Legally, the landlord only needs to provide a kitchen sink and a fridge. I have a keurig machine, microwave, toaster oven, electric skillet, rice cooker and electric kettle. I deliberately have not included kitchen as an amenity and the longterm roommates agreed to not turn on the gas account for the stove which I plan to have removed - this building had new gas piping installed in 1999 properly filed by a Master Plumber and tested by the utility company. First, thanks to all the previous and current guests and for the reviews. No Ted Bundys. We're very grateful to everyone for booking.
By October 2017, this will be a male heavy share with Gordon, two male artists and one female returning roommate with only one guest room designated for airbnb hosting. Everyone is very well behaved so ideally we will keep getting calm civilized guests.

I have instant book on all the listings because airbnb takes your government ID and verifies your personal details which are not shared with me. However, I ask that everyone provide their verifiable background information including you and your companion's full names and info. We also will not pre-approve inquiries only instant bookings because Airbnb will have official government ID for instant bookings. You can ask questions pre-instant booking.
All the larger room listings allow for two people now because I have found that sometimes people like to bring in a friend for the entire stay or a portion of the stay. A girl traveling with a friend might be a good idea because you never know. Stay safe.
Also, we prefer that you do not book if you keep late nights so the roommates can use the deadbollts when they retire for the evening and then we don't feel compelled to wait up for you downstairs. We don't mind when nice guests have requested accommodation in the past but we are moving into a less active airbnb phase with multiple roommates and we want it to be as peaceful as possible.
Monthly Roommates are legally permitted houseguests in NYC so feel free to invite your friends and family to visit you occasionally but no couples as roommates please.
As long as you include that there are 2 guests (no additional charge) so that is reflected in the airbnb itinerary and you can provide the other person's ID, then we feel comfortable with sharing the apartment as well as the building's access keys. Ideally, your friend has an airbnb account so we can leave a good review for both guests.

This lease is under Jennifer Eng, Gordon Eng & Associates. It is a deregulated lease so airbnb is legal. The "& Associates" reflects a lawsuit in the late 1980s iirc where a rent stabilized lease was challenged because the two names on the lease resided elsewhere and the tenants of record prevailed because the actual occupant of the lease was considered an "associate." Is that "case law" - I have no idea. I have a copy of the case somewhere with the index number.
My brother Gordon is the primary resident. He is permitted two monthly roommates and up to 9 occupants,
If you would like to be a monthly roommate, you need to book your multi month dates in 27 day increments because the airbnb payment system will block off my dates but only take the first 28 days' payment at bookng. No security deposit is taken by airbnb and I have to file a claim within 14 days if something is missing or damaged.
You still get to be a legal roommate with roommate rights without having to be responsible for the entire lease but the payment is just in 27 day blocks.
If you book for more than 27 days on airbnb, you can actually refuse payment after the first month and there is nothing I can do about it.
Guest rates fluctuate according to smart pricing but returning guests can message me and I can send them a special offer which will probably be either their old rate or the mid point between their old rate and the new rate. Just message me. Don't be shy. If I left you a review, then it is probably okay.
The guest room is in a large 5 bedroom 2 bath duplex in Little Italy Chinatown. My favorite restaurant currently is Pasteur Grill on Baxter Street but I am slowly exploring the area myself as this is my first apartment as an adult in the area. I can recommend the roast pork buns at Manna House and the egg tarts at Ho Won Bakery.
Pack light because the apartment is three flights up from the ground floor.
The laundromat is on Hester Street and not in the building but it is a one minute walk away to the Hester Street side of the 121 Mott Street corner building. They won't take clothes just for their dryers.
No intercom so please call me when you arrive at the building. We've never done a self-check-in and meet each guest when they arrive. We also do not mail keys to you ahead of arrival.
Wifi "signal strength" is "excellent." If it isn't, we need to call the cable company so please let me know right away. The Spectrum technician visited on September 18th and said our wiring was outdated and then left after he ahd changed something saying everything was resolved by changing the filter. However three days later we got a conflicting claim that a guest hasn't had wifi since before the tech visit.
I am worried that an unkind neighbor may have our password and is throttling us or whatever by using our wifi. The provider says there have been no dropouts or signal interference so we have asked the longer term guests if they want to do ethernet but wireshark will tell you if there is an issue. There is no way that a room that is more inaccessible to the signal can have usage while the guest next door claims that he has had no signal since he arrived many days ago.
So wireshark will prove at least that other occupants including my brother have visited sites just fine during the same time. I am also implementing dual band usage so that short term guests will have a new password for 2.4 bps usage. I doubt anyone has time or interest while in NYC to bother with huge downloads like bit torrent or MMORPG gaming. :)
I have 8-10pm checkin and 8am checkout in place because Gordon's needs to be out the house by 8am and he won't be back until 8pm at the earliest.
When there is more than one guest room available and if there is a better room available or one that involves sharing the bathroom with fewer people or with the same gender, I will probably offer you that better option if it comes up but it's the host's decision alone. I also don't expect you to take that room if you don't wish to. It's only to make you comfortable and I don't book your original room - it stays empty.
Please don't overstay as I may have no available rooms and while the living room has a futon sofa, it is disruptive. But in an emergency like a Hurricane Sandy situation, I probably am still within my occupancy limits and you can still eat as much as you want and have bedding and towels - you're not a second class citizen or anything. But it is always better to book elsewhere and have a proper room with a door that locks from the inside especially if you are a female.
I don't charge for the overstay on the living room futon but I really get very nervous about it and it is bad for the roommates and guests so please don't do it except a true emergency like a hurricane or massive snow storm. PLEASE book somewhere else.
I did not turn on the gas account for cooking. I do have kitchen supplies such as an electric kettle, keurig machine, microwave, toaster oven, electric skillet and rice cooker - all of them are low wattage and have automatic shut off functions. They need to stay plugged into their particular outlets because the original electric meters are low capacity. If appliances are moved to different outlets that may be for the exhaust fan or are sharing with other appliances, the lights will go out and we will have to flip the breakers in the panel in the hallway. I also have extension cords that are specifically for appliances so they need to remain unchanged as well.
The breaker panels - one on each level - were installed in 1999 by a licensed electrician and everything was properly filed and signed off with Department of Buildings.
The apartment passed inspection by Department of Buildings in early 2017 involving a filing for the vacant store on the ground floor. The building's insurance carrier also inspected the apartment and the office cum storage space in August 2017 and took photographs and said it was "very nice."
I also have extra glow in the dark stickers inside the apartment that are not required by FDNY. The required ones are the ones outside the door on the door and on the door jamb. Because there are 22 windows in the apartment, the NYC approved glow in the dark stickers are very strong and really glow in the dark.
I keep my stuff available for communal usage eg Gordon's hair dryer, ironing board, iron, backup towels for guests and toiletries, bandages and compression wraps in case you twist your ankle(s). I don't keep the backup bedding and towels inside the apartment because the closets are too small. I have a storage space on the second floor. Eventually, I hope to store extra backup food in case of an emergency like Hurricane Sandy. Unlike fancy buildings, we don't have electronic locks and the hot water is gas fired and not affected by a citywide power outage.
I stock the fridge with ice cream and frozen pot pies because most of the eateries close by 10pm and I want you to feel free to eat as much as you like.
The water pitchers are in each fridge on each level are filled at the sink and then filters when you pour the water out. Please refill the pitcher as you use it.
Also, you might want to use boiling water from the kettle when you use the keurig machine because the coffee seems to be stronger that way. The strongest brew method is to take the k cup contents and put it into a filtered tea bag and pour boiling hot water over it and let it steep for a few minutes.
Living room has a roku tv, futon couch and coffee table. The vacuum and ironing board and iron are in the closet. The large apartment's reality is actually very quiet and calm and very low interaction in such a big place. It might even be more private because it is a big space. Wide shipping lanes.
Students would be fine and we are a short walk to NYU and PACE. The Broome Street NYU dorm is actually three blocks away so you could even grab the shuttle if you have NYU ID.

