Our cozy & unique farmhouse was built in 2014. It has an open floor plan, 4 bedrooms/2.5 bath & is ideal for families.

10 minute drive to Lagunitas! 20-25 minute drive to the town of Sonoma, the heart of wine country!
Our 3,100 square foot home is situated on a half- acre on a dead-end road. It's a great house for a large family or multiple families to share. We have lots of fun areas for kids; swings, sand box, etc. Also have baby gates at the top and bottom of the stairs.
We have a master bedroom with a king-sized bed (very comfortable, top-quality temper-pedic) and private bathroom with walk-in shower and claw foot soaking tub. Additionally there are two guest rooms with one queen-sized bed each and one child's room with twin-sized bunk beds. Please note that the bunk beds have a weight limit and are intended for children only. There is a full bathroom upstairs with double sinks and a tub / shower for these guest rooms. Downstairs there is a bedroom with a full-sized bed. Please note that we do use this room as a children's play room as well. We have kept the children's items to a minimum so the bedroom can be used by adults as well. There is a half-bath downstairs. We also have two single-sized folding sleep cots and one toddler-sized mattress with bedding available upon request.
Our home is located in rural Penngrove (1 hour north of San Francisco) which has a sweet, small "downtown" with a delicious cafe, pizzeria, a few bars, etc. We are a 10 minute drive from Petaluma, a charming town with fantastic restaurants, a great downtown, Lagunitas & other craft breweries, etc. 20/25 minutes to Sonoma, the heart of wine country! Short drive to other areas such as; the Russian River, Armstrong Redwoods, Santa Rosa, Marin County, Napa County, beautiful California beaches, etc.

Please note that we do have a chicken coop with chickens on the property. There are 11 ladies total, all of whom are very quiet, friendly and not at all bothersome. The chickens are locked in their coop day & night. We also have a friendly outdoor kitty who lives in the barn on the property. We will have a caretaker accessing the coop and barn area from the backyard to feed/water the chickens and kitty every 1-2 days. We have one dog who lives with us (will not be here when guests are) and is allowed in the downstairs only, she is not allowed on the furniture or upstairs where there is carpet.
We have a fruit & veggie garden plus fruit trees on our property which we work very hard on all year - round. We invite our guests to explore the garden areas but kindly ask our guests to not pick from the garden or trees without specific permission.
We also have one bee box which houses honey bees at the back of our property. The bees are not aggressive - we've never had a problem with them. However, some people have allergies or specific issues with bees so we feel it is important to note.
Guests agree as follows: Guest(s) is an adult (over 18 years old) and will be the sole occupant(s) of the rental space. Use of the house and premises is only for the individuals disclosed prior to arrival. The vacation rental booking is not transferable to a 3rd party.
2. NO SMOKING POLICY: (smoke outdoor only)
The Owner is committed to providing a safe, healthy, and pleasant communal environment for all guests. Smoking of any forms (such as cigarettes, cigars, hookah, etc.) or possession of other smoking paraphernalia is prohibited inside of our home. Guest(s) are welcome to smoke outdoors. Guest(s) who violates this policy are subject to immediate removal from the property without refund. The violator(s) may be charged a SMOKE CLEANING fee of up to $1000.
Guest(s) agree and understand that there are absolutely no parties allowed on the property. Guest(s) understand that, unless with explicit permission from the owner, no additional guests are permitted at the home or on the premises.
4. QUIET HOURS POLICY:
Guest(s) agree to behavior acceptable for quiet hours from 10PM to 8AM in and around the home. Guest(s) agree to quiet, considerate and respectful behavior that would not disturb neighbors' right for peaceful and quiet sleep. Loud partying, even inside the rented space, will not be tolerated.
Guest(s) are expected to pick up after themselves before departure. The cleaning fee included in the charge at the time of booking does not include extraordinary cleaning such as doing entire meal dishes, scraping burnt pots and pans, cleaning burnt oven and stove tops, cleaning mud and dirt in the interior space, and any other excessive mess. These extreme cleaning required may be considered property damage and subject to security deposit withholding.
The Owner does not provide daily housekeeping service. The rental rate includes linens and bath towels that can only be used inside the rental space. The Owner does not permit the removal of any articles and furnishing from the unit.
6. NO FIREARMS ALLOWED IN THE RENTAL SPACE AND PREMISE (store in your car):
A valid concealed carry permit does NOT authorize you to carry a concealed weapon to our home.
The trampoline is off-limits to any and all guests. Trampoline has a lock and is not to be tampered with in any way.
8. GUESTS LIABILITY:
Guest(s) agree to accept liability for any damages caused to the property (other than normal wear and tear) by guest(s), including, but not limited to bed, mattress, misuse of appliances and furnishing, furniture, and linens. Guest(s) agrees to reimburse owners for costs incurred to repair/replace damaged items that may exceed above and beyond the security deposit withheld during the booking
9. WAIVER OF CLAIMS, RELEASE, INDEMNITY, AND HOLD HARMLESS:
Guest(s) understands that Owner does not assume any liability for loss, damage or injury to persons or their personal property, and does not warrant or guarantee the safety of Guest(s). Guest(s) agrees to report any hazardous conditions that may cause damage or injury to person or their property. Guest(s) understand the Owner does not accept liability or any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
10. ADDITIONAL TERMS AND CONDITIONS:
The undersigned, for himself/herself, his/her heirs, assigners, executors, and administrators, fully releases and discharges The Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold The Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
