Guests will have access to the whole property for their exclusive use: the villa, the garden and places for two cars in the parking at the entrance. More cars can be parked nearby.


A person in charge from the owner will welcome the guests in Punta Ala, show the house at arrival time. In the morning of departure the same person will do the check out. Telephone assistance available 24/7.


At your earliest convenience but well ahead of the arrival, please send us as the COPY OF THE DOCUMENTS for every guest as we need to register your arrival to the Police Authority as per the Italian laws. You may send them by (SENSITIVE CONTENTS HIDDEN) to the phone number you read in the contract.

At your arrival please hand 0,50 EURO per person for every night of stay to the person that will welcome you.
The tax should be paid by every guest 12 years old and over.

One of the bedrooms has a 220 cm tall ceiling and it is reachable from a steep staircase. This particular room is suitable for teenagers, adults or staff, but not for young children or elderly people.

The rate does not includes linens.
You may wish to rent linens and towels at the rate of 15 euro per day per person. Please let us known how many double beds and single beds you will need for your stay.
Consumptions for electricity is not included in the rate. It will be calculated at the counter at check-out time.
Consumptions for water and gas are included in the rate, as well as final cleaning.

The villa is potentially very nice, conveniently located for the Molletta supermarket. The sea is about a 10-15 minute walk (depending on the beach you are in) and the trail is comfortable and flat. Unfortunately, the state of maintenance of the house is not optimal: in particular we found some criticalities that could easily be avoided before our arrival: KITCHEN: Despite the presence of the second small refrigerator under the staircase that leads to the bedroom above the kitchen (however so noisy to disturb the sleep of those who sleep), the main refrigerator is totally underdone for a home that can accommodate 12 people; in the refrigerator itself is missing the bottom shelf that separates the fruit tray from the first low shelf; this obviously further reduces the usable space. Again on the same theme, the freezer handle is absent / unlit. Both refrigerators lose water ... And always in the kitchen (despite being very large) we have highlighted the total lack of wall hangers to store the pantry or even one pasta package ... There are, however, multiple spaces occupied with pots and as many spaces marked with the label "Private": in this way there is no room for guests ... GARDEN: The second aspect that has left us most perplexing is the total abandonment of the garden: the lack of grass is almost complete and this is very different from what is published in the photos advertising the house, where the grass is green and nice. SHEETS: The sheets that we have been provided (and paid separately) in some cases have holes. We also had the feeling that some mattresses were not hygienically in order since some of us (in the room with the toddler bed and in the first room on the first floor) woke up full of red dots, probably caused by mites GENERAL CLEANING: Last but not least, we found the house very dirty with even the presence of multiple cobwebs and spiders in different corners of the house. This aspect strides especially with the cost of 400 euros we have been charged for the final cleaning that will be made at our departure from the house. To compensate for the fact that the initial cleaning (before our arrival) obviously had not been done accurately, it would have seemed right and gentle that the property, at least, had decided not to charge us for the final cleaning. Given the total spending of more than 8,000 euros we paid, this little "discount" would have seemed more than reasonable considering all the issues we faced during our stay. Unfortunately this did not happen. I attach a series of photographs to support the critical issues, as well as other less important, but always unpleasant. The overall judgment remains positive because, as I wrote at the beginning of the commentary, the house is (potentially) beautiful and has positive aspects that go beyond these criticalities that are not structural but which can be overcome with some commitment from the property....

First of all I have to mention that the client wished to receive a final cleaning 400 euro "discount" before the booking and tried all his best to get it during his stay or even after his vacation. We find this attitude very unfair. This guest asked money in exchange for sweetening the commentary. An "exchange" we wish not to agree. We offer discounts before the booking if possible, or refunds during the stay in case the problem is due to our fault. This time I found the problems where mostly exaggerated or declared from him after one week of stay in a "too late to be fixed" time, as the client declared, so we think he wished to "push" us to send a refund in exchange of a better commentary he told us was "without the right to reply". Luckily, we do have the right to reply. I reply here below to all the facts: - The main beach of Punta Ala is just straight ahead of our house. A slow walk to the beach needs 6 minutes by chronometer. (520 meters). - This house was built in a time when our family of 14 people used to live there for 4 months, from June to September. - The refrigerator is large enough for a family of 12. The client sent us a message about his inconvenience on Sun Aug 13, after 8 of his 15 nights stay, and just at the beginning of the national holiday weekend of Aug 15. What a coincidence ! The refrigerators do not looses water if set at the correct temperature. We found out they set the temperature to the minimum instead of mid or max. Anyway we decided to get the suggestion from the client to improve our service and we will change the refrigerator with a new one. We apologize for the missing handle of the freezer. - THE KITCHEN is 25 sq meters wide as you can see from the pictures, and there is plenty of space where to store your goods. Our private sections are only on the storage spaces that are located too high for everyday use, as you need a step ladder to reach them. That's why we use them for ourself. They are absolutely un-useful for our guests. - THE GARDEN is separated in two areas: 2.000 sq meters garden with grass and pine trees, which is green. An extra space of 500 sq meters (not shown in the pictures of our promotion) is separate from the main garden from a wooden gate. The extra space is used only as a direct passage to the beach. We do not show this extra space in the pictures of our advertising, so the client should not expect more than what he sees. The 2.000 sq meter garden is more than abundant for any family. We sent immediately the gardner to check the garden. CLEANING. When we make a mistake, even for the cleaning, we are the first ones to admit the problem. This time instead we are absolutely sure that the house was perfectly clean at the time the client arrived, as we have personally checked, and no pictures from the client show dirty areas or objects at their arrival. The client complained about the cleaning of the house after 8 days from his arrival, so it was impossible for us to check the reality of this allegations or to fix the problem (if ever there was one). We ask, even in our advertising, to let us know if any problem occurs as soon as possible. This time I feel the complain was created or exaggerated in order to have an exchange for money, in the same amount of the final cleaning. The client never wished to pay such amount. He asked me to cancel it before the booking, during the stay in exchange of a "better commentary" and also at the end of the stay. At the end of the stay of this client, the house has been left very messy and very dirty, so we needed extra cleaning time. BED LINENS. We rent bed linens from an external professional service, the same one that serve deluxe hotels. At arrival we told the client in case they find some problem in the linens to let us know and we will exchange immediately the fault linens. THE AMOUNT we received from this reservation is not 8.000 euro, as the client say, but 6831 including the final cleaning. So 6431 euro for the location plus 400 for final cleaning.

This is a very good villa with a big garden, big comfortable kitchen, very cozy bedrooms. We lost our baggage, and when the courier couldn't find the villa, David helped. The beaches really in 500 meters, supermarket in 200 meters.
