In addition to AirBNB's terms, here is homeowners rental agreement:
Amount of People is as per correspondence between Guest and Homeowner/Manager Any extra people/guests must be mentioned to owner asap or forfeits agreement. NO LARGE GROUPS, NO EXTRA PEOPLE ADDED AFTER BOOKING IS SET UP If you anticipate anymore people added, LET ME KNOW NOW PLEASE. THANKS! 2 That the premises will not be sublet nor assigned without the written consent of the Owner. 3 Pet Policy: Guest must let owner know if they are bringing a pet Pet(s) must be mentioned prior to booking as pets are ONLY CONSIDERED. If home is INSTANTLY BOOKED ONLINE and there is a pet, there is a $10 per night per pet or $25/per pet fee per 2 night weekend. This fee is paid after booking is set up as AirBNB collects this fee on owners behalf since AirBNB does not give owners option of including this fee online so this fee is collected through AirBNB's resolution center. Pets must be up to date on rabies vaccinations and all other vaccinations such as Heart worm. Pets must be leashed at all times. Guest is responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. Pets must not cause damage to premises or furnishings. If damaged is caused, the cost of the damage may be deducted from security deposit. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. Pet will not be left unattended for an undue length of time, either indoors or out. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. The guest shall be solely responsible for the pet while on the property.
4 That the premises will be received in good condition
and further agrees to maintain the premises in the same condition as when received and will not allow any waste, misuse or neglect or should waste, misuse or neglect occur on the leased premises, that the responsibility therefore shall be that of the Renter, unless damage occurs through the fault of the Owner and that we, the OWNERS, are renting this property free of pests, bugs including bed bugs, to the best of our knowledge, and that we have exercised due diligence by having a proactive, bed bug prevention program in place; RENTERS will hold us, the OWNERS, harmless for bed bugs or other pests encountered during their stay.5 That no alterations shall be made to the premises. 6 That the premises will be kept in a clean and healthy manner and no junk or garbage will accumulate on or near the premises. 7 That no laws, statutes, or ordinances of a jurisdictional government unit will be violated in or on the premises. Any tickets, fines, or legal fees associated with violations attributed to lessees thru use of premises, will be paid by lessees. 8 That the premises will not be used in such manner as to generate noise which will disturb other tenants or neighbors nor will other tenants or neighbors be harassed or bothered in any manner. Please respect the property of the homeowners & the property of all other cottages in the area. This is highly enforced. If there is any sense of rowdiness or a party, there is a warning given. Second warning constitutes being asked to leave and, therefore rent and security deposit is forfeited. In other words, if you fall in this category, do not rent this home. 9 Not responsible for any slip and falls associated with the property unless in such a manner that occurred through fault of Owner. Also not responsible for any water mishaps, such as drownings Also falling, burning, tripping as we have no control over this type of behavior. 10 No smoking in Chalet. Pick up any cigarette butts left on property. Thank you. 11 Check in: 4:00 p.m. Check out: 10:00 a.m. Enforced at all times 12 Early check-in or Late check-out: $25.00 extra each (if available) Early check-in time: 1:00 p.m. Late check-out time: 1:00 p.m. 13 Housekeeping/Hot Tub Maintenance/Lawn arrives promptly at 10:00 a.m.