There are smoke alarms in each bedroom as well as on each floor (total of seven) and the bedrooms only lock from the inside and are not keyed locks because of the fire escape access requirement.
We won't say anything to a guest but we hope everyone washes their dishes.
When Gordon see dishes in the sink, he washes them. And he cleans up the bathtub if a guest forgets to clear the mesh filter in the drain so the next guest doesn't have to suffer but he is at work all day so he might miss something. The bathrooms are cleaned at least three times a week and as needed eg when a guest soaks the bathroom while we are fortunately waiting nearby to empty the bathroom waste basket but we need to regrout one area.
Thank you in advance for cleaning up after yourselves and don't leave the air conditioner on when you are not in the room. Just try your best.
I don't put it in the reviews but please use the mesh filters in the bathtub and the kitchen sinks so hair and food don't get stuck in the drains. Please just remove the filter and dump the contents into the provided lined waste basket by the sink. Thanks!
The best thing is the location on Mott Street North of Canal. It's close to train stations and you can walk to many cool parts of the city.
None of the bedrooms are en suite. Two bedrooms upstairs and three bedrooms downstairs share a bathroom on each level.
No smoking and no pets. I don't have overnight guests and would hope to find reasonable respectable roommates in that respect - nothing crazy and no drugs please.
Also, please do not use the fire escape except in an emergency and definitely don't go up on the roof.

I also need to explain the three cancellations in June 2017. They were cancelled because of an injury and I took the penalty which put me in some kind of danger zone with airbnb that will suspend me if I cancel another booking.
Because I am on some kind of automated probabation for those three cancellations that put me right on the edge of the percentage for suspension, I'm afraid the automated system may suspend me so if you made a mistake and instant booked not realizing the strict checkin and checkout times or some other mistake, let me know, cancel from the guest end and then I will issue the full refund.
So please help me avoid automated suspension and automated blocked days that take a lot out of me to correct. If I am giving full refunds then I shouldn't be made to suffer for being accommodating.
AIrbnb Support maintains that Instant Book hosts have 100% unlimited penalty-free cancellations as long as you are canceling because of the reason "I'm uncomfortable with..."
I've had two bookings who were insistent that I initiate cancellation so they could get full refunds because they didn't trust my promise to waive the penalty for cancellation but somehow wanted me to be the one to claim that I was cancelling but the system was prompted to ask me if I realized how I would affect the guest being cancelled. I've had to cancel an improper booking (as a third party) and then offered them a discount to book properly so yes I am aware of the guest's feelings even when they put me in a tough spot. I don't want to be inaccurately depicted as being uncooperative and misrepresented as the ball being in my court (It's not) because a guest does not want the cancellation penalty enforced. A guest who got a full refund claimed that it was thanks to Airbnb and not because I clicked "Full Refund" after Airbnb refunded only a percentage of their payout.
