A newly refurbished 3 bedroom apartment, fully equipped / well appointed and affording a rooftop view outlook over the Old Town and onto Edinburgh Castle. There are 3 good sized double bedrooms (2 doubles and 1 smaller double (4ft width bed). Whilst there is no separate living room, there is a comfortable bench seat in the kitchen /diner and also a sofa in the biggest of the bedrooms. Flat screen TV in the kitchen and Wi-fi are included. Ideal for larger families or visiting friends groups.


This apartment is professionally managed by Jason, Kathryn and Eddie of The Festival Partnership who will arrange to 'meet and greet' you on your arrival provide advice and support during your stay.

We also ask that one of the staying guests is at least 25 years of age and if requested upon check in, would politely ask for some verification of name / proof of address (drivers licence, passport and/or copy of utility bill).

Please note : Check-ins after 9pm at night will be £30 extra for 'meeting and greeting'.

All guests will find a welcome pack detailing all the features, wifi code and workings of the apartment.
a) None of the Guests or anyone else permitted in the Apartment by the Guest shall cause a nuisance or disturbance to other residents or neighbours. More specifically, any noise (whether music or otherwise) should be kept to a minimum and confined to the apartment itself. This is further defined by a quiet time which is designated between the hours of 11pm and 8am. Any social gathering of more than 8 persons (max) is not permitted at this apartment.
b) Smoking is NOT permitted anywhere in the apartment.
c) Pets are NOT allowed.
d) Guests should immediately inform the Host of any defects of which they become aware. The Host will use their best efforts to correct any defects as soon as practical.
e) We ask guests to treat the apartment with respect, to wash up all pots / pans, dishes, etc. and place all rubbish in the black bags provided and then place them in the designated waste containers provided.
f) Furniture and household items are not to be moved around in the apartment.
g) No feminine hygiene products may be flushed down the toilets and any blockages caused by this will be paid for by the Guest.
h) No fixtures, fittings or contents are to be removed from the Flat.
i) Appliances are only to be used for their intended purposes
j) Except for fair wear and tear, the apartment and its contents are to be left in the same condition and place as they were found.
k) Any used cutlery, crockery and cooking utensils are to be washed and returned to their storage location.
l) No obstructions are to be left in any of the Building common parts.
m) No dangerous or hazardous goods or materials or anything which may be or become a nuisance or injurious or cause damage to the owners or occupiers of any adjacent or neighbouring premises, is permitted in the Flat or Building.
n) No smoke, grit or noxious or offensive emissions are to be made from the Flat, nor any deleterious matter caused or permitted to enter the drains serving any the Flat.
o) The number of guests is limited to 5 persons maximum.
p) The Host or their agent are not responsible for any loss, injury or damage to any Guest or their property, howsoever caused, arising in any manner out of the let of the apartment or use of the Building facilities.
q) The Guests shall allow the Host or their agent access to the property for purposes of repair and inspection. The Host shall exercise this right of access in a reasonable manner.

The apartment is perfectly located for a short trip to Edinburgh. Everything is within walking distance. The local area is lively with plenty of restaurants and bars. The apartment itself is large, comfortable and clean. Everything we needed was available. Check-In was really smooth. David greeted us on arrival and was really friendly. We will definitely be staying again!

L'appartement est idéalement situé, au pied du château et au coeur de Old Town. Il est conforme à la description, joli, confortable et parfaitement équipé. Nous avons passé un très agréable séjour dans cet appartement et recommandons à 100% ! Attention cependant, l'accès à l'appartement depuis la rue comprend beaucoup de marches (3 étages), ce qui n'est peut-être pas adapté aux poussettes ou personnes en difficulté.

This flat was perfect for our needs. The rooms were stylish and comfortable, the kitchen was well stocked, and hot water was sufficient for our family of four. The location was perfect, walking distance to the castle and restaurants. Wonderful views from the rooms, lovely garden setting. Check-in was smooth and efficient. Would definitely stay here again.

The apartment is beautiful, spacious, everything is in mint condition, beds are very comfortable, kitchen has everything (including stacks of shortbread!), The location is perfect -- a minute walk to the Grass Market. It was perfect for us in every respect! It is important to note, however, that there are many stairs going up to the apartment, and it is, therefore, not suitable for some people with disabilities or for older adults. Otherwise, an excellent choice!

Great apartment and location! We stayed here for 1.5 weeks with our toddler, and loved the convenience of being very close to the heart of Edinburgh (most attractions at 5-10 min walk, the farthest away are 30 min walking), and having a grocery store within a 3 min walk. The single bedroom with the twin bed was perfect for the pack and play for our toddler. Both of the other two rooms had great views of the Edinburgh Castle, and the Royal Mile is a 5-7 min walk from the apartment. Thing to note, however, there are two flights of stairs to the apartment and no elevator - we had zero issues with this despite having to carry a toddler and stroller, but if you are disabled or have mobility issues this may come up (note, most of Edinburgh is full of stairs as well). The other review mentioned noise - we only noticed noise on Friday and Saturday night, and then not for long periods of time (10-15 min), and not enough to keep us form falling asleep. Yes, there is noise since this building and most of the other buildings in Edinburgh are old and the windows are not double pane, but it honestly never bothered us or kept us or our toddler from falling asleep. We ate breakfast in the fully stocked kitchen almost every day (Jason provided us with coffee and tea, shortbread, spices, toaster, etc) and loved having a full range of cable TV channels (including cartoons) for our toddler. Had a great time here, Jason was great about communicating with us before the check in and accommodating us. Highly recommend this place and would stay here again!

The location does not get any better than this! Plus super friendly hosts and a well-kept, modern apartment with stunning views! Highly recommend for anyone looking to stay in central Edinburgh!

Thanks Geoffrey, I'm glad you like the location, in the heart of Edinburgh's Old Town. The weekends, in particular, can get very busy in this area (nightlife, restaurants and bars), but the apartment itself is pretty quiet, being on a higher floor.
