During the remodeling multi-layered soundproofing was installed between 100% of the framing spaces within all rooms - including ceilings, walls, floors, and even the minor partitions between rooms. This was so successful that noise is greatly muted and the distancing of urban sounds allows restful stress-free sleeping. The last step in the completion of this feature was shearing a layer of 3/4 inch plywood under all of the sheetrock. Use an alarm clock here if you wish to defeat oversleeping.
This is a four-room flat that is level with the sidewalk outside. An entrance portico features a cedar-lined closet for exterior garments and extra shelving for storage. The fireplace in the living room is legitimately useful in accordance with code. A formal dining room joined with a high-capacity galley precedes a centerline hallway to the rear bedroom. On the way through the hall a full bathroom is on one side and the laundry closet is on the other. The bedroom is wide enough to be split for a desk office area on the side opposite the queen-sized bed. Another cedar closet is double wide accessed by sliding mirrored doors. A rear wall doorway gives access to the rear yard via a one-story descent on a spiral staircase. The patio bbq area provides a panoramic view of the city's skyscraper skyline, the Bay Bridge, bluewater, and the distant Oakland hills. Because the AT&T (Giants) baseball stadium is also within this viewing direction nighttime fireworks displays occur several "extra" times each year - in addition to the major holidays which feature the same. The living room has a queen-sized hide-a-bed which we prepare for incoming guests in advance. For a group of six people we can also prep a third bed - a double-sized sofa-bed - in the rear bedroom near the foot of the queen-sized bed.
All of the sidewalk level floor space is a privately reserved apartment for the occupying guests. Use of the rear yard is shared with the owner living one story above and one other single person who resides within a basement studio apartment that is level with the rear yard one story lower. Easy access is provided by use of an exterior steel spiral staircase from the bedroom's rear doorway.
The owners who are residing upstairs can respond to any functional need with immediacy. One is retired, usually on the premises, and is quietly semi-self-employed in office-oriented and writing projects. The other operates a real estate related business and moves about in the city up to seven days each week.
One method for making an inexpensive arrival from the airport is to use the BART subway from the airport to the 16th street station and then switch to a shortened taxi, uber, or bus ride from there to our address. The cost for this two-step trip is between $8 and $20 only - depending upon use of the bus or the taxi for the second leg.
The rear yard lower story level has a sliding glass doorway which is the exclusive access to the yard for the occupant of the basement studio apartment. The privacy of this long-term tenant should remain respected.
