеко от моря. Машина нужна обязательно, но подъем в гору не очень утомительный. Серпантины очень умеренные, и мы часто спускались к морю на машине два раза в день. Владимир очень помог нам во всем. Единственная неожиданная проблема - это наличие одного кондиционера на две спальни на верхнем этаже. Вы не сможете спать с закрытой дверью. Все остальное очень понравилось.

We were 3 adults and 4 kids (3-9 yrs). We spent a week in Kujacev at Vladimir´s house on end of June and enjoyed a lot. Road to the house is steep and serpentine but feasible when driving carefully enough. Beautiful, small village, away from the hassle of Budva, peaceful. And the view from the house - amazing! Vladimir is a great host and very nice as a person. Contacting was fluent and fast, driving instructions clear (we came from Dubrovnik). We met him "downstairs" and he drove us up first time. Highly recommended. Nearest supermarket is down of the hill, so better to stop there before driving up as it is not just few minutes pit stop if you forget to buy something and need to go back. Tap water is drinkable, at least we drank it without any problems. There were everything at the house we needed.

Vladimir was very helpful and friendly host and he took good care of us. He introduced us places were to go and helped us a lot. It was easy to communicate with him before and during our trip. House was lovely and it is spacious enough for a bigger group. We had children with us and the house was suitable for them too. The view from balcony is very beautiful and Kuljace is a adorable small town.
