Everything you need for a comfortable short-term stay in Tulum. Good location a short drive or a nice bike ride to beaches and cenotes as well as the charming shops and restaurants in town. A perfect base for exploring Tulum and its surrounding areas.
This ground floor apartment features three bedrooms, each with a full size bed, closet, A/C, and a private balcony.
Kitchen comes equipped with coffee maker, blender, and basic cooking utensils. There is great air flow and light in this spacious apartment, making it a great place to relax and plan activities.
Great restaurants, bars, and cafes are within walking distance.
An easy 90 minute drive from Cancun airport makes it an ideal place to land in Tulum town.

The bathroom is shared with one other room.
The large and fully equipped kitchen is shared with two other rooms. There are assigned spaces for your groceries for your convenience and to help keep the kitchen clean. Please store your groceries there.
Housekeeping occurs before/after your stay. In longer rentals housekeeping is once a week. If you want it more frequently we can provide it for a small fee.
Once you are checked in we pretty much leave you to your own devices.
If you need anything there are various ways of reaching us, all of which are described in the guest welcome packet. Please let us know if you need anything or if there is any kind of problem. We aren't mind readers, but we are happy to help if given the chance :-)
It is a 15-20 minute walk to downtown or a short bike ride.
The apartment is on the corner of 7th Street and 8th Street. 7th Street is one of the main roads in the neighborhood as it was the first to get electricity. Because the side road is unpaved there is often dust in the apartment complex.
The neighbors dogs bark often, if you are a light sleeper you may want to bring earplugs. They will also be useful if any nearby lots are doing construction, a common occurrence in this fast growing neighborhood.

Tips, FAQ’s & House Rules
•Campsite Rule: leave the place as good as you found it or better.
•If there is an issue, let us know. We strive to provide a pleasurable experience for you but we lack mind reading abilities. So if there is something amiss or you think there are some improvements to be made, let us know.
•Respect the property and other guests.
•Keep noise levels down after 10pm.
•Please DO NOT flush toilet paper, personal hygiene products, etc. Use the waste basket provided instead.
•No smoking inside please. $100usd will be deducted from your security deposit if you are caught smoking or leave behind any evidence of having smoked indoors.
•If you turn it on, turn it off.
-Please turn off all lights when not in use.
-Please turn off A/C when not in use, leaving the house, etc.
•If you finish it, replace it (condiments, spices, olive oil, etc).
•If the trash is full take it out (there is a bin on the street) and replace the liner bag of the apt trash can.
•Wash your dishes; wipe down counters; clean up any messes you make when you make them.
•Knives should be used on cutting boards only. Wash, dry and put away knives after every use.
•Teflon pots and pans: use only wooden or plastic utensils. Never use anything metal. When washing them, don't scrub them out; use only the soft part of the sponge.
•Disinfect fruits and vegetables. Those with a smooth outer texture (apples, pears, tomatoes, etc.) can be disinfected in tap water. All others (lettuce, cabbage, etc.) use purified water. The disinfectant drops are next to the sink in a blue plastic bottle. Use as directed.
•Don't leave fruit and vegetables in plastic bags outside of the fridge. In this tropical climate they rot fast.
•WiFi is readily available at many restaurants, beach clubs and hotels. It is rarely reliable or fast in Tulum, so be prepared to do without at times.

15% minimum when eating out.
$2usd minimum for housekeeping staff per night booked; more if you feel inclined.
$5usd for tour guides; it may be more depending on the tour.
You do not need to tip taxis unless hiring them for a tour, for the day or for the airport.
•Rent a bike or scooter. Finding parking on the beach road can be difficult and they will ticket you for parking on the shoulder.
•Bikes are available on site for a small fee. Ask us for more information.
•Many locals will give you a ride to and from the beach. Hitch from the road leading to the beach. Trust your instincts and avoid doing so after dark or alone.
•Lock the door behind you. Don't forget your keys!
•Please lock and scramble the lockbox after using it.
•Check out is before 11am. There is sometimes flexibility on this but you need to ask and get the okay from us.
•Leave the keys in the lockbox and scramble the code when checking out.
