The Granary has been recently redeveloped to combine a traditional cottage feel with high end luxury. It has two double bedrooms with full ensuite bathrooms. The ensuite bathrooms are both fully equipped with bath and separate shower.
One bedrooms is on the ground floor and is ideal for people who have difficulty with stairs or for families with young children.
The living space has original exposed beams and is open plan. An private patio area is provided at the rear of the cottage.

CHECK-IN TIME is AFTER 4 P.M AND CHECKOUT is 11 A.M. Please text us on (PHONE NUMBER HIDDEN) to let us know your exact check-in time so that we can be there to meet you on arrival.

PETS Pets are not permitted in rental units under any conditions.
SECURITY / RESERVATION DEPOSIT Credit card details will be required as a security deposit. No payment will be taken as long as the following conditions are met.
No damage is done to property or its contents, beyond normal wear and tear. No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. All debris, rubbish are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned. Keys to be returned to Amanda or Derek at the farmhouse on departure. All charges accrued during the stay are paid prior to departure. No linens are lost or damaged. No early arrival or late departure. The renter is not evicted by the owner (or representative of the owner) or local law enforcement.
PAYMENT Full payment is required in advance. Prices include VAT at 20%
CANCELLATION 100% refund will be made for cancellations more than 30 days before check-in date. 50% refund will be made for cancellations less than 30 days and more than 14 days before check-in date. Early departure does not warrant any refund of rent.
MAXIMUM OCCUPANCY Rivington Barn: The maximum number of guests is limited to four (4) persons. The Granary: The maximum number of guests is limited to four (4) persons. Acorn Cottage: The maximum number of guests is limited to two (2) persons.
INCLUSIVE FEES Rates include a once a week linen & towel setup. Facilities fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit bath towels or linens to be taken from the property.

FALSIFIED BOOKINGS Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS Any exceptions to the policies mentioned above must be approved in writing in advance.
PARKING PARKING – Parking is limited to two (2) vehicles per property. Vehicles are to be parked in designated parking areas only (at rear of the barns). Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
FIREPLACES / STOVE The fireplace / stove is propane gas fired. Please do not throw any paper or other combustible materials in the fireplace. Full instructions are provided and must be followed carefully. Guests are fully responsible for ensuring the safe use of the stove which gets very hot.
WATER AND SEPTIC TANK The barn is connected to a septic tank system. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime and bags are provided for disposal of such products. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (£200).
INSURANCE It is your responsibility to take out adequate travel insurance and cover for the duration your trip.
