Relax and refresh in the quiet atmosphere of a beautiful farmhouse on a working horse farm. Close to the city, but far enough to be away from it all, animals and quiet await your visit. Your gracious host also offers you the additional opportunity to partner with horses for your own personal change and transformation. The home features a beautiful pool and an array of animals including horses, many dogs, cats, pigs, chickens, goats a rabbit, and an emu!
Guests also have access to a pool table!


This is an intimate, ground floor bedroom of an extremely attractive farmhouse. There are two twin beds in this room. It should be noted that you have to walk through a living room to reach the bathroom. There is a closer half bath, however you have to walk through a living area to reach the full bath. The bedroom has its own heat/ac controls, as well as radiant floor heat. Our other rooms may be more suitable for older travelers. There is also a pool table that guests can use and enjoy. Guests will also have access to the tranquil and relaxing pool. Hot tub is also available.(In season and for an additional SPA fee. Closed until Spring, 2018).

Very close to West Chester University, Ridley Creek State Park, Villanova University, Widener University, Longwood Gardens, King of Prussia Mall, Maris Grove, ATA, White Horse Village and SAP.


Guests will have access to their rooms and the kitchen. In season, guests will also have access to the pool and hot tub. There is an additional fee for the hot tub. (Closed until Spring, 2018). Guests have access to the pool table. Tours of the farm are available with your host. Dogs are in the home, but will not be in your sleeping space.


I live in the property but will give you your privacy and space. If you need anything at all, please let me know. Having lived in the area for over 40 years, I can offer many suggestions for places to dine and to be entertained.


A two night minimum stay is required to book with us.
My dogs live with me in the house, however, they will stay out of your bedrooms.
I offer FREE guest passes to a local all encompassing fitness center!

The horse farm in Edgmont is conveniently located near Route 30 and the PA Turnpike. The host was very kind and the accommodations were cozy. The nearby State Park is beautiful and full of hiking and horse riding trails. There are restaurants, a grocery store and a movie cinema nearby, but the real catch is being surrounded by the beauty of the landscape.

Mindy is an awesome host and a very interesting, open and welcoming person. She went above and beyond making sure we were comfortable and had everything we needed. The room was very clean and well appointed. I had business in Wilmington and brought my 19 and 10 year old sons along with me. While I was away at my business meeting, the boys had a great time in the pool, hanging with a gang of the most lovable and friendly dogs, feeding the horses, and enjoying the quiet seclusion of the working horse farm. Whether you are traveling alone or with your family, on business or vacation, I would recommend this as a top Airbnb experience.

Mindy's place is very nice and was the perfect place to relax by the pool for the night. I would absolutely recommend staying here!

Mindy is a warm, welcoming host who made us feel comfortable and at home immediately. The setting is serene and peaceful. Our room was spacious and quiet with an ever so comfortable bed. It was convenient to have refrigerator space and the ability to make early morning coffee. We have been staying in hotels for 20 years in this area which we travel to 3 or 4 times a year. We will definitely make Mindy's place our go-to accommodation from now on.

I would not call this space a bedroom. It is more like an anteroom or perhaps a small tiled storage area with windows. There is nothing “homelike” about it. My brother and I expected “2 single beds, 1 sofa bed,” as listed, but we found only one single bed and one sofa bed. He took the single bed and I was left with the little sofa bed, which had a strange, foam mattress, too large for the sofa bed, several inches higher on one side than the other. In the middle of the night I had to drag this mattress off the “bed” and rearrange it to lay flat. The bedding too was awkward and dense, with unseasonable flannel sheets and a huge bedspread, much too big and heavy for the sofa bed. I wished I had brought my own pillow. (Actually, I wished I had brought my own bed.) If there is a “completely private bathroom,” we did not find it. There is a shared half-bath down the hall and a shared full bath at the end of the house, past the kitchen. Finding the half-bath in the middle of the night, without light, was treacherous, as it required navigating a few steps. (Please leave night-lights on in this confusing space.) In the morning we had to make our way to the full bath at the other end of the house, past the kitchen full of people, in our nightclothes (we didn’t expect to need bathrobes). Finally in the shower, we found no body soap. Did I mention the “dog”? Yes, there is a dog – and in fact there are two, one very large dog that snarled at my brother. I tried to avoid him (the dog) the rest of my stay. I’m not sure who “Scott” is – or if he actually exists. Mindy was our hostess. When we first arrived we had difficulty finding our way into the house. Does the doorbell work? Did we have the wrong door? We stood out on the stoop in the dark for quite a while, banging on the door, until finally Mindy came to our rescue. As it turned out, she was very busy preparing for a huge party that she was hosting the next day. We didn’t see her again the whole weekend. Why did we stay two nights? The accommodations took us by surprise. I’ve stayed in Airbnb homes before and never had problems. We were too exhausted from our travels to complain. We didn’t have the energy to look for another place that first night and we couldn’t take the time to relocate the next day due to other plans. If I were a demanding kind of person, I would ask for a refund for our two nights’ stay. The accommodations were simply nothing like we were expecting from the listing.

Hi Parnel - I am sorry you did not enjpy your stay. I can assure you, I do in fact exist. I am a co-host for Mindy and help her with her listing. We always urge guests to let us know if they do not feel comfortable during their stay. If you had told us of these issues during your stay, we would have been happy to move you to a different room or to give you different bedding. The flannel sheets were on the bed, as we had been experiencing some rather cold winter evenings. The custom made bedspread is for all seasons, if you felt it was too heavy, folding it to the side would have been easily possible. If the flannel sheets were undesirable, I would have been more than happy to replace them. Same for the comforter. We provide 3 pillows for each guest, of varying thicknesses. We had lights on at all times leading to the bathrooms. Mindy advised you that she was hosting a 60th birthday party that day, and the house would be very busy. Various types of soap were available in the toiletry basket in the full bathroom. The front lights were on outside, and Mindy answered the door as soon as she saw people there. Finally, our listing is very clear that we have many animals on the property, including two dogs that live in the house.

**This was my first Airbnb** Mindy was as nice and genuine then anyone I have met! And she was kind enough to allow me to meet her horses who were all great! She is an amazing person to get to know and I is worth the trip to her property to just interact with someone as exceptional as her. The house itself is beautiful and very quiet! The room was very private and clean! And Mindy was kind enough to provide towels and shower supplies because I forgot mine. I would highly recommend anyone who is looking for a place to stay in the area book this property. And I look forward to coming back to the property soon!o

You'll love your time in this peaceful space. Mindy is the host on site and she has created an environment that is a joy to experience. The only problem with booking this stay is you won't want to leave when the time comes. It is 20 minutes "off the beaten path" but the drive through the Pennsylvania countryside is gorgeous. Room includes heat/AC and radiant heat flooring which was a surprise for us. The dogs are very sweet and I was impressed by their great behavior.
