Our house is located in a very nice and quiet part of Cape Coral in a highly desirable area of Cape Coral. This spacious, contemporary, executive style, waterfront vacation home is situated on a canal with a Gulf access. Great for sailboats as there are no bridges between the house and the gulf.
Our waterfront house has a solar heated pool, screened lanai (patio) area & 3 boat dock!
This property is equipped to the highest of standards with a quality furniture, accessories, wireless internet, & LCD TVs.
We have supplied everything for your convenience - dishwasher, microwave, washer/dryer, hair dryers, towels/ beach towels.
Fully air conditioned & all rooms have ceiling fans.
Sliding glass doors from the living area and screened pool area that overlooks a wide intersecting canal.
Outdoor gas BBQ available for extra fee.

The deck area has plenty of space for lounging in the sunshine, alfresco dining or sitting quietly in the shade reading a good book!
In the lanai there is a table and chairs to enjoy a cup of coffee or have breakfast or lunch while gazing at the sparkling water, watching fish jump, and greeting manatees & dolphins that may swim by; or sip on an evening cocktail while watching our spectacular Florida sunsets! Exit the lanai and take a few steps to the dock to do your own fishing, or walk down to the pool to take a dip or sunbathe on lounge chairs.
Lanai area includes screened pool, lounge chairs, table, and gas BBQ (for additional fee)
The large screened-in outdoor area provides the perfect setup for outdoor entertainment and fun. The south facing lanai area offers sun all day for tanning.
You have access to entire house except garage.

This property is managed and maintained by a property manager. No key is required as fitted with an electric lock with number combination which you will get the code to the day before check-in.

Additional charges:
Rate includes electricity up to $65,- USD per week
(Additional use will be settled by the deposit with USD 0.12 /KWH).
If you keep temperature at a reasonable temp, don't leave doors open, and lower/turn off when you leave for the day, the there should be no excessive overages.
You are given linens, towels, and a starter set of paper goods (toilet paper and paper towels). Remember this is not a hotel. There is no daily service. If you want clean towels/linens, there is a free washer and dryer. And if you need more paper goods, you have to go to the grocery store.
Gas BBQ is available upon request for an additional fee ($40) and includes 1 tank of propane which should be more than enough for your stay.

1. All guests must be included in guest count (this
includes babies 2 years old or older, toddlers and kids).
2. NO Smoking anywhere in the house, only outside with the door and windows closed, additional damage/cleaning fee will apply in the event of damage from smoking indoors/outdoors.
3. No pets allowed. Certain guests are very allergic to animals, so please remember someone will be staying there after you.
4. Please leave your shoes next to the door and use your own slippers
around the house, It's a barefoot/socks/slippers house.
5. Absolutely NO food in bedrooms - Please! Greasy fingers ruin/stain linens, and crumbs attract pests. We provide you with brand new clean comfy
furniture, we'd like to keep it in mint condition and pest free.
6. Turn off all electricity, Air conditioning, and items such as coffee pots, if you leave the apartment for the day, and lock all doors.
7. After using dishes,cup,pots or pans,please clean and return in original place.
8. Check out before 11:00am, put trash bags and recycling in bins before
checkout.
9.Please use the luggage racks located in each closet to put your luggage on. A normal piece of luggage on the bed can transport bed bugs between locations!
10.Please be respectful with each other. No loud parties allowed.
11.Please take garbage out on Tuesday morning before 7am (or leave out the night before)
12.No littering and damaging, this is our house, treat this place as if it was yours.
13.After each guest checks out I myself (owner) will inspect all items and furniture on property to make sure there is no damage or items missing. In the event there is damage or missing items I will then hold guest responsible for those items. So please be respectful and courteous with our belongings.
14.Please help us save the planet by shutting off all the lights when are not needed. Please use the following guidelines for setting thermostats:
- Setting the thermostat around 76 is usually a nice temperature. If you leave the house please try to set to 82. This will save a lot of energy.
-Additional charges:

- Please make sure all coffee makers are off before you leave every morning
15. We will provide you with a Complimentary Starter Kit of toilet paper, dish and wash soaps. If you need to replenish these items, Walmart and Publix Supermarket are a few blocks away.
16. BBQ gas grill is available for a fee of $40. This will include a tank of gas. Please let us know before you arrive if you will be needing this. Payable upon arriving.
17. Please note that pool has Solar heating. It is heated during the day and sunlight hours. If pool is left on at night all the heat in the pool dissipates. Try not to turn on pool at night if you can help it and it will stay warm.
Also, during cold winter months, the pool will not heat up enough for some peoples taste. It will not get warm like a bath in the winter.
There is an on/off switch near the pool pump that you can turn off if pool is too warm for your taste.

Bed linen, bath towels and beach towel are provided.

A baby crib and a high chair can be provided at no charge. (Please inform us ahead if needed)

Check IN : 4 PM
Check OUT : 11 AM
Check IN Procedure: Guest will receive either a text or an email from me one day prior to arrival. In that email or text there will be a 4 digit security code for the lock box to unlock keys to open doors.

Checking-Out:
Please when checking out be sure that house is clean, all trash removed. Also if any dishes or pots were used please clean them and return them to the original place. Also please make sure fridge and dishwasher is empty, and any food discarded in the cupboards. Please return keys to the lock box.

First and foremost, I want to say Marc is an amazing host. We happened to be caught in the middle of the hurricane prep and craziness, but Marc assured us and gave my family and I insight about what was happening around us. The home is beautiful, spacious, and in a great location. Regardless of the circumstances, we thoroughly enjoyed our stay.

If you're looking for a relaxing weekend, this home is for you. It was close enough to shops and restaurants, not too close to the beach, but worth the stay.

Beautifull house, very clean, enough spacious, good comunication with owner. Great views. We recomend this house for a good vacation.

The house was very clean, comfortable, well equipped with household appliances, surrounded in a very nice quiet neighborhood, super close to restaurants and supermarkets. We absolutely recommend this house for familes looking for a home to rent for their vacation.

This is a very lovely house in a quiet residential area. It's perfect for a family vacation. The rooms, bathrooms and house were all clean, so that was very much appreciated. Also, there is a big kitchen with stainless steel appliances, so you can cook your own food, plus there's a bbq. The one problem we had was that the pool was dark green/ dirty when we arrived, so we lost one day of pool activities (we did use a pool float, but didn't feel comfortable staying in the water). The pool maintenance person came the next day though, and the pool was clean and usable that same day. Also, there is a property manager that is very responsive if you have any questions or want advice on stores/restaurants. I would recommend this house.

Thanks Phillipe for your stay. Yes unfortunately there was a problem with the pool equipment and was fixed as quickly as quickly as the company was available to come out. We pride ourselves on cleanliness and service to all of our guests and truly apologize for the malfunctioning pool equipment. It has been repaired so thus should not occur in the future. We want to make all of our guest experiences positive and look forward to possibly having you stay again in the future.
