Garden View Studio is on the second floor of my house. It overlooks the garden.
This is a studio apartment with a separate entrance, kitchen, and a bathroom with a stall shower. It has a real queen size bed and a single bed chair futon, accommodating three people.
Newly wool carpeted, newly painted with non toxic, environmentally safe paint.
The kitchen is supplied with dishes, pots and pans, a simple sink and stove and dining table. No dishwasher ; there is a microwave
It overlooks a lovely garden on the second floor in the back of a 105 year old Berkeley Victorian.
Because there are other units in the house, and because I am a writer and therapist, I ask that guests be relatively quiet, especially between 10 pm and 9 am. wifi available
I request that only people who have booked the studio visit or stay there. If guests want other people to visit, please run that by me first.
The neighborhood is wonderful, with many restaurants and cafes within walking distance. College Ave has an array of boutiques, a movie theater, organic ice cream pallor, book stores, art gallery, and novelty shops. We are walking distance from Whole Foods and the famous Berkeley Bowl; the Starry Plough, an Irish Pub with music nightly, and La Pena Cultural Center are a block away. Marcia Donahue's wonderful art garden open on Sundays from 1 - 5 is just around the corner.
It's an easy mile away from UCBerkeley and many Yoga Studios and Spiritual Centers.
Bart is 3 blocks away, bus lines are accessible a few blocks away on Shattuck Ave as well as Telegraph Ave.
People seem to like my place because of the calm, quiet, retreat like quality of it. It' a great place to return to after a day of sightseeing, studying, conferencing, visiting family members, attending a concert or sports event.

Check in is 4 pm, check out noon. I usually leave the key under the doormat if I am not home.
Sometimes I never even see my guests; other times we have short chats when we see each other; other times we have counseling/Enneagram/tai chi chih appointments; sometimes we have tea in the garden. It all unfolds depending on availability and desirability. My experience is that guests are very busy sightseeing, going to conferences, visiting family, such that we barely have time to interact.
Because I rent out 4 spaces in all, and I live on the premises, I encourage people to book who are quiet and aware of others. It is an old Berkeley home, 107 years old, and noise travels. Many people who have stayed here say how peaceful and quiet it is. I like that quality and want to maintain it.
There are a number of units in my house so I expect guests to be relatively quiet after 11 pm in consideration of others.
No curfew, but, aware others will be sleeping later in the evening.
No other guests in the house than the ones booking the room; unless we have discussed it ahead of time, and come to agreement
So far, for the most part, things have worked out very well, it's a relaxed and flexible atmosphere.
