The apartment is located in the West End of the city within a 5 minute walk from Princess Street, yet it is tucked away in a quiet and leafy residential area. It has fantastic views over Dean Village and is minutes away from the Gallery of Modern Art. Being in the city centre, it benefits from being serviced by shops, restaurants, public transport and all the other services provided by city living. The flat is well equipped and would comfortably sleep 2 couples or a family with two children.

The apartment is located in the West End of the city within a 5 minute walk from Princess Street. It is tucked away in a quiet and leafy residential area, with fantastic views over Dean Village and The Water of Leith river below. It is also minutes away from the Gallery of Modern Art. Being in the city centre, it benefits from being serviced by shops, restaurants, public transport and all the other services provided by city living.

The flat is situated on the second floor of a Victorian sandstone building, accessed from the street via a communal stairs (there is no lift). The apartment has two double bedrooms, a living room/ kitchen and one bathroom. It would comfortably sleep 2 couples or a family with up to two children willing to share a bed. It should be noted that the bed in the 2nd bedroom is a small double (4ft width) located against a wall.

It has a very well equipped kitchen, with breakfast bar and a fold away table & chairs for meals. There is a flat screen TV with sound bar and Blue-ray DVD player; internet connection; washing machine; hairdryer; clean bedding and towels; a desk; plenty of hanging and drawer space. I have left several guide books and maps for reference, and a visitor manual with everything from instructions on appliances, to recommendations for eating and places to visit.

The apartment has a relaxed feel and was my home for 10 years before I had children and moved to the Highlands to my partner’s home town of Nairn. We now use it as our holiday home when meeting up with friends and family. As a result, there are quite a lot of personal items and some of my children’s toys scattered about the place. It is also a Non Smoking apartment.

Please use the place as your home, and be respectful of the property and neighbours. Enjoy the views out the living room window and if it’s warm enough to leave the window open, the sound of the river. We love this place and hope you enjoy it too!

As I live in the Highlands, it is likely to be my friend’s daughter, Holly, or my parents, who will meet you and show you around the place.
I have a detailed visitor manual with instructions, information & recommendations in the flat, but should you require any advice or information I will be available on the phone/ email..
This is the first summer I have let the flat, so please bear with me while I learn the ropes

PARKING:
Parking is very strict in Edinburgh with a residents parking permit system applied to individual vehicles. There are plenty of parking meter spaces on Belford Road (operating between 8.30am-6.30pm Monday-Saturday) but as with everywhere in the city centre these are expensive. (Free on a Sunday).

I would suggest parking in nearby Dean Village or Ravelston Terrace, where tariffs are a bit lower mid week (8.30am-5.30pm) and free at the weekend (even on a single yellow line).
There is also parking at the Gallery of Modern Art, which is open from 9.00am to 6.00pm. This costs £2.00 for the whole day.

If you are not going to be using your car much during your stay, you may be better parking it out of town a bit and taking the bus.

-This is a NO SMOKING flat. The other residents also prefer that there is no smoking in the stairwell. If you have to please do so in the street, but be courteous and try not to leave cigarette ends on the pavement.

- Please keep flat possessions (towels, cutlery, etc) in the flat.

- Check in: 4pm – 9pm on the agreed arrival date. (There is a secure keysafe available if necessary, but please give notice of likely time of arrival to arrange for someone to meet you.)

We loved staying in Claire's flat! Claire herself is warm, friendly, and helpful. We particularly appreciated her patience with our several phone calls to her to have things like the door lock and the shower mechanism explained. The flat is beautiful, comfortable, and located in a quiet and picturesque area of Edinburgh, about 20 minutes' walk from Waverley station, which suited us perfectly. The flat was spotlessly clean and well-equipped with towels, cleaning supplies, laundry soap/drying rack, and kitchen stuff.

Great location, short distance to walk to the city center. Windows let through any noise from outside but luckily the apartment is in a dead-end street so there is only little traffic or seldom people going by the house. Well equipped kitchen. Claire provides lots of useful information about the apartment and Edinburgh. Easy place to stay for a holiday.

