As a local Busselton family for the last 12 years we have designed this holiday home with families in mind so that everyone has a relaxing fun holiday. Often dolphins can be seen from the beach right out the front of the home, fishing is popular and the beach is calm and accessible most of the time because of its unique north facing aspect, winds are usually light.

Payment is confirmation of your acceptance of these terms and conditions.
Please be advised that in Busselton seaweed is washed onto the beaches. For this reason the beach in front of our property may be affected. The cycle way along the foreshore will still be available and the small protected beach just at the end of the street (5 houses) is still accessible for swimming, walks and fishing.
The deposit is non refundable and is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
CANCELLATION if caused by the client
Money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being relet then a $200 cancellation fee will apply.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:
MAXIMUM NUMBER OF GUESTS
Number of Guests MUST not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Please do not park on the lawn. We make every effort to maintain this in great condition for everyone to enjoy. Should the need arise please contact us to make this arrangement.
Departure - the property should be left in a similar state to its condition on arrival or additional cleaning charges will apply. Check-out time is 11am by the latest, to allow time to prepare property for next guests.
This is a non smoking property - should it be smoke affected we will have to charge an additional $150 for professional cleaning - this will be charged to your credit card.
Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess .
Pets are not allowed.
Contrary to this may result in loss of your bond and/or additional payments.
The owners will make every effort to ensure the property is available as booked. Regrettably due to unforeseen circumstances, there may be times when this is not possible, in which case the owners reserve the right to make alterations to bookings. In this event the owners will provide as much possible notice and will make every endeavor to assist in helping find suitable alternative accommodation.
We are a local family of 5, with two daughters and one son who have lived Busselton for the last 12 years, we have loved the quiet relaxed beach-side lifestyle. We have been running this holiday rental home, Blue Waters Beach House successfully for the last 9 years and feel we have set it up the way we as a family would like to enjoy our own holidays. We have tried to cater for every member of the family to enjoy their own space and activities, and hope you will enjoy morning beach walks looking out for dolphins, drives to nearby wineries for lunch or just playing ball in the front yard.
