A very spacious and well presented corner view apartment in an excellent festival and City centre location (just 5 mins walk from the Castle, next to Usher Hall and Lyceum Theatres). Accommodation comprises a large and comfortable lounge, 3 bedrooms (2 good sized doubles and 1 with double mezzanine bed), a family bathroom and a well equipped kitchen with dining / breakfast table. Benefits from secondary double glazing, has splendid City views, TV and Wifi also included. See great reviews below.

"Fantastic flat - so close to all Edinburgh has to offer especially at The Fringe. Able to nip downstairs to watch the fireworks after the Tattoo when we wanted to. We walked everywhere & it was great to be able to pop back to the flat to recharge ourselves before heading out again! Lots of eateries & supermarkets around. There is little noise from outside which is great. Comfy beds, chilled lounge and fab window seat in kitchen to watch the world go by!"

"The location was perfect and finding it was easy. a short taxi ride from the airport of 20 minutes but could easily get a bus too. The apartment was as advertised, very nice. The host helped us with everything needed and even let us keep our bags there as our flight was late. thank you very much. would definitely recommend"

This apartment is professionally managed by Jason, Kathryn and Eddie of The Festival Partnership on behalf of the homeowner. We usually like to 'meet and greet' all our guests (if not there is a convenient key box for 'self check in') and are, of course, on hand to assist with anything during a guest's stay.

We kindly ask that one of the staying guests is at least 25 years of age and also, if requested upon check in, would also be grateful to see ID ( i.e. drivers licence or passport).

GENERAL INFORMATION
Check-in is after 3PM
Check-Out before11AM please (our cleaner arrives at 11am).
All guests will find a welcome pack detailing all the features, wifi code and workings of the apartment.
RULES OF THE APARTMENT
a) None of the Guests or anyone else permitted in the Apartment by the Guest shall cause a nuisance or disturbance to other residents or neighbours. More specifically, any noise (whether music or otherwise) should be kept to a minimum and confined to the apartment itself. This is further defined by a quiet time which is designated between the hours of 11pm and 8am. Any social gathering of more than 8 persons (max) is not permitted at this apartment.
b) Smoking is NOT permitted anywhere in the apartment.
c) Pets are NOT allowed.
d) Guests should immediately inform the Host of any defects of which they become aware. The Host will use their best efforts to correct any defects as soon as practical.
e) We ask guests to treat the apartment with respect, to wash up all pots / pans, dishes, etc. and place all rubbish in the black bags provided and then place them in the designated waste containers provided.
f) Furniture and household items are not to be moved around in the apartment.
g) No feminine hygiene products may be flushed down the toilets and any blockages caused by this will be paid for by the Guest.
h) No fixtures, fittings or contents are to be removed from the Flat.
i) Appliances are only to be used for their intended purposes
j) Except for fair wear and tear, the apartment and its contents are to be left in the same condition and place as they were found.
k) Any used cutlery, crockery and cooking utensils are to be washed and returned to their storage location.
l) No obstructions are to be left in any of the Building common parts.
m) No dangerous or hazardous goods or materials or anything which may be or become a nuisance or injurious or cause damage to the owners or occupiers of any adjacent or neighbouring premises, is permitted in the Flat or Building.
n) No smoke, grit or noxious or offensive emissions are to be made from the Flat, nor any deleterious matter caused or permitted to enter the drains serving any the Flat.
o) The number of guests is limited to 5 persons maximum.
p) The Host or their agent are not responsible for any loss, injury or damage to any Guest or their property, howsoever caused, arising in any manner out of the let of the apartment or use of the Building facilities.
q) The Guests shall allow the Host or their agent access to the property for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner.

The description on Airbnb is absolutely accurate . My favourite part of the house was it's location . We could literally walk everywhere - castle , royal mile , princess street . There is a bus stop right outside and Waverley station is just a 5 minute cab ride away . Jason's team is extremely communicative and we're very helpful

My family and I stayed for a few days and found the flat perfect for our needs. The flat is very quiet and located near the Edinburgh Castle and close to restaurants, shops, and nightlife. There are buses and taxis immediately outside that makes getting around very convenient. I highly recommend.

Apartment was clean and well maintained. Self check-in was a breeze, especially with good communication and welcome info from the hosts prior to arrival. Location proved to be excellent, close to Princes Street, Grassmarket and all major amenities, while being safe and quiet at night allowing a good night's sleep. Would definitely stay here again if going back to Edinburgh. Thanks!

The flat is in the amazing location in the city. There are shops and restaurants just downstairs and supermarket which just takes less than ten mins walk. 15 mins walk to reach to several important tourist spots such as the famous Edinburgh Castle and Royal miles. The place has three beautiful and tidy bedrooms which are suitable for family travel or friends come together. The proper sized kitchen is excellent for us to do some cooking while the staying. By the way, there is no lift in the apartment, so if you are carrying heavy luggage, it might not be so convenient for you.
