กฎของที่พัก

· Check-in starts at 4:00PM

· Check-out is before 11:00AM

· Leaving the property after the check-out time without prior consent of a manager will incur charges in the security deposit.


· In case of missing the house key, you will be charge a fee of USD 35, which covers the replacement of the door's lock.

· Pets are strictly prohibited.

· Smoking is strictly prohibited inside the unit.. Evidence of smoking within the unit will incur in an immediate loss of the security deposit.

· Bachelor/bachelorette parties and spring-breakers are strictly prohibited.

· Outsiders (or friends staying at other properties) are not allowed to stay overnight.

· The property is located inside an exclusive residential area. All guests are to maintain a respectful behavior around the common areas, and avoid any activities causing disturbance or complaints from the neighbors, especially after 11PM.

· Any behavior deemed inappropriate by the neighbors, property managers, or any security staff, including excessive noise, parties, destructing partially the property, or any behavior resulting in complaints from other residents or tenants within the building may result in immediate loss of the security deposit and in some cases eviction, and no refunds will be made.

· We don’t expect the unit to be left as clean as it was received, however if it’s found in poor conditions extra cleaning fees may applied.

· All children must be under adult supervision in the property and the common areas, specially the pools and beach clubs. No lifeguards on duty.

· The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is effective, however, it will clog up if improper material is flushed. Do not flush anything other than minimum amount of toilet paper.

· Excessive consumption of electricity (above 30 kilowatts per day) may result in charges in the security deposit.

· The property owner and the property managers work hard to ensure that the property and amenities are in place and in good working order. The property managers will be available to handle questions, complaints and supervise maintenance during regular working days and hours ( Mon - Sat 9:00AM to 6:00PM ). In case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund, rate adjustment or any other kind of compensation shall be made for any unforeseen failures such as occasional interruption of electricity, water, gas, or issues with air-conditioning units, appliances, satellite-tv service, and internet service.

· The property owner and the property managers will not be held responsible for any cases of theft or replacement of stolen valuables from the unit during your stay. Therefore, the guests acknowledge they will be the sole responsible for the unit, and keep the entrance door closed and locked, as well as the terrace doors closed and locked while absent.

· The property owner and the property managers are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. All guests staying in the property will be responsible for themselves, whether they are registered in the condominium or not. The guest acknowledges that the property owner, the property managers or any of their employees cannot be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the guest, members of their party or any other guests which the renter or their party have allowed access to the property. Furthermore, the guests will release and hold harmless any and all parties involved with the rental, management and reservation of the property and to release and hold harmless it's owner or representative for any loss or damage to personal property or for any injury.

ANY EXCEPTIONS TO THE PROPERTY RULES, TERMS, AND CONDITIONS MUST BE APPROVED IN WRITING IN ADVANCE.

El apartamento es hermoso, tal cual se muestra en las fotos. La atención y comunicación con Pao siempre resultó muy buena y rápida. Muy cómodo para 2 personas y con un niño también. El complejo Tao es muy tranquilo pero se pueden utilizar las instalaciones del hotel Bahía Príncipe lo cual lo hace más entretenido. Volveríamos seguro por el lugar y la muy buena atención que recibimos.

The place is really secluded but has a lot to offer that you don't even need to leave the resort if you didn't want to; however, if you want to buy groceries and make your own food you should hit up Akumal or the Chedraui before getting to Akumal. The beach access is really nice and since we rented a car we found it more convenient to drive down to the beach then waiting for the shuttle. Tao was centrally located for us and it really easy to get to our destinations from there (we visited Tulum constantly and we also went to Xcaret and Coba). The sounds waking up and going to sleep were wonderful as if we were camping in the jungle. Really enjoyed our stay! Made for a wonderful anniversary present.

The apartment was as esthetically appealing the photos show. Very comfortable and spacious studio. Patio was big and fun to watch wildlife. Cons - bed is way too small. During the rains, there was leaking and flooding into kitchen area. Netflix only on tv. Very far from everything - we found we needed a car. Occasional noisy neighbors. Pros- Darren/OlaHola provided awesome friendly service day or evening during our stay with immediate response to any issues, great suggestions for outings, etc. Quiet area.

My wife and I came here for a last-minute birthday trip, and Pao’s condo exceeded all expectations. We knew we wanted to come to Akumal, but the places in town were all booked, and the resorts weren’t really our style. We knew this place had something to do with a big resort, but we couldn’t really figure out the exact relationship, so we took a chance anyway, figuring that even if it were too upscale, there was nothing stopping us from hanging out in town. So, for those of you who are as confused as we were about this place, allow me to explain. The condo is located in the Bahia Principe resort, which is a few minutes drive south of Akumal. This sprawling resort contains several hotels, a golf course, and a bunch of residential condos that serve as second homes for wintering snowbirds. This condo is in the TAO Residences community, which has its own swimming pools, bistro, wellness center, and security. Most of the people here are property owners who stay in their condos for extended periods of time. The vibe here is more of a neighborhood than a hotel (which I certainly prefer). As a guest here, you not only have access to the TAO facilities, but you’ll get a wristband that allows you to visit, swim, and shop at two of the big hotels, one on the beach, and one inland, but there is a caveat -- you will not be able to buy food or drinks at any of the hotels’ restaurants or bars unless you purchase an all-inclusive dining pass. This was a minor inconvenience, as all we wanted to do on our first day was have drinks on the beach and by the pool, but luckily, we found a workaround. The dining passes were reasonably priced, especially considering they included all you can eat and drink, but I was more interested in getting off the resort and eating some local food, so that’s what we did. Now, that being said, I loved staying at TAO. The condo was just as pictured, and opened onto a landscaped jungle, with a golf course in the distance. The kitchen was well-stocked with everything you need to cook your own food, should you choose, and all the water coming into the building is filtered, so you don’t have to worry about swallowing the water. This was a ground-floor end unit, but it was built so well that we never heard any of our human neighbors, although it was exciting to wake up to the sounds of the jungle, which, on our first morning, sounded like an all out war between an army of monkeys and tropical birds. We quickly got used to that. We first arrived late at night, but the security guards had our keys ready, and they were very helpful showing us around. The next morning, we met with the property managers who gave us a tour and explained all the intricacies of staying...

Exclente ubicacion y relajacion. Apoyar con translados al lobby Sian Kaan ya que el trabporte desde el Wellness Center de Tao al hotel es malo, impuntual, con horario muy restringido y descansan los domingos y los dias inhábiles.

The loft was great, it is bigger than it looks in the pictures, the place is perfect for small families or couples, I strongly recommend that you rent a car to get the most out of your time.
