Waikoloa Beach Resort is a destination resort centrally located on the North Kohala coast which is 18 miles north of the Kona Airport. It is close to the stunning A-Bay and has two world class golf courses, amazing shopping at the King’s Shops and Queen’s Marketplace. There are many restaurants including the new Lava Lava Beach club (put your toes right in the sand), as well as Roy’s and Merriman's. There is also a food court and a gourmet grocery store with lots of irresistible ready-made choices after a long (EMAIL HIDDEN)e and enjoy our beautiful condo—Hale Eha Hoaloha—located within the Waikoloa Beach Resort at the architectural award-winning designed Waikoloa Colony Villas which has been awarded as Certificate of Excellence. The Colony Villas have been rated 8th in the US as ‘Resorts on the Rise.’
Our condo has two bedrooms, and two bathrooms with ceiling fans and central air throughout. It is a two story townhouse with dramatic 17’ vaulted ceilings, lots of windows, and over 1200 square feet of space to let you enjoy the endless Hawaiian summer.
The open kitchen is fully equipped to meet all of your cooking needs. It has high-end appliances, granite counter tops and new travertine tiled floors. The refrigerator has an ice maker and there is a blender for creating frozen tropical drinks. We provide everything you need to cook a stunning gourmet dinner, or warm up leftovers if that is your wish. There are grills close to the condo to cook up fresh fish that you procured from the local fish market or caught yourself that day. The dining table will comfortably seat 6 adults, and a second outdoor dining table on the lanai through the sliding glass doors, begs you sit and enjoy your morning coffee or sip cool drinks and enjoy the warm tropical evenings.
The living room is comfortably laid out with plenty of seating to watch the 42' HD LCD TV. The couch folds out into a queen sleeper. There is new travertine tile throughout the open concept downstairs. In addition to the TV, there is also an assortment of guide books to keep you entertained. There is free WiFi provided in the condo. Also unlimited free long distance calling to the mainland and Canada.
Downstairs is a large bedroom with a comfortable queen-sized bed with a memory foam topper and new bedding. A closet and dresser provide plenty of room for storage. There is full-sized bathroom with a shower/tub combination next to the bedroom. The closet that houses the laundry facility is also conveniently located on the main level. An attached garage—super convenient when carrying in groceries or luggage—houses all kinds of fun toys to make your beach excursions as pleasant and fun as possible. There is also additional designated parking right across from the front door of the the condo, which is convenient when two couple are renting together. The toys in the garage include the following:

The luxurious master bedroom upstairs has been designed with comfort in mind. There is a comfortable king-sized bed with a plush memory foam topper and new bedding. Large sliding doors provide access to a lanai which has a table and two chairs, perfect for a private, relaxing evening beverage with a view of the beautifully lit pool. There is a 32' LCD TV, and a private en suite bathroom which offers granite counter tops, travertine floors, and ample storage space. There are separate sinks, as well as a soaking tub and shower. There is also a walk-in closet with lots of hangers.
The location is very convenient within this complex. It is steps away from one of two lovely pools. The grills are located in the pool area along with tables and chairs allowing you to grill while the kids swim. A short walk takes you to the tennis courts, recreation room, and the second pool.
Also close to the condo you can take a fascinating free tour of the Puako Petroglyph Archaeological Preserve (next to the King’s Shops).
There are two golf courses at Waikoloa, the Beach Course (designed by Robert Trent Jones, Jr.), and the King’s Course, (designed by Tom Weiskopf). Several other world-class golf course nearby including the Mauna Lani course, the Mauna Kea course, and Hapuna Beach course.

Terms and Condition
CONDITION OF PREMISES
The unit and its contents are privately owned. The unit is rented with Owner's furnishings and Owner is not responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the premises without Owner's written consent. Should any major equipment be out of order, we will make reasonable effort to have deficiency corrected as soon as possible. Owner's on-island contact (listed on welcome letter) should be the first point of contact for maintenance or condition concerns. Guest authorizes Owner to repair damages or losses caused by Guest or Invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors, or invitees. Guest will not remove or rearrange inside or outside furniture. BBQ's are not allowed on the lanai and should only be done in designated common grilling areas.
NON-LIABILITY AND INDEMNIFICATION OF OWNER
Guests agree to hold harmless and indemnify the Owner from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to willful act or gross negligence of the Owner. Guest will not sublet or assign agreements made with the Owner without express written consent.
The unit has been cleaned and prepared prior to arrival. Fresh linens and towels, along with a starter paper and soap supply kit have been placed in the unit. Additional supplies are the responsibility of the Guest. Guest will be charged a cleaning fee for each contiguous block of days rented.
