Minutes to Hollywood, Beverly wood, Westwood, Century City , UCLA , and Santa Monica.

The home is conveniently located in a great central location part of Los Angeles with easy access to major highways of 405 and 10.

More than anything else, there good number of city buses that connects this house to all four corners of the city . A easy transportation from and to this area is a true blessing . Guests ofcourse have the option of using uber with a less than 3 minutes respond time ( we love uber , it's great , fast and inexpensive for this area ).

No Smoking inside the house.

- As courtesy to other residence , please , No excessive loud noises after 10:00 pm. You are in a residential area and we care about our neighbors . No amplifier on premises.

- Guest will be required to maintain the house clean and neat during and prior to their departure.

- Guests are required to empty , remove their trash on a daily basis into designed trash area.

- Any cleaning other than normal wear and tear and/or damaged will be subtracted from the guests security deposit.

- All children must be accompanied and be fully supervised by adult at all the times. Please Do Not leave your children unattended at anytime .

Safety of your children is our top priority ; please maintain a close attention with your underage loved ones.


- There is a large pool at this property with no life guard on duty and at the premises. Swim at your own risk.
- No running or horse riding around the pool ( we dont want you to slip and fall) . Your safety is our priority. The register guest is responsible for his / her entire parties behavior and safety.

Please enjoy the pool or the responsibly and at your own full risk. We assume no liability or responsibly from any and all risk of use of pool including personal and bodily injury or death .
- Guest and on behalf of all her or his visitors and guests hereby by accepting this reservation and at- will status fully release and discharge the host and all hosts affiliated partners , members , corporations , Officers , directors, shareholders, employees, managers , predecessors and assigns , and each and everyone of them from any and all claims , debts , liabilities, obligations, and causes of action of whatsoever kind and nature , whether known or unknown, based on arising out of , or in connection with any part of the rental agreement , services provided by host , use of the property by guests , use of facility by guests and / or the guests affiliated or visitors, use of any part of the property including but not limited to Swimming pool , Jaccuzi, washer and dryer , heir dryer, iron , stove , microwave, Internet, television and any and all inventories , products and objects whether listed herein or provided later , whether known now or discovered at a different timing, whether disclosed within the listing of the property or not disclosed .

- Guest hereby by proceeding to complete the reservation agrees and hereby warrants that the guest will not ever make any assignment, voluntary or any part of any claim to any other person or entity. The guest hereby represents that this house rule is intended and shall be effective as a final accord and forever satisfaction for any and all guests and guests visitors claims and same should be unconditionally survive for the duration of 10 years from the date of guests initial reservation.

- Guests hereby agrees to forever indemnify and hold harmless host and all host affiliated Officers, partners and members from any and all claims including attorney fees and all costs incurred in defense thereof .

- The forgoing releases extend to all rights of guests under section 1542 of the California civil code and any similar law of any state or territory of the United States, which are all hereby expressly waived by guest and behalf of all guests visitors, members and occupants.

- The guest hereby further waives and relinquishes all rights and benefits afforded by section 1542 of the civil code of the state of California. Guests understand that the fact in respect of which the release made in this house rule and agreement is given may hereafter turn out to be other than or different from the facts now known or believed by it to be true ; and guests accepts and assume every and all risks of the facts turning out to be different and agrees that this house rule is a legal and agreement and shall be and remain in all respects effective and not subject to termination or rescission by virtue of any such difference in facts. Section 1542 of civil code of the state of California reads as follows : " A general release does not extend to the claims which the creditor does not know or suspect to exist in her or his favor at the time of executing the release, which if known by him or her must materially effected his or her settlement with the debtor."

- Our Wet bar ( if any ) and drinks are available as courtesy and complimentary , free of charge for our adult guests of 21 years of age and older only . If you wish to consume, Please enjoy and drink responsibly at your own risk. Warning : (1) According to the Surgeon General, women should not drink alcoholic beverages during pregnancy because of the risk of birth defects. (2) Consumption of alcoholic beverages impairs your ability to drive a car or operate machinery, and may cause health problems.".

- For your convenient ,there would be designated parking space available to park your car ( in the driveway). You can park in the drive way if you have a mid size or full size car.
- Make sure your vehicle is Not blocking any part of the side walk as you will be cited and get a ticket. No parking in or blocking the side walk. If you are driving a large car , van or SUV ,you need to park in the street in front of the house. There is always a plenty of street parking in front of the house. If you elect to park in the street , please obay all the street signs to prevent any ticket or violations on the street cleaning days or any other restricted no parking signs. Please read the signs.

Host is not responsible and assume no responsibility for any citation or tickets issued by parking agencies or other regulatory department.

- Although our house is safely located in one of the best and safest part of Los Angeles area , yet we ask you to please park your car at your own risk ; do not leave any valuable in your car and always lock your vehicle.

- Please turn off all lights and the Air conditioning units while leaving the house. This will make you to be a better guest as you save energy and cleaner environment !

- Your check-in time is 3:00 pm.
If you need to come after 3:00 pm. you need to let us know so we can coordinate a special arrangement for you. Our members will be in touch with you on the day of your check-in to arrange the details and the keys.

- Your check-out is at or before 11:00 am. Please note that our housekeeping needs a good few hours to clean and make the place ready for the next incoming guests. If you delay your check-out , it will create an issue with our check-in process of the next guest. We appreciate your cooperation with this . However , if you are in a urgent need of some extra time, please be sure communicate with us in advance so we can coordinate the logistics with our housekeeping and next incoming guests.

