Before you read anything, take a look at the pictures, the nature, the beauty, the history, the activities and the attractions you will have access to. The pictures don't do the justice. In reality, I find it more beautiful. Although our cabin has all you need for a quiet, secluded getaway in a remote mountain setting and it has all the amenities of a modern lifestyle, the cabin is just a launchpad for all you can do and see in the beautiful Sierra mountains. THAT should be your top priority. Having said that, you do need to know where you're going to stay, so please continue reading now...
When we bought this beautiful cabin in early 2016, it did not come with anything. We installed all brand new appliances. The furniture, linens, patio stuff, game room tables, games etc. are new too. We have been carefully and tastefully furnishing it to make it a place we love.
The guests will have access to the whole house, except the personal things in the laundry room and in-the-wall storage upstairs (stuff you won't normally see and you would not need access to that area of storage because there is plenty of chests, closets, drawers through the cabin). The fridge in the laundry room, where we keep our food supplies, is not for the guests.

BEDDINGS, LINENS, TOILETRIES & PERSONAL ITEMS:
Guests need to bring their own toiletries, beddings (which includes everything e.g. comforters, sheets, pillows, pillow cases etc. We just provide mattress and mattress cover; nothing else), bath towels, hand towels, kitchen towels, other linens and personal items. They can use the washer and dryer in the laundry room. If there is not enough detergent, bleach & fabric softener in the laundry room, you can get those from the stores in Arnold. Please be careful in not overloading the washer/dryer.
If you need to use beddings or towels, we may be able to provide these for extra charges, please contact the hosts well before the trip so it can be arranged.

The cabin has high speed internet, cable TV and a phone line (local and domestic calls are complimentary). International phone calls are not allowed. Any kind of paid programming (Pay per view or on-demand) is NOT allowed.
There is complimentary tea in the kitchen.
Feel free to use the dishes, utensils, appliances in the kitchen and dining but keep things clean. Clean the dirty dishes in the dishwasher before you check out.
NOTE-- FIRE WOOD--: You need to bring the "dry" fire wood for the wood stove in the living room. DO NOT PICK UP WOOD, BRANCHES ETC. FROM THE PROPERTY. IT RUINS THE WOOD STOVE & CHIMNEY. You can buy fire wood from Big Tree Village Market or Dollar General in Arnold or many places with signs on Highway 4.
Propane gas for BBQ: Please bring your cylinder.
Coal for the fire pit on the deck: Please bring the coal.
Similarly, if you use the fire pit, bar-b-q grill, please clean them before you check out. Please put the patio furniture back in the storage shed on the deck.
The house has electric wall heaters, traditional wood stove and portable eletrical heaters. There is a black heat shield, about 4 ft long and 1 ft wide, please place it on the floor, right in front of the stove for safety reason. Also when not handling wood inside the stove, please attach the metal grill (with handles) in the front of the stove so no wood, coal pieces fly out. Our preferred way to heat the house is via wood stove. The warmth and view of the wood burning in the fire stove gives you the real "mountain cabin" experience. I would avoid using electric wall heaters and use the fire stove whenever heating is needed. And do not underestimate the power of heating by the fire stove. Within 2-3 hours, it will warm up the whole cabin.
Our first priority is for you to have a memorable time. We want you to feel as if you are at home but in return we want you to respect our home, property, house rules, neighbors, peace and tranquility of the place.
Remember this is a bear country, please do not leave any food/garbage unattended, on the deck, in the car or anywhere outside. Be vigilant and take precautions all the time. When you check out, please haul away all the garbage bags with you otherwise we will charge a garbage disposal fee, a minimum of $50.
You may be able to drop the garbage bags at "Avery Recycling & Disposal Transfer Station" located at 4541 Segale Road Avery CA. Whatever they accept is free for residents. They may allow the guests to dispose the garbage with a proof of residence (utility bill). Please ask me for it IN ADVANCE.
UPDATE: Looks like some guests did not follow the house rules and used weed/pot/marijuana or some similar drug in the cabin/property. This is clear violation of the policy. We are working on odor removal but in a remote location and with many difficult to access areas in the cabin/property, it may take some time before the odor is completely gone. Please note that you're subject to IMMEDIATE EVICTION (with absolutely no refund) during your stay if we determine that you used any kind of drugs or smoked or violated the house rules or broke the law. In addition, you will be required to pay the damages, penalties and the cost to bring the property and cabin in the condition before your arrival. These amount will be determined by the owners and their agents and will most certainly include the amount paid by us for the remediation. By staying at the cabin or property you automatically agree to abide by the terms and conditions mentioned anywhere in this listing.
The cabin has external facing video surveillance (audio is not recorded) for the safety and security of the property. It's also useful to keep track of conditions of the ground (snow, leaves etc) for the guests. It once recorded a bear passing by the living room entrance and we were able to alert the incoming guests and neighbors. Please do NOT disable/disconnect/change the video surveillance in any way.
Looks like a recent guest broke the refrigerator handle. The handle is not easily repairable by a handyman. We are trying to find out options to fix it, including talking to manufacturer to get a replacement part. The fridge is barely a year old. Until it's repaired, we urge the guests to operate the fridge door carefully (although it's a bit inconvenient but still operable). Sorry about the inconvenience.
No wild parties, no drugs including medicinal or recreational marijuana, cannabis and drugs in similar/related category (if not sure, check with the hosts), no loud noises, no disturbing the neighbors, no objectionable behavior, no illegal activities. No smoking on the premises and property. No camp fires allowed anywhere on the property.
In addition, the following terms & conditions apply.
In consideration for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned and/or the person(s) making the reservation by any means including electronic, telephone, written, verbal etc. (hereby referred to as the undersigned or THE UNDERSIGNED), for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.
THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Rajeev or Naina Bishnoi personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area. THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area.
THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further certifies that he/she/they have no medical conditions which would interfere with their use of the premises and property or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below.
The place of arbitration shall be Santa Clara County, CA. THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.
Bugs, pests & animals:
The property is located few miles from Calaveras Big Tree State Park, in a mountain region around an area called Bear Valley, although we have performed pest control and many other inspections during the purchase of the property, we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife, take precautions that you would take when going in a remote, mountain, rugged forrest region with wildlife while in or upon area, including the premises and the property.
Code of conduct rules must be followed by all guests:
Inappropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and will be provided no refunds. By making the reservation via any means, the undersigned is agreeing with the terms and conditions of this agreement as if the undersigned signed the agreement itself.
