Our large apartment is situated in the Slateford area with views of the Castle, Corstorphine Hill, Braid Hills and Arthur's Seat. A short walk from Murrayfield Stadium, the Water of Leith and the Union Canal, we're on a major bus route. Stylishly decorated with comfy beds & furniture, there is a large living room, dining room, a twin bedroom with ensuite, a double bedroom, bathroom and fully appointed kitchen.

Situated on the top floor of an imposing, converted 19th Century Brewers building, the property benefits from panoramic views across large parts of Edinburgh and towards Fife. It is extremely secure with underground, designated, private parking for one car (height restriction applies - 6'4"max vehicle height) and lift access - unless you are a fitness buff! Tastefully decorated and furnished with comfortable and practical pieces it feels spacious and airy. There are 2 single beds in the twin ensuite, one small double in the double room, and one large double sofa bed and one small double sofa bed in the lounge. All real beds are topped with memory foam mattresses and are thus soft but supportive. If you prefer a harder mattress we can remove the toppers but please let us know when you book. A separate dining/games room adds to the feeling of space. The bathroom is spacious with a full size bath, toilet and basin. The ensuite has a power shower, toilet and basin and adjoins the twin bedroom. The kitchen is small but perfectly formed. We hope you like it.
This is your home for your stay. You will have full access to all amenities and utilities including washer/dryer, fridge and freezer, cooker and microwave. There is also a new power shower in the ensuite. We supply an ironing board and iron, hairdryer, towels etc. We also try to keep stocked with lots of little extras to make your stay as hassle free and as enjoyable as possible.
The property is secure with intercom access within a gated community.
We will meet you on arrival to hand the keys over and show you the apartment. We will also give you our number - just give us a call/text if you need any information or help during your stay - we'll do our level best to assist.
We're more than happy to assist with 'touristy' information, provide recommendations and advise best value trips/experiences.
We provide clean towels and polycotton/microfibre bedlinen for our guests, laundry capsules for the washing machine and our welcome pack includes coffee, tea, fresh milk and biscuits! You will have use of a Nespresso machine and your welcome pack will include some pods...mmm!
We can provide a travel cot and a high chair.
There are numerous books to browse, DVD's for adults and children to watch, cable television, as well as boardgames and a box of toys for wee ones. We've recently added a PS2 console and numerous games - not the most up-to-date system but fun nonetheless. We request that you check things yourself to make sure they meet your standards and are age appropriate.
The property is on the top floor and therefore water pressure can be temperamental. This does not affect the new power shower but does mean you might need to be a bit patient with the taps, especially in the kitchen.

We do not accept large groups of unrelated adults. Adults in family groups are absolutely fine though.
No Parties/ large raucous get-togethers or events. No Stag or hen parties (no bachelor/bachelorette parties)
Please treat our house like your home. We want you to feel comfortable and relaxed. We ask that you leave it as you find it - tidy and in good order.

We've made a First Aid Kit available for your use, though hopefully you won't need it! It contains no pharmaceuticals.
• Fire Prevention:
The property is fitted with working smoke detectors in the hall area and the living area. These are tested regularly. The fire exit is the front door. Once outside the property, please use the stairs to vacate the building. Do not use the lift.
A fire extinguisher is located in the Kitchen.
We have carried out a Fire Risk Assessment on this property.
We provide many amenities for children. However we have not baby-proofed or child-proofed the property. It is the guests responsibility to keep their child/children safe whilst in the property and in communal areas.
• Windows and Glass:
All vertical windows in the property have safely features as standard. Please do not open windows too far and for your own safety, please do not lean out of the windows to admire the views – it’s a long way down.
All mirrors are tempered/safety glass.
The property benefits from night storage heaters set before guests arrive. Heating is set to low but can be adjusted on the heater in the hall. Bedroom heaters are turned off at the wall but can be switched on at the switchs on the wall. Our duvets are season dependent: low tog in summer; higher in winter. We provide plenty of extra throws/duvets for you to snuggle under all year round.
The Kettle gets very hot when boiled. Please take care when using it. The Nespresso Machine comes with full instructions, kept in the corner wall cupboard above the Nespresso machine.
Please use the air filter system when cooking – located above the hob, just pull out the front gently to activate and switch the sliding knobs at the rear to control.
We provide cool blocks in the freezer and a cool stick for the water jug can also be found here.
Baking trays can be found in the drawer under the oven. Please do not leave the oven ajar for any length of time (open fully or close) as the heat damages the cooker knobs.
The hot water is, well, hot. Please be careful.
Neighbours / Property – Please be mindful of our wonderful neighbours.
• Building Rules:
Common areas outwith the property are used by all tenants in the building. Please respect these areas, keeping noise/disruption to a minimum. Please do not knock on neighbours doors (unless it's an emergency you need to make them aware of) or buzz them to let you in.
We do not allow smoking anywhere in our property and smoking is not allowed in any communal area, including the underground carpark area.
One allocated parking space is provided. Please do not use any other parking space, even if it is empty. Please do not block access anywhere in the carpark and be mindful of the one way system that is in use. On street parking is available on Moat Street and Moat Terrace.
May we remind guests to keep noise to a reasonable level. We do not allow parties and we do not allow you to invite other people over or to stay.
Our quiet time is 10PM. Please make sure noise is kept to a minimum after this time.
We do not allow pets
We respectfully request that shoes are removed on entering the property.
The toilet in the bathroom has a flush that works by using lots of little presses using reasonable pressure.
Please only flush toilet paper down the toilets.
• We do not allow the use of candles anywhere on our property or in communal areas.
• Hot Water:
The immersion heater for hot water is operated by pressing the boost button to the left of the sink. (½ hour or 1 hr - both heat the tank fully). Press the 2hr boost before you retire for the night to have hot water in the morning.
• WIFI / Internet:
We provide wifi throughout the property. Guests agree to use it only for legal purposes and promise not to use it for illegal uploading, downloading, or other illegal activities.
• Check in:
Check in after 11pm will be charged at £10.
We think we've covered everything but in case we haven't we'll do our best to sort out any issues promptly and with the least disruption. Let us know if, and as soon as, any problems arise - we can't sort them out if we don't know about them!
