Welcome to your newly built guest house which is located in the friendly neighbourhood, close to shops, bus, train station, M5/M7.

It has parking space, front entrance, 2 bedrooms, 1 lounge-dinning room, 1 kitchen-laundry room, 1 bathroom, 2 toilets, WIFI, heater-air conditioner, fully furnished & equipped rooms.

PARKING
- There are 2 car space available on the drive-way. One is for guests. Another one is for hosts.
- If you have more than one car, off-street parking is available and free

LOUNGE & DINNING ROOM
Has leather sofa, 2 single mattresses (only set out upon guests' request), TV with Wi-Fi internet, refrigerator and book cases containing an eclectic array of books and magazines for leisure reading.

BEDROOM 1
Has a queen size bed, a bunk single bed for 2 people, a pull out single bed (only set out upon guest's request). Linen, bedding, pillows are blankets are included.

BEDROOM 2 is an ensuite.
Has a queen size bed with a pull out single bed (only set out upon guests' request), walk-in wardrobe, study desk, chair and wall-mounted TV. Linen, bedding, pillows are blankets are included

BATHROOM (in ensuite)
Has essential toiletries, shampoo, conditioner, body wash, hand wash liquids, toiletries and towels are provided.

POWER ROOM (second toilet)
Has hand washing basin and essential toiletries and towels are provided.

KITCHEN & LAUNDRY COMBINED DESIGN ROOM:
- All kitchen utensils are provided along with essential electrical appliances including induction cooktop, oven, grill oven, microwave, toaster, kettle, rice cooker and etc.
- Food containers and basic cooking ingredients including cooking oil, salt, pepper, tea, coffee, and milk are provided.
- The front loader washing machine along with powder detergent are provided (for clothes only, no dishes please)

THE CLOTHE LINES
Located just outside the laundry sliding doors, off the right side wall.

LINEN & TOWELS
- All linen, bath and hand towels, and floor mats are provided.

SAFETY & FIRST AID
- Two smoke alarms are installed – one outside the powder room and the other in the ensuite bedroom
- A fire extinguisher is provided at the entrance to the kitchen/laundry.
- A first aid kit is available and stored inside the cabinet in the kitchen.

Brand new house is divided into 2 spacious units:

Guests will have 100% private access to their guest house (listed in the space above) with front entrance and entirely separate area within the building.

Hosts live in the host house (behind the guest house) with side entrance and entirely separate area within the building.

Please read the rules below before you proceed to book and stay with us.

IDENTIFICATION
For security and trust reasons, we ask that you verify your driver's licence and add a photo of yourself on the Airbnb website before you book with us. This will also make your future bookings easier with other Airbnb hosts.

VISITORS
STRICTLY NO VISITORS during your stay due to insurance and security reasons and also to ensure the peace and comfort of our neighbours.

CHILDREN
For safety reasons, please observe your children at all times and do not leave them at our place alone. Ensure that the children pack away toys after use. Ensure children DO NOT draw on the furniture and the walls etc.

Quiet time FROM 10pm. Please keep noises to a minimum as our neighbours work very early in the morning.

HYGIENE STANDARDS
Ensure all the rooms are cleaned and maintained at a hygienic standard AT ALL TIMES. Ensure the bathroom and kitchen are cleaned after use. We work hard to provide such standards for you and we trust you reciprocate.

STRICTLY no food or drinks are to be consumed in the bedrooms.

No illegal drugs & no smoking inside (please smoke outside the house).

Consumption of alcohol in moderation.

INTERNAL SLIPPERS are provided and are for INTERNAL USE ONLY. Please keep your shoes/sandals inside near the front entry and wear slippers provided. DO NOT wear internal slippers outside the house.

HEATER/AIR CONDITIONER
Ensure to set the TIMER for a maximum of TWO (2) hours to automatically turn off the heater/air conditioner after running. Always turn off the heater/air conditioner before going to bed or leaving the premises. For health reasons, DO NOT keep the heater/air conditioner running overnight.

Avoid operating the heater at a high temperature (for instance 27 degree Celsius) until the house feels hot and then immediately changing to and operating the air conditioner at a lower temperature (for instance 17 degree Celsius). We encourage you to make use of the windows and wear appropriate indoors attire.

Should the guests do not observe these heater/air conditioner rules, the hosts reserve the right to amend the functionality of the heater/air conditioner.

ELECTRICAL EQUIPMENT/APPLIANCES
Ensure the TV, heater/air conditioner and induction cooktop etc. are switched off before going to bed or leaving the premises.

KITCHEN
Before cooking, please ensure all internal doors (kitchen and bedrooms) are closed, open the external sliding door, turn on all exhaust fans and DO NOT operate the heater/air conditioner. As the heater/air conditioner is ducted, cooking fumes will travel through the duct and will stain linen and clothing in the bedrooms (including those of the hosts).

Ensure kitchen utensils and appliances are cleaned after use. Please do not immerse electrical appliances in the water.

PARKING
There are 2 car spaces available on the drive-way. One is for guests (nearest to the front entrance), the other one is for hosts. If you have more than one car, off-street parking is available and free.

STRICTLY NO PARKING on the grass/lawn (including that of our neighbours) as it can cause significant damage to the lawn and soil.

*** IMPORTANT: Do not hesitate to communicate with us should you have any questions so that we can establish mutual respect with each other. It is important that you understand that we endeavour to provide you with a high standard of service, so should you fail to observe our house rules, we have the right to cancel the remainder of your stay and as per the Airbnb strict cancellation policy, you will forfeit your accommodation fees paid.

The place was perfect for what we wanted. It was clean and modern. Located in a great spot it was easy and convenient. It was perfect for a weekend getaway for 6 guests. Host was very helpful and kind. Couldn't recommend more!

A modern, very clean, comfortable "homey" homestay. Great location for our needs, great to have supermarket so handy also. Very friendly hosts. A great first AirBnB experience for our family.

Thanh and Loc's Home is brand-new and super clean. We enjoyed the extra touches such as the milk and fruit that was provided.

Very clean, new house. Comfortable with all amenities. Good base to explore Sydney and ask hosts for local restaurants recommendation! Very helpful hosts, even picked up our washing when it rained!

Thanh & Loc are wonderful hosts and their home is perfect for when you need a clean, organised and lovely home away from home. The off-street parking for our hire car and the close proximity to Aldi and 7/11 was super handy. The property is set in a lovely new neighbourhood and easy to find. Thanh & Loc ensured we had all the information we needed before and during our stay which only added to a wonderfully smooth trip; not to mention how comfortable they made us feel if we needed to call or text with questions or a request for help. Loc even generously offered to drop us at the Airport for our trip home!! Now that's what I call going above and beyond. Highly recommend this property for your next stay :)
