Hampton Cottage is a beautiful brand new home situated in a prime location, just a short stroll to Clarks Beach, Top Shop and Byron Beach Cafe.

A 10-minute walk will take you into the into the heart of town where you will find eclectic shops, bars and entertaining street life.

Hampton Cottage is light, bright and airy. The open plan kitchen, dining and lounge connects to a fabulous wrap around decked entertaining area overlooking the huge, fenced back yard.


The property boasts 5 large bedrooms, 3 bathrooms and is perfect for two families, sleeping 12 people (two single trundle beds in one of the bedrooms). Four of the bedrooms can be configured as either kings or twin singles and the 5th bedroom is a twin single (two king singles and 2 single trundle beds). All bedrooms and the lounge room contain ceiling fans. There is a reverse cycle air-conditioning unit in the kitchen/living area.

This is a truly great family home. The huge yard has a trampoline and a separate garden deck relaxation area. There are also ample deck areas around the house for BBQ's and alfresco dining.

The open plan living area and dining is complimented with a large chefs kitchen where cooking up a feast has never been so easy. The Dinning Table is perfect for all guests to dine together!

Complimentry WiFi and Foxtel will keep you entertained for those nights in.

Hampton Cottage is strictly not a party house. It's located in a residential neighbourhood so we ask our guests to respect our no excessive noise policy. No gatherings or parties unless agreed to prior to the booking being confirmed. Fees and eviction can apply for security call-outs (in response to the noisy neighbour hotline).
It's brand new and a quality home. We ask guests to treat the home with care. Any damages or excessive cleaning will incur extra costs.
Christmas and New Year Bookings: if dates include both Christmas Day and New Year's Eve a 12 night min stay applies.
We reserve the right to cancel any bookings made that do not comply with these conditions.
Breaches of these conditions during your stay may result in loss of bond or immediate termination.

Smoking inside Hampton Cottage is strictly prohibited. If there is any evidence of smoking inside the accommodation there will be a charge of an additional $1000 for a specialised clean to eliminate odours. Please ensure doors and windows are closed if smoking on the decks outside.

Parties or gatherings are strictly prohibited. Disturbing neighbours with excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.

Upon check out Hampton Cottage should be left clean and tidy. Damages or breakages of furniture or furnishings must be reported to the Manager immediately. Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest’s credit card or deducted from the guest’s refundable deposit. Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card. Furniture, fixtures and fittings are not to be altered or moved between rooms. There will be a charge incurred if furniture is not in its original location.

Lockouts will incur a standard or after hours call out fee of $40.00 & loss of keys will incur a $350.00 replacement charge.

CHANGES BEYOND OUR CONTROL Compensation will not apply if a significant change is made for reasons beyond our control. These include: war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, changes due to rescheduling or cancellation of flights by an airline or alteration of the airline or aircraft type; closed or congested airports or ports, hurricanes and other actual or potential severe weather conditions, act of government or public authorities or other circumstances amounting to force majeure and/or Acts of God.

You agree that, should you or your guests breach any of the terms and conditions:
You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your credit card or apply your refundable deposit in payment of that loss or damage and we may evict you and your guests without notice.

Our stay here was extremely enjoyable! It was very spacious and had everything we needed. It was only a short walk to the beach or the Main Street. Just far enough away to be out of the hustle and bustle!

We had a fantastic stay at Pacific! The house is really well set up for families, with two separate wings, a well stocked kitchen and an excellent backyard. The kids loved the trampoline and slide in the garden! The house is beautifully furnished, light, airy and extremely clean. It is about a 15-20 minute walk into the centre of town. We had a great time!

Lovely big, clean, modern house. The property managers were very responsive with some minor maintenance issues. A little cold at night in the depths of "winter", but super comfortable. It's on a quiet street (the neighbours are local residents), but a very pleasant walk to the beach and the centre of Byron Bay. Massinger St can be a little busy at times so be careful with smaller children. A very pleasant stay in a well equipped house