- Thank you for your consideration and assisting us in creating a safer and more pleasant experience for you and your loved ones.

- The pictures and photos shown on the listing maybe differ from the actual setup . Host may from time to time remove , replace or relocate the interior setups including the furnished items and staging .

- The guest(s) by proceeding with the reservation, represent that he / she has / had read the foregoing house rules and agreement and all releases and fully understand the terms of the house rule and the agreement herein in addition to other agreements provided by any other party in regards to this reservation including airbnb and the guest has full authority to accept this reservation and proceed . In the event of any conflict between the terms of this house rules and any other agreements between the guest and airbnb or any other party , this house rule shall prevail.

- Guests are fully bounded to the term of this house rule as a Binding Agreement and addendum to the Airbnb reservation.

Unfortunately I have to agree with the negative reviews from previous travelers. This is not a luxury listing. The interior is bare minimal for the most parts, although very spacious. However, one bedroom does not have the blind, and the kitchen is not equipped to cook a full meal for family. All photos were taken from the time when the listing was for-sale, not the current situation. We were here for the business trip so it does not bother us too much, but I will be very disappointed if I am expecting anything "luxurious". The neighborhood is good, and there's a heated pool in the backyard. The worst part during our stay was the constant encountering of small roaches. It ruined everything. David was quick to respond and promised to send someone, but that didn't help much. I won't say the listing is dirty, but it uses louver windows without screen so it's very easy for bugs to come in. It feels terrible when you want to relax at home after work but just see those roaches hanging around as well. I will not recommend this listing until the photos are re-taken to reflect the true listing situation and the bug issues are addressed.

Ultimately this was a disappointing rental, but not so abysmal as to ruin our trip. "Luxury" is definitely an exaggeration. Furnishings and decor were cheaper and more minimal than pictured. Kitchen was not stocked in a way that we considered it to be truly functional, so we still ended up eating most of our meals out. We didn't find the pool particularly inviting, so didn't swim. Some bedrooms didn't have window coverings to block out the light/view. On the positive side, David was VERY responsive, and the place was clean, and it had the 4 bedrooms to sleep 7 people that we needed. For what we paid, it was disappointing -- at that price would have preferred to stay in a mid-range hotel.

I want to do my best to try to temper my words, and to represent this property and our experience as accurately as I can, and to be as helpful to potential guests as I can. But honestly, every time that I think about writing this review, the word that occurs most prominently in my mind is SCAM. The property is listed as a luxury property, and has been staged with beautiful furniture and photoshopped images for the photographs. My husband and I were so excited to rent this property to host my nephews visiting from out of state. We had plans to attend the first Los Angeles Rams home game in decades. When my husband and I arrived at the property to receive the keys from the housekeeper, or cleaner, we were told before we entered that the host would be unavailable for about 24 hours, and that there would be no way to contact him. When we entered the house, we quickly understood why. The smell of mildew and cleaning supplies was overpowering, particularly in the kitchen, and the sight of the dirty thrift store or garage sale furnishings was depressing. The house is stripped down to a bare minimum of furniture. The backyard pool is there, but another had been photoshopped in it's place for the listing photo. We found several cockroaches in the kitchen, including in the refrigerator. We were so angry. We would have left immediately, if our nephews weren't due to arrive be within the hour. We took tons of photos (before and after), in case anyone wants to dispute our account. When we left the property after two days, we still made the beds, threw the used towels in the washing machine, and washed the dishes. We left the house in better shape than when we arrived, as we try to do at any place that we visit. This is the first time that we have been burned by Air BnB, but it has made us very wary to trust the listings ever again. We are traveling to Hawaii next month, and are searching listings on a different site. We will still be viewing the listings on that other site with apprehension after this experience. Some people are just not honest. This was a painful reminder.

Amy , Apparently , the information you provided is 100% false and misleading which I will be forwarding for further investigation as well. You were welcomed by my housekeeping on your arrive time , while it was after hour Check-In . None of your comments are correct as I am sure the prior guests comments can easy verify the falsification of the information you provided . This is a very clean well maintained house . Great value and great service , 4 bedrooms house , near Beverly Hills for a fracture of the single room hotel in West Los Angeles . It's very easy to see that . My general and customary procedure is to follow up with every guests after their Check-Ins as well as every other day making sure everything is going well and if there is anything that we can assist them to make their stay more pleasant and comfortable . You case was not any exception from this procedures . I and my staff contacted you with the numbers that was provided and texted to us by call as well as text to check on you making sure everything is going well and you and your group are comfortable , yet despite the numerous attempt , you never answered , responded or replied ( copies of text and calls are available ) . After every Check-out , our housekeeping teams go into every single part of these houses for a good 3-5 hours , clean , maintain and preserve the cleanness of the house to make sure not only it pass our inspection standards but also to exceed beyond and above our guests expectations . Again , if any of your statement was correct , it should have brought-up while you were staying there and while we were trying to contact you during our routine Check-Ups procedures . We want every guest to enjoy their stay with us and with that goal , we take every review and comments very serious for better improvement of our operation . Indeed , despite the lack of integrity and accurateness of your unfair comments , I appreciate you taking your time and writing your review. I will be taking your comments as tool for improving our standards and I do hope your future reservations meet your standards . Sincerely yours , David

David was very accommodating and easy to reach at all times. He stocked the kitchen with a lot of food before our arrival. Everything was clean and there were plenty of towels and toiletries. Great location!
