This condo is equipped with everything you will need to make your vacation comfortable and memorable.

There is a queen-sized bed and, at your convenience, an additional queen-size sofa, flat-panel/HDTV & WiFi.
Extra guests must be approved in advance.

Kitchen has stainless steel appliances and it is fully stocked of pots, pans and place settings needed for delicious in-house dinners.

The apartament also features a new comfortable bathroom, in-unit washer.

Dear prospective guest,

you have chosen to rent a unit directly from a private unit owner or their representative rather than through a Hotel.

Therefore the unit is provided with basic appliances and stuffs (fresh linens, towels, kitchen supplies, cutlery, bath accessories… etc.)
If you wish to have extra things in the unit you can decide to purchase them or not but is something that we cannot manage for you.

Please note that services such as housekeeping, engineering, in room dining, laundry, dry cleaning are not provided as well as supplies, amenities or any other equipment such as rollaway beds, cribs, bicycles, extra linens/towels, extra keys, cleaning supplies, soap, shampoo, breakfast, dishwasher or washer tablets … etc.

Sometimes we can try to be very flexible and accommodate early or late check-in/outs, but in certain occasions we need to be strict and ask to our guest to arrive or leave at particular times, for example when we have back to back reservation and we need to arrange cleanings for the previous or the next arriving guests.
In those cases will therefore be required to check in in the afternoon, or to check out in the morning before 10am.
We will, where possible, assist in handling these cases, leaving you put the bags inside the apartment, although we can not always guarantee this.

LATE CHECK-INs:
Please note that we need to be informed about very late check-ins or other particular requests (such as an early arrival) in advance, prior to confirm the reservation, in order to agree on how to manage it.
We could leave a lockbox or find a different way to let you pick up keys of the unit if we are not able to be there at your arrival.

Especially during holidays or weekends, check in after 8pm will be considered extraordinary.

Wifi is provided and included in the rent such as electricity, water and other (URL HIDDEN) will not be possible to to upgrades for High speed internet or cable tv.

Please do not purchase movies on Demand. Otherwise extra charges will apply.

Wifi password and network name are generally written in the bottom of the router.

Please realize that you have booked a private facility, with its advantages but also very different from a banal and cold hotel room. We always try to provide the best information and being able to help our guests to feel comfortable and at home. If we can not sometimes meet your requirements please understand that we have limits.

The deposit is for security and shall be refunded within few days after the Check-out Date (thru AIRBNB ) provided no deductions are made due to:

i. damage to the property or furnishings;
ii. dirt or other mess requiring excessive cleaning;
iii. any other cost incurred by Homeowner due to Guest's stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.


Please, let us have copy of you ID or passport by email prior to your arrival, together with flight informations.
We will welcome you in front of the property, give you the keys and walk you into the apartment, or if for any reason we won’t be able to do that we will arrange in a different way.

Call us or text us once you leave the airport to have estimated time of arrival at the apartment.

RULES:

1. NO SMOKING !
100% Smoke Free unit: Any violations will result in a smoking fee of $250 and immediate expulsion from the apartment. No refund will be given.

2. People other than those declared at the reservation may not stay overnight in the property.

3. The home is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

We encourage all renters to purchase travel insurance.

4. Keep the property and all furnishings in good order

5. Only use appliances for their intended uses

6. PETS are not allowed, unless previously agreed with the owner

7. Parking is limited to street parking, there are plenty garages around the area

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the rental, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the residence (Do not take towels to the beach).

9. Guest agrees to leave the a/c ON at all times with a minimum temperature of 75 degrees. Guest further agrees not to run the a/c with the doors or windows to the unit open in order to prevent damages due to the humidity.

10. Water and Septic: The residence is on city provided water and city provided sewer systems. DO NOT FLUSH anything other than toilet paper. No feminine products or other paper should be flushed at anytime. If it is found that feminine products have been flushed and clog the sanitary system, you could be charged damages for repair.

11. Storms:
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
-  Any unused portion of rent from a guest currently registered;
-  Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-  Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.


12. NO NOISE AFTER 11PM

13. The trash has to be disposed in the dumpster's area, on the side of the building, no trash outside the apartment

Eleonora was wonderful to work with. She had someone meet us at the apt. to make sure all was to our expectations. We loved this hands on approach rather than using a lock box and letting ourselves in. When we expressed concern about too few cookware items for our 3 week stay, Eleonora responded with a complete set delivered to our door on the 3rd day! The washer-dryer combination turned out to be quite adequate for our needs. The bed was comfortable and the complex was nice and quite for a good nights sleep. We had everything we needed to enjoy our stay. The location was wonderful - it was a quiet residential street walkable to everything we love about South Beach - Espanola Way, Lincoln Road, restaurants everywhere, the beach, the park. No car needed here. Eleonora contacted us a few times to make sure we were enjoying our stay. We did, and we will be back, and look forward to working with Eleonora again.

Described as a"brand new apartment", it certainly was not....refurbished yes and already slightly worn. The screen for the sliding door in the bedroom was lying outside in the muddy yard. The bathroom towel looked used and the toilet paper in the toilet was especially welcoming. Altogether had a shabby, grimy feeling. Threadbare, ill-fitting sheets, no luggage rack and a gross stain on the living room rug. Worst of all was the smell from the exterminator...had to keep the aforementioned sliding door open all night to not feel poisoned. fortunately we got to leave but were forced to pay the $100 cleaning fee.

Dear Michelle, it is a pleasure to read your feedback, every once in a while it is nice to have also bad experiences reported so that we can face problems and be challenged to solve them. You have been in the apartment for 1 night, therefore you paid for it and for the move out cleaning fee. The unit was clean at your arrival and I also offered you to send back my maids to address anything that was not good on your opinion. Unfortunately your reaction was nasty and rude so we agreed together with the customer service and with you to let you go to a hotel which was more into your kind of expectations. Not sure what do you mean by the smell of exterminator...

My boyfriend and I were in a bind to find a place, Eleonora was quick to respond and easy to get ahold of. The apartment is spacious, nice, and so clean! It was perfect for the two of us. It had brand new appliances, including a washer/dryer. Since it is a duo appliance it took an excessive amount of time to dry-but we weren't in a hurry so it worked out! The neighborhood was nice, just two blocks from Lincoln Road. It was a little walk to the beach, but that was fine for us, because we chose to walk everywhere anyway and it was good to see all the places we wanted to eat. The apartment has pretty much everything, the only thing you need is food, clothes, and personal necessities!

Eleonora was very easy to communicate. Location of the apartment was THE BEST! Close to everything, we rented a car and barely used. The condo is also cool and have a nice frequency. Everything was great! Only thing is that the apartment is not that well equipped: we missed some itens to cook and clean the house.

After a bad experience with another airbnb in the area, Eleonora accepted our booking within a hour! When we arrived there the next day we figured it was a professional organization with cleaning lady that just finished cleaning our apartment. It was very spacious and all the kitchen equipment’s were there. Except stuff to clean the dishes, tables and kitchen after use. For a short stay that would matter, but we stayed for 10 days so stuff gets a bit dirty after using it several times. The location of the apartment was really good and there is are several supermarkets just around the block. We had a really nice stay at this apartment. A coworker of Eleonora asked us to check out before 10am because of other guest, so we did, but there was no possibility to leave our luggage for a view hours. We eventually ended up leaving them at the luggage lounge 7 blocks south. But everything together was really good.