Great location for visiting Edinburgh; a short walk to everything, but a quiet retreat to come back to. We heard birds singing, not traffic! The apartment is even more lovely than the photos - high ceilings, beautiful wood floors. And well appointed kitchen--though with so many great restaurants nearby we didn't do much cooking. Highly recommend Claire's flat for a stay in Edinburgh!

This fantastically homey flat is in a brilliant location...close to everything yet peaceful and quiet to escape home to and not a bad size. It is very well equipped and decorated with warmth, personality and eclectic style. The bed was super comfy and all the info we needed was provided by Claire. The views from the living room will stay with us reminding us of our Edinburgh jaunt. If you book here I don't think you'll be disappointed!

This lovely flat is locate at walking distance from the center, in a quiet neighborhood. We felt like we were home, and Claire was very helpful. We would recommend this flat, and would stay here next time we are in Edinburgh.

If someone told you that there was this lovely backwater in Edinburgh (quiet, peaceful and comfortable) close to a running river walk and yet a hop-skip-and-a-jump from Princes Street and the centre of Edinburgh you wouldn't believe it, but this is exactly what Claire's delightful flat offers. Don't waste time looking anywhere else - seriously - this is the real deal - and I can't recommend it highly enough. Two very comfortable double beds, very comfortable sofa and nice bathroom. Very well equipped kitchen though we ate out mainly). One big double bed and one smaller double with lovely bedding tho' I don't like fat pillows and nipped to Primark for two cheap flat ones! Loved the mix of old wooden flooring, traditional wooden furniture with a dash of the more skandi/dutch/quirky thrown in for good measure. Felt old fashioned in the best sense of the word with lots of cushions, pictures and bits 'n bobs and had lovely welcoming vibes. Lots of information left for us at the flat and plenty of books/games if you want. A real homely feel. I can't find fault with the amazing location or the flat itself. It suited us down to the ground. Take note you can't park outside (we did it by train) and that there are two flights of big stone steps up to the flat. The view from the sitting room is amazing and the buildings, to me, had a touch of 'medieval Germany' about them! The Edinburgh hop on hop off buses are not to be missed (especially the 3 boats trip under the Forth Bridge) and the Green Bus Stop No.12 (Charlotte Square) was very handy for us. We also enjoyed trips beyond Edinburgh to the Falkirk Wheel and Kelpies and the Botanical Gardens are not to be missed. Favourite places to eat with best food? Element (Rose Street behind Princes St) and Biddy Mulligans (Grassmarket). Booze? The Hanging Bat Russian Stout (Lothian Street) was ace, Old Engine Oil at Element and Islay Malts at the Arcade Haggis and Whisky Bar in the Old Town. Also enjoyed the Ghost Bus Trip (funny more than scary) and the Historical Tour in the underground Blair Vaults was fascinating. We obtained lots of information at the start of the week from the Tourist Information Centre by the Waverley Bridge Station. The day we arrived we got locked out (oops) but from a list of Claire's local helpers we made a phone call and were let back in again within the hour by the lovely Holly who couldn't have been nicer about it. I enjoyed my walk down by the River later in the week, and a trip to the Modern Art Galleries, also very close by. So much else one can do depending upon one's preferences but whatever you have in mind I can't believe you wouldn't be happy here. Thanks Claire. You deserve to be inundated by bookings and I sincerely hope you are.

I am a busy mum of two, and live with my partner and children in the lovely seaside town of Nairn, near Inverness. I am a Landscape Architect, but now work with Highland Council's Planning Department as Project Officer.
I used to enjoy travelling, but have not had the chance much since having the kids. We are now about to introduce the children to some city hopping- hope they enjoy it!
My partner, Shaun, is an artist, so we love visiting galleries and museums. I am also a shopaholic so am always keen to check out local shops, which is a pastime that my partner prefers to avoid!
