Relaxing single-family home within walking distance to everything you could desire: michelin star restaurants, cafes, bars, shops, grocery stores, farmer's markets, parks, museums, and public transit. The mid-century modern designed home is spacious and full of natural light, has a gourmet kitchen and a landscaped backyard that welcomes indoor/outdoor living.
This centrally-located urban oasis is a luxurious retreat after a full day of exploration and/or business meetings in the city.
Spacious, high-ceiling, remodeled home in the heart of the city. The main floor includes the bedroom (queen bed) and bathroom, a living and dining room, as well as a chef's kitchen with access to the backyard. Upstairs includes a living room with a panoramic view, many books and a large flat-screen TV for evenings when you prefer to stay home.
Located in Corona Heights, on a hill between the Castro and Cole Valley, the home and backyard offers scenic views of Twin Peaks, Sutro Tower, Eureka Valley, Dolores Heights, Potrero Hill, the Bay and the Oakland Hills.
Guests will have access to the 2-story home, backyard and free parking in front of the home.
The bedroom has a queen bed, a tempurpedic mattress, Coyuchi organic cotton sheets, many down and termpurpedic pillows, and a down comforter. The bathroom has excellent water pressure and volume in the shower and tub, and soft Coyuchi organic cotton towels in which to wrap your body.
The fully stocked gourmet kitchen has a chef range, espresso machine, and a dishwasher.
In the backyard, surrounded in jasmine and with a view of the city and bay, is an outdoor shower with warm water flowing from a large rain shower-head. Hot tub usage is negotiable.
You will have access to every room except our personal office and garage.
While you are staying in the home, we will not be in San Francisco. You will have access to the home via a keypad system.
My husband and I are natives. We love San Francisco and prior to your arrival we will be happy to help guide you to many of the city's treasures. Please let us know how we can be of assistance to you.
In addition, a printed house manual is available in the home that will answer any questions you may have while staying at the home, as well as provide additional guidance regarding nearby restaurants, bars, parks and districts to explore. I also created a walking guide to some of our favorite sites, as well as an art guide.
The House Cat: ZuZeus is a Russian Blue who freely roams the home and the backyard. He will need feeding daily. Please confirm that you will care for the cat during your stay and let us know if we should arrange for a cat-sitter to come to the home to care for his daily needs.
The home may not be appropriate for guests with mobility issues. Similar to most homes with views in SF, this home is built on a hill which means there are steps to the front door, steps in the home, and steps in the backyard.
There is a camera at the front door.
Guest rents, for short-term purposes only, the furnished real property located in Corona Heights, San Francisco, California.
ARRIVAL AND DEPARTURE Arrival and Departure time shall be as follows: Arrival: After 4:00pm Pacific Time, Departure: Before 11:00am Pacific Time.
AUTHORIZED USE AND GUESTS The premises is for the sole use as a personal vacation residence by no more than the agreed upon number of guests, with a maximum occupancy of two. Guest agrees that no additional guests will be permitted on the property at any time during the rental term, all of whom shall comply with the conditions and restrictions imposed upon guest under this agreement.
OWNER’S PET. There is a friendly cat who lives in the home and roams freely into the backyard. He may, or may not, be at the home during the duration of the Guest’s stay. If he is, he will need daily feeding. Please let the owner know that you agree to care for the cat, and let the owner know if the owner should arrange for a cat-sitter to come to the home once a day to care of the cat's food and water needs.
NO PETS. Pets, other than the owners cat, are not allowed in the home or anywhere on the property. If pets are on the premise the Renter is in breach of this Agreement, will be responsible for all damage and cleaning, will be required to immediately leave, and guest forfeits its right to the return of any rent or fees.
NO SMOKING. Smoking is not allowed on the premises. If smoking does occur on the premises, guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors, bedding dry clean charges and removal of debris.
NO PARTIES OR EVENTS. Gatherings of persons not part of the renting individual(s) are not permitted. No additional guests are allowed. If the premises are used, in any way, by more or different persons than those identified in agreement, (i) guest, authorized guests and all others may be required to immediately leave the Premises; (ii) guest is in breach of this agreement; and (iii) guest forfeits its right to return of rents or fees.
NO SHOES. In an effort to keep the city and parks out of the home, this is a shoe-free home. Slippers are provided for guests if requested. If shoes are worn in the home, the guest may be charged for additional house-keeping and carpet cleaning.
NO WHEELS. Guest is required to lift (not roll) luggage as soon as they enter the home. In addition, bicycles and other sporting equipment are not allowed in the home, through the home. Guest is responsible for all damage that is caused to wood floors, furniture, and home from wheels and sporting equipment brought into and through the home.
