Our home offers 3 bedrooms with 2 queen sized beds, 1 full sized bed, & an additional small loft area with a double futon that can be used for extra guests. There is also a 4-6 person Hot Tub in the private & treed backyard, full cable.
Our home is quaint and comfortable, with all the standard kitchen amenities of home. We offer free WiFi, a wood burning fireplace, back patio grill, 4-6 person Hot tub, and have a small loft area for overflow guests. We allow dogs for a $25 pet fee (please note the yard is not fenced). There is also room for trailer or boat parking, please inquire directly for specifics.

Rental Rules and Lease Agreement
This is a NON SMOKING home.

PETS- are permitted in the home only with prior approval. $25 per pet fee applies. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.

Deposits will be refunded if
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in the trash cans and secured, and soiled dishes are placed in the dishwasher and cleaned.
• Lost Jacuzzi key will incur a $30 fee.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• No early check-in or late checkout.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.

CANCELLATIONS – Owners reserve a strict cancellation policy
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check -in. Monthly renters who make a change that results in a shortened stay must be made at least sixty (60) days prior to check-in.
AGE RESTRICTION: The rental is restricted to 21 and up. This is a strict policy. If the unit is booked by persons under 21 years of age the rental amount will not be refunded.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons.
MINIMUM STAY – This property requires a two(2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are
included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
RATE CHANGES – Rates subject to change without notice.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in, including renters under 21
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
PARKING – Parking is limited to three (3) vehicles. Or 2 plus a trailer along south side of house (If owners are notified that this will be in use then it will be available). Vehicles are to be parked in designated parking areas only.
Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility.Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival as needed; therefore, it may not be warm until later that evening. DO
NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement ($375). Remember when not using the hot tub, leave cover on so hot
tub will stay warm.
TOWELS: Owners suggest renters bring pool towels for spa use. There are 8 small bath towels provided but these are small and there is no dryer provided to renters, extra towels are recommended.
OCCUPANCY: Normal occupancy of the property is 6. (3 bedrooms) There is a small loft area with a futon at the top of the stairs. This futon will be in the couch position, with no sheets. You will find sheets in the drawers of one of the bedrooms and blankets in one of the closets. Owners suggest bringing extra pillows if the loft area will be used.
FIREPLACE – The fireplace is a wood burning fireplace, please use care in closing the fireplace doors so that sparks do not burn the flooring in front of the fireplace. Guests must bring their own wood to burn. Wood on property is not seasoned (it is freshly cut live tree) and will smoke thoroughly if burned causing possible smoke damage to interior
of property. Please respect this rule. Occasionally some wood will be left by other guests in the interior of the house, this may be burned but it is not guaranteed to be there. Gas valve on property is not for guest use.
BBQ: The BBQ is charcoal, please bring your own charcoal. There is also a gas BBQ on premise which may be used if guest brings propane tank with them.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. Check road conditions prior to heading up the hill.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.
The homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Please park one of the 4 spots in front of the house, no street parking. There is trailer/boat parking along the South side of the house, notify owner if you will need trailer parking, there may be an additional charge during snowy season for plowing.
Occasionally you will need chains to access the mountain or roads may be closed temporarily for snow removal. Check road conditions through the CalTrans website at (URL HIDDEN)

Home access: Guests will receive a unique/temporary code to access the home via email or text on the morning of your arrival. There are 2 locked closets in the house, these are the owner’s personal items. Please do not attempt to open these areas.
Check-in: 3:00 pm. Early check-in is not allowed unless cleared with owners. When you arrive, please inspect the home for cleanliness. If ANYTHING is not acceptable, do not hesitate to call the owner Wendy at (PHONE NUMBER HIDDEN).
