Hotel sized condo. New hot tub/pool. Wifi and new SS fridge. Close to restaurants dining, ski activities, public transport, and nightlife. New bed. My place is good for couples, solo adventurers, and business travelers.

New paint bedding. This is a studio condominium with hotel like sizing and storage. There is a small kitchenette, with small appliances and a new full size stainless fridge and a window that looks out on the ski area hills. Its next to the rail trail as well all essential things you need like food, groceries, coffee and a laundromat and bike trails and ski hills. The free bus picks you up outside the door. Remodeled new pool and hot tub area. The Sundance Film Festival is held here as one the venues. The Silver Mountain Athletic Club and Spa is about 100 yards away and its on the busline.

You will have the space to yourself. The owner is not in the state usually. Check in at the front desk, and an electronic key will be provided by the front desk.

If you are a long term guest, be aware of the limited cooking facilities, storage and lack of laundry on premises. A laundromat is about two blocks away. You will need your parking pass as they are strict about parking at the HOA. One car parking off street is included. Please note that there will be a 300.00 damage deposit and a short rental agreement required. If you have problems with either, I will refund your money within 24 hours of booking. No smoking, no pets no unauthorized guests and don't disturb the neighbors about covers it.

Don't draw attention to yourselves by the neighbors or HOA or police and you should be fine. Be considerate of your neighbors like any apartment style situation. No smoking, no pets, and if you break it you bought it about covers it. Leave it clean and undamaged.

Instructions and access codes are only provided just before your arrival, for the security of the existing guests. You must provide a government issued ID and provide a short one or two paragraph summary of yourself and reason for visit, including residence address, occupation and you must identify whether you have any criminal history that involves personal or property crimes within the past 10 years. Access codes are not given until this information is provided and failure to provide this information, is not the basis for a cancellation by a guest. No smoking, pets or breaking of any laws are allowed and this includes the entire area, not just inside the residence. Quiet hours are from 10 PM to 9 AM every day. Parking is only allowed in the lot with a permit. Unauthorized guests are not allowed and only people who have provided ID and information as set out above are allowed to stay in the residence. Please take off your shoes as you enter . Do not wear shoes on the carpet. Basically, anything you find is going to be available for your use. When you leave, you will be expected to leave the place so that it takes an hour or less of cleaning by the cleaner to restore it to the way you found it. If its more, a charge of at least $50.00 is made for extra time and scheduling. You are encouraged to do all you can, to ensure that only an hour is required. This is normally what it takes to clean the room with normal guests and messes. We rely on the opinion of the housecleaner. I am an absent host for the most part so leave emails, texts and voice mails to ensure that we contact each other as soon as possible. If we have a problem, you and I both agree to work amicably to solve it, explaining our reasoning in emails and writing so that the other person can understand our position and what we want to come out of the discussion... ie what resolve you wish. If we can't agree, then we agree to amicably allow Air to resolve and mediate our solutions or a solution.

Paul had a great place for a quick ski vacation. Right in the bus route and super easy to get around park city! Highly recommended!

The studio was fine. Not as clean as you would think for a $77 cleaning fee. Location is good. Very basic place to stay. Paul tended to over communicate. He repeated himself over several different mediums. It got to be too much at a point, I had to tell him to stop. I would not rent from Paul again.

I would agree that communication was a problem with Aimee. I expected more, much more and she clearly expected less. I found her communication level very non responsive in many common ways so I assumed she was somehow not getting my communications. Following up or keeping her in the loop clearly irritated her but may have taken all of ten minutes in her entire stay. The stay went fine.. in a purely functional way since she paid and left on time but normally people respond to a text when I ask them if they got in okay. It doesn't take a lot of time to reply or act like you are interested in the other persons feelings. I am an absent owner so I never see my guests and when they don't respond in one medium, I have learned to try another... since years of experience have taught me how many things can go wrong when you are not clear. Aimee did not tell me she had a problem with the cleaning fee but had she communicated her concern, by taking pictures or sending me some notice as required by Air rules, we might have been able to do something about it with the cleaner. If you don't say something, then how am I going to help from 500 miles away? But for future guests, $77.00 is the least you can get anyone to come clean and change linens in Park City that is licensed, reliable and insured that Prospect Development will give key access to... and its the only way I can make sure that clean linens are on the bed for the guests, towels are out and toilet paper is fully stocked. About 18.00 of that fee is to rent those linens, pay for those small bathroom toiletries etc... so she will have a clean experience. There are no laundry facilities in the development as I clearly state so getting hotel quality service in a timely manner is simply expensive. Its more expensive to have it done elsewhere. New carpet and some cabinets are or is planned for November when we remodel another one at the same time and finish additional details on this one. In short, I expected more communication and had I got it, she would have gotten less repetition, since it would not have been necessary. I am sure that someone else in a different situation will do fine with (URL HIDDEN) I have done with other guests. I err on the side of more communication than less and sooner rather than later as preventive rather than remedial. Keeping a guest informed has worked for me almost all the time for six years. It didn't work this time.

Paul was quick to respond and easy to work with. I will definitely return and utilize this space again. The location was perfect and easy to get in and out of as I was commuting to Salt Lake City on business. Didn't get to enjoy the downtown area (walking distance) nearly as much as I would have liked. Would be nice to enjoy on a vacation next time. I'll be back.

Nick didn't ask and I didn't think to tell him. AC is run by remote, not the wall unit. Its a little white thing that was next to the TV and cable controls. It was only after he left that I realized he did not know about the AC. Its behind the airmoire because the wall unit isn't exactly wonderful to look at...

I am a retired 61 year old man who has been travelling, skiing, playing softball, biking, rafting, boating and having fun after 36 years of work. I have three kids all grown with the youngest in med school. . I have been renting long term and short term vacation rentals for about nine years.
