We call our place - Flop Life. You've made it here, now live like a local. Flip flops and sandy toes, sunsets and bbq's. When you walk in, our brand new, Coastal Style remodel, will make you feel welcome, cool and invited. This area is one of the nicest and best kept secret stretches of beach on the Emerald Coast. Our end unit has one of the largest, wrap around balconies, seating for 8, tall Adirondacks and a gulf view. There is a heated pool, cabana, bbq pits and you are steps to the beach.
We have just completed a complete remodel of the unit. It has been updated to the most current style and design that is so popular in this region. It is referred to as "Coastal". Light and fresh, be one of the first to enjoy your vacation in this wonderful, modern and amenity rich unit. The triple bunks can accommodate up to 3 children (sorry, no adults - 100 lbs. limit per bunk). We also have a full size bed and a queen size bed making sleeping for 2 couples very comfortable.
Included in the unit is access to the elevator, covered parking, pool, BBQ pits and beach. We recommend renting bikes and chair service in advance as this may be difficult or more expensive if you wait until you arrive.
You will be given a digital key code to use with the lock. No keys to lose makes your trip stress free.
Hello and thank you for staying with us. We know some of you are returning and have your favorites. For some of you, this is a new experience. We want you to know we stay on top of changes and latest additions. Some of this comes from our stays and some from guests feed back. So, the following is a compilation of recommendations. We encourage you to search for best pricing as some weeks a particular company may be experiencing low volume and therefore will be discounting rentals and/or services.
For bike rentals we recommend 30A Bike Rentals. It is just down the street and they have always provided good service. (URL HIDDEN)

Again, shop around with a general search for chair service along 30A.
Remember, we have plenty of chairs on the balcony, but there is no umbrella. The chair service makes for a hassle free day.
1. Seaside is the original. It is a 2.5 mile ride and traverses some wonderful sights as well as gives a quick overview of the area. Our 7 year olds rode it when they were 5 and still enjoy the ride today. Here is a calendar of the (URL HIDDEN)
Restaurants to enjoy are Bud and Alley's and Barefoot BBQ. Heavenly Ice Cream is a must.
2. The (URL HIDDEN)
This is a new addition to the area and is a great place to spend the evening. Sunburns and summer days leave gaps in the evening. Crave Burgers and Mr. Freeze are favorites. Check the calendar for weekend movies on the 30 foot screen or live music on the stage. This is only a 1 mile bike ride and is a welcome change of pace.
3. The Donut Hut. It is a local favorite for coffee and donuts. Just around the corner it is a great way to start the day.
4. The Old Fish House. It is at the end of our street, has live music, porches and some outrageous gumbo and seafood. Have a grown folks night here if you can, it is kid friendly, but remember that weekends will have a long wait. $$$
There is, of course, so much more. Ride through Watercolor...visit Alys Beach for photos and splash pads. Cowgirl Kitchen in Rosemary Beach and the Sugar Shack for the kids....plan it and do it...or just chill. It cannot be done in one trip, so please enjoy, relax and come see us again!

No parties or events
NO PETS. If our cleaning company advises us a pet was on site, you will be charged the full deposit amount.
NO units will be rented to vacationing students or young adults under 25 if unaccompanied by a parent. A PARENT MUST BE STAYING IN THE PROPERTY AT ALL TIMES. OUR RENTALS ARE MONITORED FOR VIOLATION OF THIS POLICY. ALL VIOLATORS WILL BE EVICTED AND ALL RENTAL PAYMENTS AND/OR SECURITY DEPOSITS WILL BE FORFEITED

Cars parked under building must be within a single parking space, and not parked in middle taking up 2 spaces; guests with 2 cars should park one car behind the other; any vehicles that take up 2 spaces must be parked on
gravel or west side. Boats are not allowed without HOA approval, and can never be parked under building.
Motorcycles must be parked towards front of parking area to allow cars behind – do not take up a full car space.
Parking is first come, first serve, no assigned spots.
No items are permitted to be stored in the handicapped parking section per federal regulation.
Bicycle racks are provided on the east end of the building by the kayak stands for Owners. Guest/renter bikes can be parked in the elevator lobby area.
Luggage carts are for household items only, and they are not permitted to haul construction items – use and bring back downstairs immediately, do not keep in units or for longer than time needed to load & unload so the
next guests can use them.
The county dumpster near the entrance is for household trash and small items. There is early morning pickup
3 times per week Mon-Wed-Sat during season, so take trash down night before when possible. Do not leave trash anywhere else.
