Clean private furnished bedroom with queen sized bed, great closet space, hardwood floors, blackout blinds, desk with chair, tv (kindle fire stick friendly, no cable) and security system. For responsible, respectful, clean female non-smoker only.
Full bath is partially shared (the tub / shower is all yours). Rent includes utilities, free wifi, access to private heated swimming pool, washer / dryer and yoga/dance studio.
You may use the kitchen and designated shelves in the refridgerator and pantry as well as cleaning appliances such as the vacuum / dishwasher.

3 months, 6 month or 12 month lease preferred.
A copy of driver's license, criminal and credit check may be required upon the landlord's request.

Must be fine with family with children living in home. We are in the home most of the time and can assist whenever there is a question. We are down to earth and a friendly family of four. You are welcome to join us in the common area, but we also respect your privacy. Please be mindful of noise at night, in respect of work and school schedules.
- No visitors. Except for move-in and move-out helpers.
- No pets.

- Non-greasy odor cooking style.
- This is an allergy aware home - no peanuts in shared areas please.
- Please no shoes indoors or in common areas.
- Windows and doors must remain closed at night or when no one is in the house.
- Alarm system must remain on from evening hours till 8am. Or when no one is in the residence.
- Washer / dryer can be used daily between 8.30am and 7.30pm.
- House must remain at low noise level between 8pm to 8am.
- Please communicate yoga studio availability with owner.
- Tenant must not enter owner’s private bedrooms, office or 2nd level bathrooms at any time.
- Tenant must keep shared areas clean.
ROOM MAINTENANCE AND PRIVACY
Tenant shall maintain room in a safe, clean and sanitary condition. As required by law, the landlord may enter the tenant's room only for the following reasons: (a) in case of emergency; (b) to make necessary or agreed-upon repairs, decorations, or improvements, supply necessary or agreed-upon services, or exhibit the dwelling unit to prospective or actual purchasers, mortgagees, tenants, workers, or contractors; (c) when the tenant has abandoned or surrendered the premises; or (d) pursuant to court order. The landlord must give the tenant WRITTEN twenty-four (24) hours notice of intent to enter and may enter only during normal business hours, excepting by necessity, cases (a) and (c) above.
SECURITY / DAMAGE DEPOSIT
A security deposit of one month’s rent is required to hold your reservation. We must receive a (SENSITIVE CONTENTS HIDDEN) Payment or postal money order for the security deposit within 7 days of initial booking. Once it is received together with your rental agreement and a readable copy of your ID, your dates are officially reserved and confirmed via email.
Upon your arrival, the security deposit converts to a damage deposit. If the following provisions are
met, your deposit will be returned via (SENSITIVE CONTENTS HIDDEN) or mailed to you within ten (10) days of your departure minus a $60 cleaning fee:
No damage is done to the home or its contents.
No linens or household items are missing or destroyed.
No change or damage to alarm system, door locks, keys, loss of keys.
Remained within reasonable check in/check out times between 8am and 8pm.
House has not been smoked in – including garden.
If you cancel more than 60 days before check-in, your security deposit will be returned.
If you cancel less than 60 days before check-in, you will forfeit your security deposit.
If you cancel 30 days prior to your stay and you have already paid in full, we will refund your payment for
lodging less the security deposit.
The first day of the rental, there will be no refunds for any reason other than housekeeping if not fulfilled.
No credit will be given for shortened stays due to late arrival or early departure for any reason.
No cancellations due to weather.
