The driver should park in front of the Indie House, we are down the small alley just across. Walk down the alley, look on the left for the low black iron sliding rail that leads to our parking lot. You will know you are in the right place when you see the two washing machines on the right. Our place is 4 stories tall and pinkish in color.

Keytab Entry:
The main entrance to the building uses a RFID entry system. The key is built into the blue key fob attached to your keys. There is no code necessary, please just hold the key fob near the number pad(near the number "8" or "0" works best), wait for the beep and then push the door open.

The Wi-Fi name is "CMStay @Baan Ouikum" and the password is:

The water in the building is from our own well and filtered. It's good for brushing your teeth and making coffee, tea, or cooking.
Bottles Water
There is also bottled water in the fridge for drinking. Please DO NOT throw away the empty bottles. Please return your empty bottles and take more from the stock at the bottom of the steps.

There are two laundry machines in our parking lot. They are usually powered off, so you'll need to turn them on first. When standing in front of the machines, look up. There is a power switch to turn on the machines. Both machines take 2 (10baht) coins. Everything is automatic, please don't push any buttons. They will go for three cycles on cold water and take about 1 hr. There is washing powder behind the machine. For drying, there is a drying area in the back of the building. If you prefer a laundry service, there are three on the next parallel road south, near the Birds Nest Cafe. Full service (wash, dry, fold) take most of the day, drop off today and pick up tomorrow.

There is a Trash/Rubbish bin in our parking lot next to the washing machines. Please take your bags of Trash/Rubbish out when necessary. We have scheduled pick up every other day.

House Rules:
Basic common sense rules this place. Please keep things clean, quite during early and late hours. Please turn off electric (a/c, fan, lights, etc) when outside of the apartment.
Ask if you have any questions or concerns. We are always willing to help with the room, town, transportation, etc. Don't be afraid to ask.

Curfew Times:
You will be staying in your own apartment, so you are welcome to come and go as you please. Out of respect for you neighbors, we ask that the noise be kept to a minimum between the hours of 22:00 -> 08:00

Very nice place to stay in Chiangmai if you plan to stay a bit longer as the place feels like a home! Close to all main sites would be easier if you have a scooter tho. The room is a bit dark during the day if you want to stay in. Fast internet! Definitely recommend it.

Place is Ok-ish. The location is at the edge of the square, not too much traffic. There are several dogs though that bark in the night and especially in the morning; not Cool. Other than that the location serves as an Ok appartment. There was free botteled water which was Nice. Host provided Some good tips in her opening Message

Ketsuda and Steven were incredibly attentive and helpful - they graciously offer a booking service to local attractions at discounted prices. The apartment was clean and a good value. It was very close to restaurants, bars, and tourist attractions, but not right in the middle of them, so it was decently quiet at night.

The place was okay, but not the hidden gem we expected from other comments and the description. The room is really big and the kitchen well equipped. But the bed is not really suitable for two as it is really squeaky and you can hear every movement. The bathroom was the lowest standard we experienced so far being really just a wet cell with unplastered concrete. But you could have guessed this by the pictures. Our host was really easy to contact online, however we never saw her or spoke to her in person. I expected more contact from the description (saying the idea is to be more than a anonymous guesthouse). The location is really good however. If you can live with the flaws mentioned it is an totally okay place to stay. We lived here for five days after all ;)

Overall great stay in Chiang Mai. The hosts responded to us very timely and were able to assist us when we were being difficult with wanting to change our tours! The location was great for us. Right on the backside of the walls, short walk to a 7-11 and walking distance (10+ min) to a Tops Market/shopping mall. Not too far from the main streets/walking market/Maya mall etc. We rented a scooter from Ketsuda and Steven and loved having the options on what to see outside the main area. They also provide drinking bottles of water which was nice to stock the fridge with. There is one cook-top and one pan so it's not an ideal cook space but will do. The room was clean. The internet is SHARED with the building, it didn't create a huge issue but we did have to reconnect on several occasions and read at max 30mbps. Although we had a great stay and K&S were very helpful there were a few things that we didn't love: the bed is not very comfortable and the frame is very squeaky. The neighborhood dogs bark throughout the night and early morning. There also is a very bad smell that comes from the sink...like rotten eggs. We tried to fix it with bleach and boiling water but it was back later that day. I think it is because there isn't a U-trap under the sink and the smell comes back up. We were able to manage by placing a plastic bag over the drain when not in use and covering it with water (vacuum seal?) Other than these few minor things, we had no problems at all and would recommend staying here with Ketsuda and Steven. Thank you for having us!

Pros: -Host was VERY easy to contact. Responded to emails within minutes during our stay. It felt like Ketsuda and her team tried to do everything to make our stay an enjoyable one. -Room was as described. Little touches like free bottled water and amenities were welcome after a long day exploring Chiang Mai. -The location is great. It was very easy to walk down the street to grab a tuk tuk or bus taxi, but if you can, reserve a scooter from them your first day. It costs less and allows you way more freedom. Steven (part of the team) was a great resource. He gave us some wonderful advice on where to ride to and what to do. -Internet was the fastest I have experienced thus far in SE Asia. Even better than our 4 star hotel in Hong Kong. Cons: -On the other side of the city from the major night markets and touristy areas, but it was nice having a quite place to retreat to. You are never more than 10 minutes or 80bht by taxi from any major sight. -Room was fairly Spartan, but we liked the fact that we were able to spend our money on tours and spa days. The room was an incredible value. The only negative I could think of is that the bed is a bit firm, although that seems the norm in this part of the world. The bed frame was a bit squeaky too. But let's be real, after spending all day hanging out with elephants, going on hikes and buying at the markets you aren't going to care. (Make sure to go to the Elephant Nature Park, it was a life changing experience. Stay away from the mega "Ride on top of the elephant" parks. It's so much better to go to a park that treats elephants with the respect they deserve

Hi, I'm Ketsuda, but most people simply call me by my nickname, King. I am a born and raised Chiang Mai(-ian) married to an American ex-pat.

Our goal is to give you a running head start from the moment you arrive in Chiang Mai. First and foremost, we are English speakers, making your transition to South-East Asia as easy as possible.

We do our best to convey our local knowledge to new arrivals. From the best local eateries, where to get freshest fruits/veggies, places that cater to specific diets, different schools for Massage/Yoga, how to get around our city like a local, to setting up tours/drivers at non-tourist prices.
The list goes on....

All units include STABLE, HIGH-SPEED WiFi, Cable TV, AirCon, working desk, Western style toilet, among other basics all travelers would appreciate.

CMStay currently has two locations:

CMStay @Baan Ouikum is inside the Old City walls and moat. Close to the Sunday market and the tourist center, but far enough to be outside of the noise.

CMStay @Sethee Court is near the Saturday night market, Old Medicine Hospital, and SVG massage center. This location is close to the Old City, but set inside a local Thai neighborhood.

We like to believe that we are great hosts, we are multi-lingual and have a strong knowledge base of Chiang Mai which can help with the nuances of traveling in a new country. We're always looking forward to meeting new people and maybe even being able to help a newbie find their way around. Most of all, we are always willing to try and help.
