Our P condo is a fourth floor unit with two bedrooms and two bathrooms. Our condo has a fully equipped stainless steel kitchen. Our walk-in travertine showers provide convenience and a sense of luxury. Comfortable King and Full size beds let you have a restful sleep after a fun-filled day. Three AC units provide full air conditioning throughout the condo. Covered gazebos and BBQ grills poolside provide a fun and relaxing tropical party. The Maui Banyan tropical landscaping with majestic palm trees, Birds of Paradise, and bamboo groves surround the resort and its two pools and jacuzzis. A tennis court keeps your backhand in tip-top form while you are away in paradise! It is truly a great place to stay without the high-end fees from high-end resorts.

CHECK-IN TIME is AFTER 4 P.M. Hawaii Time AND CHECKOUT is 11 A.M. Hawaii Time.
This is a NON SMOKING unit - inside the unit and outside on the lanais.
PETS are not permitted in rental units under any conditions.
DAMAGE DEPOSIT - A refundable damage deposit of $300 is required. This must be received within five (5) days of booking the reservation.
The refundable damage deposit is NOT applied toward rent; it is fully refundable within (14) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• All keys are left on the kitchen table and unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late checkout.
• Parking passes are left inside the unit upon departure.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the Maui Banyan Resort.
PAYMENT – Please make payments via bank drafts, personal checks, money order, or (SENSITIVE CONTENTS HIDDEN) payable to On King Lau. Credit cards and eChecks are paid through (URL HIDDEN) or another 3rd party vendor. The BALANCE OF RENT is due 60 days before your arrival date.
CANCELLATIONS –Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee or $200, whichever is greater. Cancellations or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to 6 persons. A $300 fine will be assessed if there is more than the maximum limit.
MINIMUM STAY – This property requires a 5 night minimum stay. Longer minimum stays may be required during holiday periods. Exceptions are based upon owner’s discretion.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. However, it is available at an additional rate. We do not permit bath towels or linens to be taken from the units, but we provide extra beach towels for your use.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING PASSES – Parking passes are located at the Maui Banyan Office for free during your stay. Renters must display parking pass on the dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. Leave the parking passes with the Maui Banyan Office upon departure.
STORM POLICY/NATURAL DISASTER POLICY – No refunds will be given for storms and natural disasters.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance
QUIET TIME – 10pm to 8am
This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while in this unit, on its premises, or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests and others whom they invite to use the unit, its premises, or its facilities are expressly assuming the risk of any harm arising from their use of this unit, its premises, or its facilities.
