Hill House, Polruan, was built for a master mariner in the 19th century and has recently been renovated to a luxury standard. Great care has been taken to retain this superb property's many charming period features and make the most of its outstanding position overlooking the estuary, in the heart of Polruan's conservation area.The house comfortably sleeps 8 in 4 double bedrooms (2 king, 2 twin), and is centrally heated throughout using the latest eco-friendly technology.


The upstairs living area has a wood burner to keep you cosy on chilly evenings, enjoying DVDs, books and games from our extensive collection or simply gazing at the ever changing view from the large windows. Superfast fibre broadband is freely available throughout the house and there is a new curved Smart TV with internet access.

The solid oak kitchen incorporates a high quality range cooker, dishwasher, microwave, large fridge freezer and all the equipment a cook needs. The DAB radio includes an ipod dock, so you can listen to your own choice of music. A washer dryer can be found in the adjoining utility room. The kitchen leads into a spacious dining area under a roof lantern, with French windows opening out onto the patio. Here you can enjoy a relaxing meal taking in the fabulous views over the river to Fowey.

All the bathrooms are to wet room standard and include powerful showers and heated towel rails. Upstairs, the delightful front bedroom (French style king sized bed) and charming converted apple store bedroom (twin beds), featuring exposed beams, are served by a shower room. Downstairs, occupants of the twin room enjoy use of the bathroom with over-bath shower and the master bedroom has an en suite shower room with reclaimed teak fittings.

This property is ideal for couples holidaying together or for flexible family groups. Parking for one car is provided next to the house and the village car park is close by for additional vehicles. Once at Hill House, you have everything you need for a great car-free holiday. The coast path, beach, pubs, shops and passenger ferry to Fowey are all within a few minutes walk and there is a large private garden shaded by palm and apple trees.

As the accommodation features open plan stairs which are both steep and curving, it is not ideal for small children or the less mobile. Great care should be taken, and children supervised at all times.

Towels, bed linen and electricity are all included. Short breaks, flexible arrivals, are available out of season. A refundable security deposit of £150 is required on all bookings.

We are based right in the heart of the village if you have any questions during your stay. Our office is open Monday - Saturday 9:30am - 5:30pm ish (ferry dependent). You are more then welcome to pop in throughout your stay. Any questions you may have we are more then happy to answer... we will get the kettle on!


We would like to point that due to the age of many of the cottages in the area, and they are traditional Cornish cottages, while they display wonderful charm and character, they can also suffer from dampness due to the coastal climate. This will benefit greatly from the having a window left open a fraction to create some ventilation.

Area - The village is situated on a very steep hill, so access to some parts of the village is difficult. Please give us a call to discuss your selection particularly if your party includes elderly or anyone who would have difficulty breathing.

Many of the amenities, ferries and cottages are accessed via steps some of which can be steep which could also be difficult for elderly or younger children and anyone in a wheelchair. There are many small winding streets that are not suitable for cars. As the cottage is in the middle of a seaside village there is of course noise from the seagulls throughout the day.

As Polruan is a working village with a working boat yard, there could be a small amount of traffic noise from fore street as it is the main access road into Polruan.

If you need parking for additional cars, there are 3 car parks in Polruan. The Quay carpark and the main St Saviours car park would be the 2 closest to the cottage about a 5 minute walk away. Both car parks are £25.00 for a weekly ticket or £5.00 per day. The quay carpark is a lot smaller with only about 11 spaces, so if you were to take your car out for the day you’re not always guaranteed that same space back. The main St Saviours car park is manned throughout the day with an overflow facility. Sadly you cannot pre book any spaces.

Higher up in the village there is a free car park roughly about a 15-20 minute walk from your cottage, which if you weren’t planning on using your car much, it could be a suitable option.

Electricity - We try to conserve energy and would be grateful if you could use electricity responsibly -please turn off appliances, radiators and hot water when not in use.

Breakages/Damages please let us know of any breakages or other damage occurring during your stay and make payment for them at the office before departure.

Smoking is NOT allowed in any of the cottages; please respect the owner's wishes on this.

Cleaning- please honour the booking conditions and leave this self-catering property in a clean and tidy condition. If additional cleaning is required during or at the end of your stay, please contact the office

Accommodation will be prepared according to the number of persons booked, as reserved prior to your stay, if you are expecting guests please inform the office. Properties are not allowed to sleep more than the stated number of persons on the listing.

Hello, I'm Abigail I work along side my mother Jane, at Polruan Cottages a small Family run Holiday letting agency based in the village of Polruan, Cornwall. A small unspoilt village surrounded by water on three sides. I could not live without handbags, good food, books, the odd glass of good wine or my car....There are a lot of hills in Cornwall and plenty of beautiful coastline to discover.