14 Cancellations or postponements must be done 60 days prior to check in. There will be a $75.00 cancellation fee if booking is set up and monies received whereby a refund is established. I suggest getting cancellation insurance which AIRBNB may offer and No cancellations due to No Snow or weather related conditions 15 Due to unforeseen conditions of weather, not responsible for weather related incidents such as power outage. Such incidents are unavoidable and must be waited out. Please report any power failure ASAP and it will be reported to power company ASAP. Same refers to any type of electrical appliances, hot tubs, etc. Hot tubs are usable all year 'round. 16 Please remove shoes when entering the house to help us keep the great outdoors outdoors. 17 Home is only held for a short period once booking is established. 18 All Trash must be removed at check out. There is an association trash compacter for your use located on Arenac just past the green mailbox building. 19 I know that this home is located on a no-wake lake (no motor boats allowed) and I know that if I bring a motor boat, I can put boat in on the bigger lake just across the road but boat needs to be taken out when done using the lake 20 Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall include all members of the rental party and anyone else guest permits on the property to abide by the following rules at all times while at the property. I also agree to the following boating safety and Exhibit A House Rules BOATING SAFETY-PLEASE READ

PLEASE NOTE, SIGNER OF RENTAL AGREEMENT IS HELD LIABLE FOR ACTIONS OF ALL GUESTS WHICH THEY INVITED TO THIS RENTAL SO PLEASE USE COMMON SENSE IN ACTIONS BY YOUR FRIENDS/FAMILY MEMBERS. BE SAFE AND ANY SECOND THOUGHTS ABOUT TAKING BOATS OUT OR WELFARE OF YOURSELF OR GUESTS, I WOULD HIGHLY RECOMMEND NOT USING BOATS. BOATS SHOULD NOT BE TAKEN OUT DURING STORMS OR IF A STORM WARNING HAS BEEN ISSUED OR IN FORECAST. I have read the above rules and agree to abide by them. We have ample parking for up to 3 vehicles. If anymore vehicles, I would need to know at time booking. Vehicles are to be parked in designed parking areas only. Parking on the road or directly in the road is not permitted at anytime. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 8 Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units to be used elsewhere such as pools, beach, wiping vehicles, etc.
9 Hot Tub: No children under the age of 12 permitted in hot tubs at anytime without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our tubs are maintained between renters prior to your arrival; therefore, it may not be warm until later that evening. DO NOT STAND OR SIT ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement and covers are $300. Remember when not using the hot tub, leave cover on so hot tub will stay warm and no debris such as leaves will fall into water. 10 Water and Septic: The home is on a well and septic system. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed, DO NOT FLUSH ANYTHING OTHER THAN TOILET PAPER. No feminine products including flush-able wipes of any sort should be flushed at anytime. If it is found that any improper material has been flushed and clog the septic system, you could be charged an unknown amount of damages to the unit due to this scenario. 11 No Refunds will be given for storms, these roads can be curvy and steep en route to cottage, Gravel roads are well maintained, however, we highly recommend four wheel drive during the snow/winter months. We do not refund due to road conditions.
CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a $75 Cancellation fee, a shortened stay, or that are made within 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.
STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we do not refund due to road conditions; we highly recommend you purchase travel insurance.

I have been coming to Northern Michigan since I was born and truly love everything Up North offers from Lake living to Snow sports as this area spells VACATION and we moved into our Vacation home when our daughter was kindergarden and have been loving every minute of it. My husband and I used to own a Sub Shop/Pizzaria downstate in Trenton Michigan, (my husbands third restaurant), it was called Czar's Super Sub Shop but have since sold it and packed up the family and moved NORTH! We also offer a cottage on Mullett Lake in Topinabee, MI called Sunrise Sunsation and a home directly on the Famous Inland Waterway, The River's Edge directly on the Indian River as well as another Gaylord home called The Bear's Den in same exact neighborhood as Sunset Beach in Gaylord.
We are boating enthusiasts in the summer, snowmobilers in the winter and four wheelin all in between with hiking in the mix but mostly Chilling Out! and taking in what the Great Outdoors brings.
We love sharing our Vacation Homes which are strictly set up for the vacationer/Guest in mind and all in highly desirable areas with so many different type of activities imaginable for any age group and all my homes which I offer have amenities such as Boats to use, OUTDOOR HOT TUBS, Satellite Dish TV, Wi-Fi and Pet Friendly-they love it Up North too......I can go on and on about what this area offers and all our homes are either New or Updated, I get lots of repeat guests all the time....We LOVE Northern Michigan!
