The Burton House is old Victorian home in the historic Herron-Morton Place section of Indianapolis, only 5 minutes from city central by car or about a 20 minute walk. It is only 3 blocks of one of the top 3 restaurants in Indy, cafes, churches, grocery store, pharmacy, and historical sites. There is a beautiful fenced in yard, just perfect for small get togethers, receptions and even weddings.


The Burton House is divided into two separate apartments in this old Victorian home in the Herron-Morton historical section, just north of city central. Your apartment is very quaint, cozy and private. There is lots of available parking both on N. Delaware and 17th Street. I have made many upgrades to the property over the past 5 years and just recently renovated the 1st floor by adding a half bath, a laundry room, beautiful hardwood floors in the living area. The kitchen comes equipped with a flat surface range and oven, microwave, refrigerator, toaster, coffee maker and dishwasher. Also on the first floor is what I call the bistro room with French doors looking out over the brick patio.

The second floor has the bedroom with Queen bed and bath with original old claw foot tub. Because the house is old (like me) it has some faults, one of which is kind of uneven floors so when you walk from the bedroom to the bath you might feel a little like you are walking downhill.

The 3rd floor has a full bed and a sofa/futon which makes into a fairly comfortable bed, however if 2 adults plan to sleep on it, it might be a little tight. I would recommend this mostly for kids. The apartment has a completely fenced in yard with plenty of space to host small parties or receptions. Access to the patio is through the french doors of the bistro room, making it very convenient for food preparation and distribution to guests on the patio or in the yard.

There are three TVs in the apartment, one in the living room and one in each of thebedrooms Service is provided by Direct TV with over 100 channels including all the premium channels such as HBO, Showtime and Starz. WiFi is provided by Uverse.


The front of the building is occupied by my long term tenants. It is completely separated from your apartment as both have private entrances and there is no access inside to the other apartment. To the rear of the main house is a carriage house, also occupied by my long term tenants.


Prior to your arrival either myself or my back up host will provide you with information concerning the door lock code, TV and Wifi accessibility. If you're not familiar with the area we can provide you with information on local restaurants, directions to events, etc. The whole apartment is yours for your stay but I or my representative will be available if there are any issues. The kitchen is equipped with dishes, pots, pans and cleaning supplies. I will not be there to prepare you breakfast (darn), but you will find various breakfast items such as cereal, bagels, coffee, milk and maybe a few surprises for your convenience. If you would like someone to prepare your breakfast, the Foundry is just a block away and various other places within a few minutes drive. I will make sure you have plenty of room to add whatever you like and I'll try not to leave any filet mignon, (thats a joke). Should you purchase food or cooking items which you don't use, feel free to leave them for the next guest as you will find various items other guests have left in the kitchen cabinets or refrigerator. It would really be appreciated if you would would try to leave the kitchen as close to how you found it as possible.


The use of the premises for parties are subject to approval on a case by case basis and may incur additional damage deposits, fees and waivers of liability. Prices are based on an initial 2 person occupancy. Each additional person is charged an additional $15/night . This covers additional linens and cleaning expenses. If you have unexpected guests arriving and staying over please revise your stay on the AirBnB website or phone app. Children under 2 years are free, however all others incur the normal charge. I can't recommend Richard and Liz's place enough! Great neighborhood. Easy walk to lots of good restaurants, etc... plenty of room in the house to relax. It's clear he has done a lot of fixing this up for rental. There were a few things left so I could manage breakfast withiut going out or shopping. I attended a festival that weekend and the hotels were either full or overpriced. This was a perfect alternative! Thanks so much for everything!

Thanks Jon. I hope your festival was a great success and that you had a safe and pleasant trip back home. Yes it seems my boat is ok. A friend was able to go aboard today and reports that there was no significant damage from Hurricane Irma.

Quaint little place, with separate side-, gated- entrance. The neighborhood is older, with some nearby houses in ill-repair, which detracts a little from the charm of this place. Overall though, the apartment was a great value. Location was great, with a 3-5 minute drive to some great dining and bar life. Richard could not have been nicer.

Thanks Lee. All I can say about the neighborhood is that, thats Indy downtown. Beautifully renovated and custom built homes on one block and one or two blocks over you might find some fixer uppers which are now way over priced and disappearing at a fast pace. The Herron Morton Place district where we are located is a historical neighborhood with extremely strict compliance codes. A few years ago you could find real bargains here but they have long since gone away. At any rate thanks for the comments and please come visit us again.

This was the perfect place to spread out and prepare for our daughter's wedding. Clean, walking distance to grocery store, and comfy beds. Richard was extremely helpful.

My father and I stayed at Richard's property in Indianapolis while visiting for a band competition. I corresponded with Richard's associate, Liz, the day before and day of our arrival to help ease the process. Check in was smooth and the keypad entry makes it easier to enter and leave the house. We both enjoyed the house and the neighborhood. A walk away from a coffee/beer bar, and a $7 uber to downtown. I was concerned about the beds from my last airbnb, but my father and I were both satisfied with our slumbers. Thank you Richard and Liz for your hospitality.

Retired Navy CPO and avid sailor and writer. Live part of the year on my boat in Boca Chica, Fl. near Key West and the rest of the year taking care of my rental units in Indianapolis, In. After retiring from the Navy, I spent many years working as a business development professional for a couple of aerospace companies. During that time I traveled extensively throughout the US and Europe so I am well acquainted with the needs of most travelers as I have done a lot of it. I recently traveled to the Netherlands and France,and Italy visiting The Hague, Amsterdam, Paris, Florence, San Gimignano and Rome.

I have an eclectic taste in music, books and food, so there is not much I don't like to eat, drink or read. I enjoy meeting new people and entertaining, give me a microphone and I'm happy. For the past several winters I have been driving a tour trolley for Historic Tours of America in Key West, Fl. If you plan on visiting the Florida Keys during the winter months, (where it is warm) give me a call and I'll tell you all about the area and its history.

As a host I would hope my guests would take care of my place like they would take care of their own and as a traveler I promise to do the same.
