My place is close to The South Downs, the A23 and A27, Stanmer Park, Preston Park and only 3 miles from Brighton city centre and the SEA. You’ll love my place because it's really handy yet as it's a bit out of town, in a close, its very peaceful. Plenty of free parking, great views from the sunny decking...perfect for sunning yourself or for that glass of wine while watching the sunset! Best of all worlds! Good for couples, solo adventurers, business travellers, and families (with kids).
This is a spacious converted Bungalow with lots of open plan space in the main living area. There are 2 bedrooms downstairs, a double with fitted wardrobe and shelving and a single bedroom with chest of drawers and hanging rail. You are able to use the main open plan living area, which contains, kitchen, dining area and living room. The bathroom is downstairs and has a whirlpool bathtub and shower. There is a private, fenced back garden, ideal for al fresco dining and for small children to play in. The sunny decking at the front, has plenty of garden furniture for making the most of the sun and the views!
There are two bedrooms always available. In the twin bedded room, there is also a floor mattress (particularly suitable for a child) and a double sofa bed in the large living room, so it's possible to sleep a party of 5 or 6. (There is also enough room in the single room for the floor mattress).
The only room that you don't have access to is my bedroom which is kept locked, all the other rooms are for your use including toiletries in the bathroom and kitchen products.
The back garden, is for your use and is private with lawn and flower beds and also a small patio.
There is a large utility room/storage space that contains the washer dryer, which you are welcome to use and you can also keep wellie boots or waterproofs here. There is plenty of free parking on the street and also a small driveway for your use. Please don't wash your car here as I have an irrigation system for my pots fitted to the outside tap. Thanks.
Myself or a friend will be available to sort out any problems you may have during your stay. Also, I shall be available before your trip to answer any questions.
Bedrooms are downstairs...Double bedroom with Twin beds (or kingsize on request). Single bedroom with single bed.
Extra sleeping available in communal areas on a Sofa Bed and single floor mattress.
Over 4 people, there are extra charges.
There is a portion of the house that is kept locked as it contains my bedroom.
I will require £100 refundable deposit from you in cash on arrival for breakages/damage and deep cleaning if necessary (please see note below about cleaning).
No shoes in the house (Shoe rack inside the front door)
No parties or events.
No parties, stag/hen dos or additional guests/visitors without pre-agreement.
Keep music/noise down in the evening, our neighbours all have young children and will get in contact with me directly if there is too much noise.
Please park with consideration as this is a close and can get congested - Please be aware of other houses access.
Please put crockery etc back in the place that you found it.
Please do not overload the washing machine.
Please do not touch the musical instruments or music books in the small annex to the living room (I am a music teacher so they are my livelihood!)
Please leave the house as you find it - you are only paying for minimal cleaning so if the house is in need of a deep clean as a result of your stay, I will take that from the £100 deposit on check out.
Please take sheets off beds and put together with towels in the wash bags provided in each room.