SUBJECT TO CHANGE
Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure, or servicing. Should the unit be made unavailable for any reason beyond control of Owner, Owner may substitute alternate unit. If no other unit is available, the limit of liability by Owner is to refund any pre-paid rents that have been paid by the registered Guest. Changes to per night rental prices can change without notice prior to reservation confirmation.
SMOKING AND PETS
Waikoloa Colony Villas have adopted Hawaii’s “Smoke Free Law”. Smoking is prohibited in all areas on the grounds and inside condos and around the buildings including: all open areas such as lawn areas, tennis courts, the hot tub area and the swimming pool areas and all enclosed areas or partially enclosed areas including, but not limited to, all lanais. The only exception to this rule will be any areas designated as smoking areas, identified with appropriate signage.
Pets are not allowed inside unit under any circumstance.
Guest is responsible for informing invitees of the smoking and pet policy and assumes responsibility of fees for invitees should they violate the policy. Please observe these policies. If there is a chance the policies will not be followed, please look elsewhere for a vacation rental.
Guest will be charged a fee of $500 to eliminate smoke, pet odors, pet hair, or extermination of ticks/fleas and, in addition, is responsible for any resort fines or fines from local law enforcement.
Owner does not hold reservation dates unless Guest has executed a rental agreement and Owner has received necessary deposits. Reservations are confirmed in the order in which agreements and monies are received. Owner will provide guest confirmation in writing or via email. Under no circumstance shall Owner be liable for Guest travel arrangements.
Local calls and calls to North America and Canada from the condo are free. Long distance calls should be put on a phone card or credit card. WiFi is available free in the condo.
LOST OR DAMAGED LINENS
The security deposit or credit card on file will be charged for lost linens or linens that have been stained by misuse, including but not limited to, removal of makeup or other activities that permanently stain the linens.
A damage deposit of $300 is required. This must be received at least fourteen (14) days prior to your arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in trash cans and soiled dishes are washed.
d. All keys are returned at end of stay.
e. No linens are lost or damaged.
f. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security or security company employed by Waikoloa Colony Villas.
g. No loud parties disturbing condo neighbors.
Strict: 50% refund up until 1 week prior to arrival, although if cancelled 60 days or more before arrival you will receive a full refund. If you wish to cancel before 60 days, you must notify me or Airbnb will follow the 50% rule.
• Cleaning fees are always refunded if the guest did not check in.
• The Airbnb service fee is refundable (up to 3 times per year) if the guest cancels before the trip starts. If a guest books a reservation that overlaps with any part of an existing reservation, we won’t refund the Airbnb service fee if they decide to cancel.
• Accommodation fees (the total nightly rate you're charged) are refundable in certain circumstances as outlined below.
• If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
• Airbnb will mediate when necessary, and has the final say in all disputes.
• A reservation is officially canceled when the guest clicks the cancellation button on the cancellation confirmation page, which they can find in Dashboard > Your Trips > Change or Cancel.
• Cancellation policies may be superseded by the Guest Refund Policy, extenuating circumstances, or cancellations by Airbnb for any other reason permitted under the Terms of Service. Please review these exceptions.
• Applicable taxes will be retained and remitted.
• Cancellation or early departure does not warrant any refund of rent or deposit.
MAXIMUM OCCUPANCY: 6 People
However, children under 5 are not advised due to the balconies, glass top tables, cleaning and other accessible items. The condo is not child-proofed for a toddler.
All reservations are subject to a 13.41% rental tax. This fee is subject to change by outside agencies, including the State of Hawaii. Such charges will be the responsibility of the Guest. Owner is not responsible for items left in the unit. Owner will make every attempt to recover lost items and will ship items at Guest discretion, at a cost to be passed through by shipper. Safes are not provided. Owner is not responsible for loss or theft of your valuables.
Rates include a one-time linen and towel setup.
NO DAILY MAID SERVICE
While linens and towels are included in the unit, daily maid service is not included in the rental rate. Please inquire if additional cleaning is desired and rates for that service will be provided.
HURRICANE OR STORM POLICY
No refunds will be given unless:
a. The National Weather Service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
d. In no case shall owner be responsible for guest travel arrangements.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
CHECK IN/CHECK OUT TIME
Check in time is 4 P.M. HAST. Check out time is 10 A.M. Please let us know if you need an early check in or late check out time, we will be happy to accommodate you if we can.
LIMITATION OF LIABILITY
Guest hereby agrees that to the fullest extent permitted by law, Owner’s total liability to Guest for any and all injuries, claims, losses, expenses or damages whatsoever arising out of or in any way related to this Agreement from any cause or causes including but not limited to Owner’s negligence, errors, omissions, strict liability, breach of contract or breach of warranty shall not exceed the total amount of rent specified on this Agreement.
Any exceptions to the above-mentioned policies must be approved in writing in advance.
