This two story townhome is part of the A-NAH complex of buildings located within the luxury Gran Bahia Principe Riviera Maya Resort .

The upper floor features the master bedroom and bath, with a king-sized bed , writing desk and television , and 2 full length sliding doors that open to a large outdoor terrace overlooking the lush outdoor vegetation. In the terrace, there is a kitchen bar with sink, a sectional outdoor lounge and 2 chaises to enjoy early mornings or lazy afternoons and fun evenings with friends.

The ground floor brings you to a spacious open concept living and dining area, with a large flat screen TV. There is a half bath, and a full washer/dryer for your convenience. The fully equipped kitchen features stainless steel appliances and includes a wall oven, an inset gas range in the kitchen island, microwave, coffee maker , full size fridge and dishwasher.
Full length sliding doors open up to the main floor terrace that has a breakfast table to enjoy early morning coffee with the birds and the trees.

Please note that this townhome is a FULL two-bedroom Townhome with optional lock out Guest Bedroom. Although accessible through the main Townhome entrance, the Guest Bedroom on the ground floor is considered a lockout (it has its own separate entrance outside) and IS NOT accessible to guests renting the unit as a 1 BDRM Residence rental.

A community pool is a few minutes walk away.

The townhome is in the Anah complex, which is inside the Gran Bahia Principe Resort and Residences. Bahia Principe Resort has 4 hotels = Sian Kaan (adults only), Tulum, Coba, Akumal. When staying at Anah, you will have FREE access to the Sian Kaan and Tulum hotels including their activities, pools, beaches, and entertainment. You will be given an owners bracelet to access these 2 resorts. If you are interested in partaking in the all inclusive option anytime during your visit, you can do it at the Bahia Principe Club House for an extra cost.

NOTE: The day pass does not give you access to all four resorts.

If you golf, you will enjoy the Robert Jones Trent II designed golf course, extending over an area of 90 hectares of jungle, cenotes and lakes at discount prices for staying with us!

Welcome! We are very happy you have chosen this home for your vacation home. Here are a few house and community rules we have to ensure you have a great time while visiting.
CHECK IN: 3 PM CHECK OUT: 11 AM
Guests are responsible for the property they are renting and its contents. The guests named on the reservation will be responsible for themselves and all other guests that enter the rented property. Property owners, their agents and agents’ employees are not responsible for any accident, loss, damage or injury suffered by the renter or guests’ of the renter.
Please - NO SMOKING INSIDE THE CONDO
APPLIANCES: This home is equipped with a gas range stove top and manual gas oven. If your stove is equipped with a glass cover, be sure to lift the glass cover before lighting the stove or the oven. Ensure you know how to fully operate prior to using to avoid injury or damage. If you are unsure how to operate please contact the Property Manager so that they can show you the proper usage. Only use appliances for their intended use
DRINKING WATER: The tap water is treated and softened for all usage, however, we recommend drinking bottled water only. Two large bottles of water will be provided. Additional water is available ($$), check with your concierge.
SEPTIC SYSTEM: In order to protect our delicate environment, do not flush anything but small amounts of toilet paper down the toilet. Do not flush feminine products or it will clog up the septic system.
HOUSEKEEPING: Weekly housekeeping is provided. Additional housekeeping may be prearranged ($$). For your convenience, a washer/dryer are provided in each condo so you may wash linens and towels if need be.
LOCKED CLOSET OR STORAGE DOORS: The home may have a locked closet or cupboard. This is private homeowner storage and is not to be opened or tampered with any way. Please feel free to use all other storage space available throughout the condo.
CONSUMABLES: The home may have a selection of spices in sealed containers along with coffee, sugar, coffee mate, coffee filters, tin foil, paper towels, dishwasher soap/rinse, garbage bags, laundry soap, liquid hand soap and cleaning supplies.
LOST KEYS OR REMOTES: There is a $25.00 charge for lost/stolen/broken keys or remotes. Remotes include AC and TV remote controls.
FUMIGATION: Daily fumigation is done throughout the community. This is done every afternoon about 5pm and takes one hour. This is an integral part of the preventative pest maintenance program existing through most Mexican communities and resorts.
TRANSPORTATION: There is a complimentary shuttle that travels between ANAH and the Gran Bahia Principe Resort (Sian Kaan). This shuttle runs every 20 – 30 minutes 7:30 am – 4:00 pm Monday – Saturday (does not go to the highway). If you want to fully explore the area and see all the area attractions and different world famous beaches, we highly recommend you rent a car. Parking is complimentary at your condo.
You will find an information binder when you arrive at your vacation home. Please read this binder thoroughly. It contains important information about the condo, trash/recycling stations, grocery markets and daily activities at the Wellness Center. It also explains the procedure to claim your access bracelets to two of the Bahia Principe Resorts!!
• Quiet time is 10 PM. Please respect your neighbors. If there are concerns, please contact your Property Manager or security. Repetitive offenders will be asked to leave. No compensation will be made for unused vacation days.
• This is a gated community with 24 hour security. All visitors must check in with security.
• All children must be under adult supervision in the common areas of the community. When using the pool, remember there is a certain risk associated. Use the pool at your own risk.
The property owners and the property managers work hard to ensure that the condo and amenities are in place and in good working order. The property managers/concierge will be available to handle questions, and supervise maintenance. In the case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as occasional interruption of electricity, air conditioning, internet, telephone, television, cable/satellite service, shortage of cold or hot water, appliances including washer/dryer. It is the guests’ obligation to report any problems or damage immediately to the Property Managers/Concierge.

Great host! Amazing property. The unit was incredibly well equipped and in pristine condition. Check in process was flawless and swift. The house rules and everything we needed to know about the property was handed to us in a house manual. Very easy. The apartment was beautiful and very modern and really well decorated. We will definitely return.

The apartment was wonderful and looked just like the pictures. The team has thought of everything in terms of what would make our stay more comfortable. The kitchen was extremely well-equipped and the apartment was extremely clean. We especially liked the patio and roof terrace. I would definitely stay at this place again!