ASSIGNMENT OR SUBLEASE. Guest shall not assign or sublease the property or permit the use of any portion of the property by other persons who are not family members or guests of the guest and included within the number of and as permitted occupants under this agreement.
HOLDING OVER. GUEST agrees there shall be no holding over or late departure without prior approval. Any unauthorized holding over by guest shall be subject to a charge of 1 and 1/2 times the daily prorated rent ("Holdover Rate"), plus any additional damages incurred including, but not limited to, the cost of alternative housing for other guests displaced by guest holding over; Late check-outs may be charged 50% of the Holdover Rate at the discretion of owner/property manager.
ALLERGIES. Guest agrees that they are not entitled to a refund for any allergic reactions from any member of their party due to pollen, animals or environmental conditions. The owner/property manager will not move guest to another unit due to allergy symptoms.
UTILITIES/ITUNES. Owner pays for all utilities except streamed movies. Guest agrees to pay for movie charges during their stay and acknowledges that these charges may be levied up to two months after check out.
RULES; REGULATIONS; NO COMMERCIAL USE GUEST agrees to comply with any and all rules and regulations that are at any time posted on the premises or delivered to guest. Guest shall not, and shall ensure that guests shall not: (i) disturb, annoy, endanger, or interfere with neighbors; (ii) use the premises for any commercial or unlawful purpose; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the premises. Guest agrees to the unit specific provisions and instructions outlined above.
MAINTENANCE. Guest shall properly use, operate and safeguard the premises including, if applicable, any landscaping, furniture, furnishings, appliances, water, plumbing, spa, and all mechanical, electrical, gas, and plumbing fixtures. Guest shall immediately notify the owner/property manager of any problem, malfunction or damage. Guest shall be liable for all repairs or replacements caused by guest and associated group members, excluding ordinary wear and tear.
FOOD. Gust agrees they will provide their own food. The kitchen is equipped with cookware and a variety of appliances (coffee bean grinder, coffee makers and blenders) that guest may use at their own risk. Guest agrees to keep the kitchen counters, stove top, and floors clean at all times and to make sure all food is stored in the pantry and refrigerator when the kitchen is not in use.
SPA: The use of the spa is negotiable and an extra fee will be applied. Use of spa is at the guest’s own risk. The guest also agrees to the following rules and procedures: Guests are required to bath prior to use. There is an outdoor shower, body and face soap, as well as shampoo and conditioner adjacent to the tub for this purpose. Please avoid getting shampoos or soaps in the tub. There may be a $500 fee charged to security deposit if spa is used in an incorrect manner for costs associated with sanitizing and refilling the spa.
BBQ GRILL: Do not move the grill. Guest agrees to turn the nozzle on the gas canister to the off position when finished grilling.
FURNITURE/TOWELS/KEYS. GUEST shall not move furniture or furnishings within the premises. Towels may not be removed from the premises nor used outdoors. Outside towels are available for guest to use when using the outdoor shower and spa. Guest must leave keys on the dining table door upon departure and the lockbox key back in the lockbox. Guest agrees to pay $50 per missing key.
CLEANING. Premises will be delivered to guest in a professionally cleaned condition. Upon termination of occupancy, guest will deliver the premises in a tidy condition in preparation for cleaning less ordinary wear and tear as found. If guest does not return the premises in a tidy condition, including the cleaning of all dishes, an additional cleaning fee may be charged to guest based upon the sole judgment and discretion of owner/property manager.
SECURITY DEPOSIT. Damage shall be covered by the security deposit. If the held/authorized security deposit is still not sufficient to cover damage, then guest agrees to pay for the shortfall. Guest is requested to report any damage immediately to the property owner. Unreported damages, theft of personal property, lost or missing incidental items and telephone and streaming charges will be assessed and determined solely by the owner up to two months after the reservation and billed directly to the guest. If more than the agreed number of people, or pets, or smoking are found to occupy the premises, or excessive clean-up is required - additional charges for linens and cleaning service will be levied against the guest up to two months after departure. Guest agrees to not dispute any damage charges levied against them.
CONDITION OF PREMISES. The property is provided in “as is” condition. Guest has not viewed the premises prior to entering into this agreement and is not entitled to any refund based upon their opinion of the condition of the premises or surrounding environment including but not limited to: construction noise, outdoor traffic, fire smoke, vermin, power outages, maintenance, or storm conditions. Guest shall, on arrival, examine the premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately notify the owner/property manager if any are not in operating condition or are in disrepair. Reporting repairs does not give guest the right to cancel this agreement or receive a refund of any payments made.
