Lower unit of a duplex, with a large patio, 7 houses from the beach. Two bedroom, one bath unit, all tile, with a large kitchen/dining area/living room. Parking for one car and a shared laundry room with upstairs unit.

The home is a downstairs unit of a duplex. It features easy parking in the garage off the alley, shared washer & dryer, complete kitchen, with tile throughout. The patio easily seats four at each table, and space for more, including a BBQ. Only minutes away from the Pacific Coast Highway, it’s within close proximity to fabulous shopping centres -Fashion Island (5 min) and South Coast Plaza (15 min), along with all the other attractions on offer. However, for the pure beach experience, no car is needed, everything is in walking or biking distance. Enjoy Italian, Mexican, Sushi, Korean, Fine Dinning, coffee and donuts all just a few minute stroll away. Pick up some fresh seafood to grill from the dory fleet located at the entrance to the Newport Pier. The pier is an area boasting numerous places to eat, drink, shop, and people watch, and only 10 mins by bike. A little further by bike is the Balboa Fun Zone, whale watching tours, bay cruises, deep-sea fishing, boat tours, sea doo rentals, ferryboat ride over to Balboa Island, or the boat trip to Catalina Island. Not forgetting, Balboa Pier, The Wedge surf spot, Peninsula Park, Jet Pack Adventure, all along the three mile long famous oceanfront boardwalk! If you're into swimming, surfing, or body boarding, take no more than 100 steps from your front door onto the white sand beach down to the awesome surf that has consistently ranked Newport Beach as one of the top beaches in Southern California. There is a small bay across the other street for fishing, park, and playground.. Golf at Pelican Hill or for less $$ check out the Costa Mesa course just 4.7 miles away. Free Basketball court & playgrounds are located at 38th street. Free tennis courts are located at 6804 Seashore Drive. There are electric and motorboats for rent at the Fun Zone, and also at Lido Village. You can rent Kayaks, stand up paddle boards, bikes, segways, etcetera in several places along the peninsula in which reviews on yelp & tripadvisor could come in handy. Additional amenities close by include: A movie theater, post office, FedEx, bike rental, grocery store, medical services and atm.

Guests have use of the outdoor shower, located by laundry room, towards the back of the house. For beachgoers, please use this to rinse off any sand before entering the house or using the showers inside to prevent clogged drains. Guests may use the bicycles, beach chairs, umbrellas, and boogie boards located inside the laundry room. These items are shared with the upstairs unit.

- Check out by 9 AM (morning) ________________________________________ AGE MINIMUM - Primary guest must be 25 years or older. NON SMOKING – The property is a non-smoking property and any form of smoking is prohibited inside the property. Violation of the non-smoking policy is grounds for immediate removal without refund. PETS – No pets are permitted in rental units without prior written consent by owner. Violation of the “no pets" stipulation is grounds for immediate removal without refund. SECURITY DEPOSIT - Fully refundable provided the following provisions are met: •No damage is done to unit or its contents, beyond normal wear and tear (as determined in the sole discretion of the owner). •No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. •All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. •All charges accrued during the stay are paid prior to departure. •No linens are lost or damaged. •NO early check-in or late checkout. •The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by Newport Beach. •Upon departure, one set of keys are left on the kitchen table, and the unit is left unlocked. All units have keypads on the door and the code will be provided •Upon departure, all used dishes are washed and trash is taken to the dumpster directly behind the unit. PROPERTY INSPECTION – All problems, including inadequate cleaning and damage, must be reported in writing (email is acceptable) within 12 hours of check-in. Property owner and/or her agents reserve the right to enter premises at any time for the purpose of effecting necessary inspections, repairs or maintenance. It is the guests' sole responsibility to inspect the property upon arrival, to ensure that it is free of hazards and properly equipped. Guest(s) assumes the entire risk of injuries arising from use of the property by them and their guests, and agrees to release and indemnify property owner from and against all liability should anyone be injured on the premises during the term of occupancy, resulting from any cause whatsoever. RESTRICTION ON PROPERTY USE – Guests are prohibited from engaging in any unlawful activities or any other activity that constitutes a nuisance, including but not limited to excessive noise at any time day or night. Violation of this provision will result in immediate eviction without refund, and guests will be held liable for any damages to the property, its contents and grounds. INDEMNIFICATION – A City ordinance allows officers to cite party organizers, property owners and partygoers who get out of hand. Officers would post a large red tag on the door of the house and notify its owner if they observed partygoers being drunk in public or excessively noisy, urinating in public, serving alcohol to minors or displaying other behaviors. Penalties imposed by the City range from $500 for first violation to $8,000. By accepting these terms, as evidenced by taking occupancy, you agree to indemnify and hold harmless the owners of the premises, their agents, representatives and employees, against and from any and all charges, assessments, costs, damages, expenses, obligations and other liabilities, of every kind and description, incurred by the owners and/or any such agents and representatives, and arising out of or in connection with occupant's violation of any applicable City ordinance, state or federal law, rule or regulation, any breach or violation of the terms of this agreement, and/or any settlement, award, judgment, Court Order or other amount paid or owed to any third Party (including attorney's fees, Court costs and related expenses) resulting from Occupant's (or its guest's) actions, omissions and/or liabilities. Violation of the city's ordinance is grounds for immediate removal without refund. MAXIMUM OCCUPANCY – The maximum number of guests is limited to seven (7) persons. No additional persons will be permitted without the prior written consent of the owners, which may be given or withheld in their sole discretion, and if given will incur additional charges as indicated on the written consent. Overcrowding or misrepresentation as to the number of guests is grounds for immediate revocation of this agreement and removal of all guests without refund. INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. KEYS – Any missing key will be charged $20 per key for replacement cost. NO LINENS PROVIDED - During the months of June, July, and August, no linens will be provided. Guests will provide their own linens or contact a linen service. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in each Unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken out of the Units. Missing towels will result in a $20 fine per set. CLEANING FEE – A cleaning fee is required and exclusive of the rental rate. RATE CHANGES – All rates for rental of the Units or as otherwise identified herein are subject to change without notice from time to time. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved by the owners in writing in advance. All of the units are privately owned. The owners are not responsible for any accidents, injuries or illnesses that occur to the occupant, or any guest or other person while on the premises or its facilities. The owners are not responsible for the loss of or damage to personal belongings or valuables of the occupant or any guest or other person. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. This Agreement constitutes an agreement signed and to be fully performed in the City of Newport Beach. By signing this Agreement, you represent to the owners that you are above the age of eighteen, and have full power and capacity to enter into and perform this Agreement, which shall be fully enforceable against you in any Court of competent jurisdiction.
