Near to Lundin Links, 1 Annfield Cottages is also close to the attractive coastal towns of the East Neuk, about 25 mins drive from St Andrews, and 12 mins from Cupar where there is a station with links to Edinburgh and Dundee. My place has great views and the locale is much favoured by cyclists. Pub food is a few minutes away, with a good range of other eateries throughout Cupar, St Andrews and the East Neuk. My place is a no-smoking household and good for couples and solo adventurers.
Your room is upstairs, with a great view over the Firth of Forth, and of Largo Law. The private bathroom is adjacent to the bedroom, with bath and shower. The large kitchen space is available to relax in and make tea and coffee, and heat up food if need be. There is also internet access. There is plenty of storage space in the bedroom for bags and clothes , and a window seat from which you can enjoy the scenery. There is also plenty of parking space, and a lockable shed for up to two bikes if needed.
Apart from your room and bathroom, you can share the kitchen, which is spacious and relaxing. There is a drying rack in the utility room where wet outer garments can be hung out to dry. You will find plenty of books around in the hall, landing and bedroom, and guests are welcome to make use of these, but please do not take any away with you. The garden is also available to sit in and enjoy if the Scottish weather permits.
Whilst I shall be around for check-in and check-out, my presence during the day varies, so I would let you know at the time, but I anticipate that guests will have their own plans after breakfast. I shall be here to see that you are OK at breakfast time: healthy food will be laid out and tea or coffee made. The kitchen is a big living space and guests are welcome to share this. If there are any specific dietary needs, it would be helpful if guests indicate this in advance or bring their own supplies. The cat has free range around the house, but I normally exclude him from bedrooms, although if you want seven and a half kilos of white fluffy cat lying around, then that is up to you!
It is a quiet area here and my neighbours are elderly, so I would ask that loud music is avoided or headphones used. The property is a semi detached, and although the walls are pretty solid, the guest room is adjacent to the party wall, so it would be considerate to avoid loud noise late into the evening. Please respect the plumbing arrangements. Also I would ask that outdoor shoes are not worn upstairs. There is no television here, so no licence for viewing live transmissions or catch -up programmes in BC channels on any device.
If you have specific dietary requirements could you either warn me in advance of your arrival, or bring your own supplies if they are very specific. As this is a semi detached property, and I have elderly neighbours, please could you use headphones if loud music is what you enjoy. Also, this property is served by a septic tank, so please be sensitive to the disposal of chemicals and sanitary products. Plumbing emergencies are to be avoided! Thank you.

As a host you will find me pretty easy going, and I aim to be helpful but not intrusive during your stay.