INTERNET CONNECTIONS AND POWER OUTAGES. Wifi and wireless services are not guaranteed and no refund will be given if they are not functional. We occasionally experience power outages that are beyond our control. No refunds or compensation will be given for any outages. Internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to the internet service.
FLOORS, WALLS, FURNITURE, AND ART. Guest agrees to ensure the protection of the floors, walls, furniture, and art. Guest agrees to avoid anything that can mark, scratch, or harm the floors, walls, furniture and art.
CAMERA. Guest acknowledges that there is a camera recording movement at the entry of the home. Guest agrees to not tamper with or disconnect the camera. Guest privacy will be completely respected.
UNAVAILABILITY If for any reason beyond the control of owner or the property manager, the premise is unavailable, owner or property manager may cancel this agreement and refund in full to guest all payments made. Owner and the property manager are not liable for any costs incurred in traveling to the premises.
ENTRY. The owners and property managers have the right to enter the premises, at any time, (i) for the purpose of making necessary or agreed repairs, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that guest has complied with the terms of this Agreement; or (iii) in case of emergency.
BREACH OF CONTRACT. If guest should fail to comply with the conditions and obligations of this agreement, guest shall surrender the property, remove all guest’s property and belongings and leave the property in good order and free of damage. No refund of any portion will be returned. A $750 penalty will be charged to the guest for any breach of contract including smoking, intentional damage, having more guests stay in the premises other than the number of guests specified at the time of booking, and/or if pets were discovered to be in the premises at any time. Bringing a pet to the premises will result in an automatic additional charge of $750 for sanitation cleaning for allergen removal. The $750 penalty will be charged over and above any additional cleaning or damage costs charged as a result of a breach of contract to be determined by the owner and/or property manager. The guest will be liable for the $750 penalty, plus damage/cleaning fees, plus reasonable costs of collection including attorney fees, if necessary to collect the same. The owner/property manager shall be the sole determinant as to whether or not guest has breached the contract or damaged the property. Should guest attempt to reverse charges to prevent compensation for a breach of contract or damages, the owner/property manager shall pursue any and all legal means necessary to collect charges and guest shall pay twice the amount plus legal fees.
PERSONAL PROPERTY AND INJURY
o Owner Insurance: Guests' personal property, including vehicles, are not insured by owner against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others, or any other cause. Owner does not insure against personal injury to guest, guests or licensees for any reason.
o Indemnity and Hold Harmless: Renter agrees to indemnify, defend and hold harmless owner and property manager from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to guest, guest's guests or licensees or their personal property.
JOINT AND INDIVIDUAL OBLIGATIONS If there is more than one guest, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other group member.
MEDIATION/ARBITRATION Guest agrees to mediate any dispute or claim arising out of this agreement, or any resulting transaction, before resorting to binding arbitration. Venue shall be San Francisco, California.
RELEASE GUEST hereby waives and releases any claims against property manager, the property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by guest on or near or adjacent to the property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
CHECK-IN PROCEDURE GUEST will receive a document with the arrival details, directions to the house, lock box code, etc. Guests check in directly at the house using this information. Please use the key in the lock box for initially accessing the home upon arrival. Inside guests will find a set of keys for their use during their stay, and the original key should go back into the lock box.
CHECK-OUT PROCEDURE Guest shall leave the key set on the dining table upon departure, ensure the premises is locked and secured, and place the main key back in the lockbox. Guests may be charged a $50 handling fee in addition to the cost of replacing keys. Guest shall report any damage or missing keys at this time. Guest shall empty the premises of all persons; vacate any/all parking spaces; and deliver the premises to owner in the same condition, less ordinary wear, as received upon arrival. Guest shall return all items such as iPad, books, water bottles, and any other items that were used during the stay. Guests are asked to clean and dry dishes and hand-wash all wood items and all knives (an additional $75 fee will be charged for unwashed dishes, pots and pans); Place trash in the appropriate reciprocals; Turn off the heater, all electronics (stereo and TV), and make sure all windows and doors are closed and locked. Guest must ensure that the home is generally tidy and ready to be vacuumed and sanitized by the cleaning staff.
TERMS AND CONDITIONS Guest agrees to the Rental Term and Agreement for the rental the home as stated above.

Like you, my husband (Jess) and I (Rachel) enjoy traveling, nature, time with family and friends, and a good book.
Bay Area natives, we live in San Francisco and work in tech and public art professions. We have been playing in urban and nearby national parks since childhood, and are avid hikers and cyclists. Jess is a potter and has created all of the pottery in our home. We love to cook and enjoy long meals with friends and family.
When we are not in California, we can be found studying ancient cultures and exploring ancient ruins in Greece and Italy.
